I've had the ''privilage'' of existing in a place like this....freakin NASTY...but, the landlord was not willing to deal with it so I cut his sorry ass a deal...I cleaned out the mess, rehabed the house he paid the expenses and after all the work was done and he signed off on it I got a two year lease in writting for half the origional rent PLUS I was allowed to stay there after the initial clean up until the work was done...stayed there for a total of three years, sweet deal for both...me I'm handy with tools I know when to call a tradesman and I'm a clean person. What did I find out? That people who live like this are severly depressed and overwhelmed and that landlords are not all ass holes, just tired of having to babysit mentaly ill tenants...and that I had to fight to prove I wasn't the ''average deralick''...just broke even though I worked full time. Yes, you can say we used one another...but it turned out to be a win win all the way around. The previous tenant had been institutionalized...I did however realize that some of her belongings were irreplaceable and set them aside for her family to retrieve

There are. Look them up. Tenants also have laws that protect them. The common laws for landlords are get rent on time, tenants to inform landlords of any repairs that needs to be done, landlords can ask for damage deposit etc. While tenants have laws that protect them as well. Tenants have the right to peaceful enjoyment of the rental unit, have the rental unit in good condition, landlord has to give notice that they're going to enter the unit(usually 24 hours before at the earliest). Meanwhile, landlords responsibilities are to have the rental unit in good repair, install fire alarms etc and tenants responsibilities are to pay rent on time

When I bought the duplex I'm currently living in, my first act was to change all the smoke detectors and the door locks in both units. I discovered that the old locks on BOTH the upstairs and downstairs apts. used THE SAME KEY! It was a pair of those cheap brass "Keyed Alike!" locksets you buy at Home Depot, and they'd been in place for a long time. When my upstairs tenant -- attractive young female who was then in the process of moving out -- heard this, she almost collapsed. The downstairs tenant, who'd been there for years, was just a harmless old guy, but what if he'd been a rapist or a burglar instead -- or had lent his key at one time to any of the same? On this and other matters, the irresponsibility and pure cheapness of both the prior owner AND HIS MANAGMENT COMPANY beggared the imagination. They needlessly exposed each other to legal jeopardy -- as well as being inattentive scum.

My parents owned a rental property that was in a better area than this one. It was on a hill looking over a lake with lake access. My parents had to chase down tenants for the rent and had rehab (rehab came out of my parents pockets) the place every 6-8 months. Then they had one tenant ( she was in 2.5 years due to slow eviction process) who paid in fake checks and trashed the place so badly that it had structural and foundation issues. So my parents sold a 60000 house for 18000 as a tear down because it had slid about 3 feet down the hill so it had no water or electricity and they didn’t want to deal with insurance (because it was a total lost cause and just wanted it gone and deal with the lose and they had crappy insurance that really wouldn’t do much). And after months of trying to sue the tenant my parents were only able to get what they were owed for rent by the tenant. From this experience with my parents I can totally understand why Deejay Bishop doesn’t put in a lot of money because he knows he is going to lose it from a tenant who will destroy the place beyond rehabilitation.
This looks like my first apartment (small and run down building). I made the best of it though and kept it clean. I was happy to not be homeless and I never missed paying rent. I even had a yard sale to pay some bills and was struggling at the time but I always had a job. My parents owned the property and no, they didn’t let me skip rent because I’m their daughter. I had to pay the rent. They treated me just like a tenant. I was 19 and today I’m 36...I’ve lived in many other apartments. Always always always pay rent and keep it clean and be respectful to your landlords. That’s how I was raised. ✌🏽

The common laws for landlords are get rent on time, tenants to inform landlords of any repairs that needs to be done, landlords can ask for damage deposit etc. While tenants have laws that protect them as well. Tenants have the right to peaceful enjoyment of the rental unit, have the rental unit in good condition, landlord has to give notice that they're going to enter the unit(usually 24 hours before at the earliest). Meanwhile, landlords responsibilities are to have the rental unit in good repair, install fire alarms etc and tenants responsibilities are to pay rent on time

When I bought the duplex I'm currently living in, my first act was to change all the smoke detectors and the door locks in both units. I discovered that the old locks on BOTH the upstairs and downstairs apts. used THE SAME KEY! It was a pair of those cheap brass "Keyed Alike!" locksets you buy at Home Depot, and they'd been in place for a long time. When my upstairs tenant -- attractive young female who was then in the process of moving out -- heard this, she almost collapsed. The downstairs tenant, who'd been there for years, was just a harmless old guy, but what if he'd been a rapist or a burglar instead -- or had lent his key at one time to any of the same? On this and other matters, the irresponsibility and pure cheapness of both the prior owner AND HIS MANAGMENT COMPANY beggared the imagination. They needlessly exposed each other to legal jeopardy -- as well as being inattentive scum.

My parents owned a rental property that was in a better area than this one. It was on a hill looking over a lake with lake access. My parents had to chase down tenants for the rent and had rehab (rehab came out of my parents pockets) the place every 6-8 months. Then they had one tenant ( she was in 2.5 years due to slow eviction process) who paid in fake checks and trashed the place so badly that it had structural and foundation issues. So my parents sold a 60000 house for 18000 as a tear down because it had slid about 3 feet down the hill so it had no water or electricity and they didn’t want to deal with insurance (because it was a total lost cause and just wanted it gone and deal with the lose and they had crappy insurance that really wouldn’t do much). And after months of trying to sue the tenant my parents were only able to get what they were owed for rent by the tenant. From this experience with my parents I can totally understand why Deejay Bishop doesn’t put in a lot of money because he knows he is going to lose it from a tenant who will destroy the place beyond rehabilitation.

This looks like my first apartment (small and run down building). I made the best of it though and kept it clean. I was happy to not be homeless and I never missed paying rent. I even had a yard sale to pay some bills and was struggling at the time but I always had a job. My parents owned the property and no, they didn’t let me skip rent because I’m their daughter. I had to pay the rent. They treated me just like a tenant. I was 19 and today I’m 36...I’ve lived in many other apartments. Always always always pay rent and keep it clean and be respectful to your landlords. That’s how I was raised. ✌🏽
