@@ladylily ma'am with all due respect, you're 30 years too late with that reply, and you're altalking to a security officer who deals primarily with property and management rights, trespassing laws, codes, and ordinances, and code enforcement procedures and have to work with and alongside law enforcement with our clients and contractors. The laws squatters are trying to say they can have rights under is the old homesteaders rights, which allow a person to claim private land in public trust after having lived on it for a predetermined time period, usually years which would grandfather them into the ownership status, especially if they have done anything to make the land useful. Problem is, homesteading laws require years and public lands, not private lands and existing domiciles. The eviction laws also only cover legal documents that have been through a notary public's signatory. A falsified document, including lease agreements which have to be legally signed and notorized, is a felony offense. Plain and simple, it's breaking and entering. And it should be treated as such. As far as anime goes... Demon Slayer's pretty damn good. I watch it with my 21 year old daughter. Ain't half bad.

My mom had a squatter on a rental property. It took 18 months and $22k in legal fees to get him legally evicted. Even then he refused to leave until we found out about a warrant on him. Guy left an additional $45k in property damage (just parts) that my dad and I spent 4 months fixing. The legal system is engineered against the actual legal owners. Good on you for getting this knocked out so cleanly.

I'm not defending these criminals but I can explain. Squatters are usually going into unoccupied homes like this one. A while back, liberal politicians were able to convince enough people that an unoccupied building housing someone who would otherwise be homeless is only a loss of some time. Time that isn't as valuable as the human life in the building or the potential trauma that potentially homeless person will face. Secondly, law enforcement won't treat them that way because of liberal settlements that cost the department millions. If the US wasn't so litigious, they might be willing to treat them as burglars from the get go.
Not really. Squatters rights only works if they been living there for 10-100 years. This sounds like a verbal agreement dispute. We aren’t getting the whole story here but the cops could definitely help him if he or his mother could have shown up with proof they owned it. If those squatters were not receiving mail there the owner could give the police permission to enter and make them leave.

Yeah, a box to live in shouldn't be so expensive. Because we let homes be traded like assets it makes it impossible for some to have a place to even sleep. One of my in-laws was telling me about some squatters in Denver that were moving into the house of a Marine veteran bound to a wheelchair when he came back from a vacation. He made a few phone calls, not one of them to the police. It's rather hard to argue with 25 ex-Marines as they move your things back into the truck you're trying to unload. No violence but no tolerance either

I would somewhat understand if they found an old worn down cabin in the woods and totally restored it but that never happens they want to move into ready to sell homes and think they can just break in and take it and sadly I know a homeowner that lost 100k and took him almost a year to get the scumbags out and the whole time they’re destroying the house stealing all the new appliances and basically anything they could get money for and then when he finally got them out through the courts they just got to walk off into the sunset to do it to the next poor homeowner.
Maybe 35 years ago my uncle had Tenants that refused to pay rent or move out. This is what he did, it was dead of winter in Utah he scheduled maintenance on the house giving 48 hrs notice as per the lease. Hired someone to remove the windows, all the windows then told them it would be a couple weeks before the new ones were installed. They were gone the next day
I remember hearing a story about a squatter in Durban, South Africa who occupied a house after the elderly owner died. His son could not get them out, so he hired a construction company and they removed the roof. It was the rainy season as well. They also disappeared pretty quickly. Another story I heard, was of a man who just chucked his pet python into the house (where people were squatting) one evening. Snakes are anathema in this country; people are terrified of snakes and the squatters ran out the house within minutes.
We did that in Chicago at an apartment building gave all the tenants the notice of course they didn't gave 2 shts but when started swinging them sledgehammers at 8 am sharp and the debri started falling on top of their heads also they all scoot in 20 mints, I've to admit that my uncle was a terrible SOB when he got angry, and i don't operate that way, when he crossed the line was when he doused some dude in gasoline at a gas station for asking him for a cigarette, right at that spot i stepped off the truck and left never saw him again, that's what I like about this guy, that woman tried to do an adverse possession which is legal in the USA, if a property is not been occupied for certain amount if time, and somebody like her takes over and 5 years pass by, and she pays the taxes the house is transferred to her name, the way I avoided that was by leaving some belongings and keeping the power and water running under my name, and cable, with that nobody claim an adverse possession.
I've been practicing law in CA for 43 years. She is a prison guard for the California Department of Corrections and Rehabilitation. If she gives you any "trouble" again, contact CDCR in Sacramento, ask to speak to their legal department (I think they have an "attorney of the day" for calls) and tell them what is going on. She is a PEACE OFFICER in CA. She should be fired. This is a clear violation of CA Penal Code section 602 (criminal trespass). Law enforcement should have gone out there and make her provide proof that she had a right to be on the property; that is the legal standard. You handled it like a gentleman with a lot of grace. You're a better man than I would be.

