I bought my first house from a Developer (Devtraco), when I relocated back home to Ghana from the States in 2012. I started building my second house, which essentially is my dream house in 2015. It is 95% complete. I am left with the security/camera works and painting. I will like to point out that one can also buy service plots from reputable companies, such as Tema Development Corporation (TDC), where I bought my land. Service plots are more expensive, because they come with access roads, water, electricity and street lights. Additionally, with service plots, one does not have to deal with land guards or encounter other land related problems. To your point, all building materials, fittings, appliances and electrical equipment, etc. can be found in Ghana. I bought everything needed for my house in Ghana. My house is a storey building with five bedrooms ensuite, an attached outer house, a relaxation area, which is a separate structure in addition to the main house. The relaxation area features a barbecue pit, mini kitchen and an area to relax and entertain. There is also a security guard post with accompanying quarters. The land is 100" by 115". I bought it in 2010 for $42,000.

I stayed at Appolonia when I was in Ghana in March. The place was really nice. I believe they had a 1br/1ba going for 60k. I'm planning to build my own home once I relocate to Ghana shortly
I did stay in Appolonia city as well, also in March 2020 when I visited Ghana. I ended up buying one of their houses for 54 000 USD and paying it monthly. I always knew I wanted to buy a house because I don’t live in Ghana so I didn’t want to struggle. But in future if I move to Ghana and I am present, I would love to build.

Land prices varies depending on the exact location and plot size. Its all down to your desired location, inner city or a city escape outside Accra. The most important bit is to undertake the relevant due diligence before committing any funds.

Roofing cost is quite broad, depending on the size of the building and proximity to the nearest timber market. With regards to the actual roofing sheet, there are a number of reputation companies one the market and some offer payment plans with 15 - 20 years warranty