So LE is too scared to intervene and get sued. It's a huge mess. We have issues in my area with Roma moving in to vacant homes. Trash them and the wall street owners just take their sweet time getting an eviction. Caused a lot of problems with their neighbors who are paying $4800 a month to rent next door to them.
This is crazy she still has a job. People have gotten fired over assumptions from videos that could or couldn't be taken out of context. This is clearly a messed up situation. My dad had a squatter at a rent house back in the 60s. He took the front door off the house and took it home with him for "maintenance". Then he called the local housing authority and told them the front door was "missing". They red-tagged the house and the people moved out immediately. After they moved out he re installed the same door.

It could be uninhabitable for several reasons, no electricity, no plumbing, a leaky roof, structural damage etc. or no front door :-) They red-tagged the house, the people got kicked out and my dad reinstalled the front door with new locks.

We had one in my condo community - they broke in, changed the locks, put an ad in Craig's List, and found someone to rent. They took a deposit and first months rent from the poor girl and took off. She loved the place and was having her dad make repairs!! When I got wind of it (I was Neighborhood Watch Coordinator), I contacted the police and they told her she would have to leave. People are so sleazy.
A guy in Sydney Australia, bought a run down industrial building in a light industry area. What he didnt know was that squatters had taken it over. He tried every legal recourse, to no avail. So he got creative and installed a large,heavy duty loud speaker system playing awful noises 24/7.......the squatters called the cops, and cops are like......."he owns the place, its industrial, noise complaints are irrelevant." The squatters moved out.

There really aren't "squatter's rights" in the way people think. Believe it or not, simply posting "no trespassing" signs on a property is usually enough, in most states, to override any squatter's rights. The main thing that the law relies on is that the squatters are *notified* that they are on somebody else's property. If they are notified that they are on somebody else's property and made aware they are trespassing, then poof, "squatter's rights" are gone in most states. Squatter's rights only really kicks in when somebody has been occupying property for a certain amount of the time, and the owner of that property has not protested their occupation. This usually occurs in fairly innocuous ways, such as somebody builds a fence a few feet over their property line and into a neighbor's property, and the neighbor doesn't care, or doesn't notice, until say four or five years later - at that point it's too late to simply say "hey your fence is on my land". That's when squatter's rights actually kicks in. It's the lack of protest by the actual owner that gives the squatter rights to the property after a long enough time has passed (in most states this means several years have passed without the owner raising the issue).
Fun fact: in the state of missouri, squatters can be evicted if the house is deemed unsafe. So my father took the front door off, the. Filed a report saying the tenants were not securing the home. They where out quite quickly

He would have been arrested in most states. You legally have to go through the courts to have them evicted in most states. The police tell you that they can’t do anything and if you try to do anything, they will arrest you.
IMPORTANT FACT folks. Almost without exception, squatters will completely trash a house in a shockingly short time of squatting there. Speed is of the essence in getting them out using creative ways like this chap.
Squatters decided our sailboat would be a good place to live. The hatch was broken into. As soon as the rain came in, totally ruining the entire interior, they left. Anyone want a free Catalina 22? 😢

Sometime back my dad helped a woman who had been unable to either collect rent or get rid of people who had become squatters. He went to the local dive bar and for a keg of beer had the dirtiest bad ass looking guy load the beer onto his trike and go camp out in the front yard of the house. When approached he explained that he and his biker gang buddies had rented the house for the week from the owner and friends and dealers would be coming in from all over the state to party for the week. The a**holes were gone in 2 hours. Maybe they didn't like the smell? Ps, the biker dude didn't have anyone coming, he called and said the squatters were out. Problem solved.
Well done, Flash. You did what you needed to do, and the deputies did their job correctly. You went there in person with proof that you were the legal resident - a signed, notarized lease. Thankfully the squatters cooperated and no one was hurt. They did not destroy the property, which they might have during a long court fight. The Officers cannot enter a residence without a)a search warrant, or b)permission from a proven legal resident, or c)just cause cause like someone screaming for help, a fire, etc. Anyone can call on the phone and say that the house is illegally occupied. The written permission for sherriff is an excellent idea - the real estate agents need to call them each time before entering.
I had a similar situation happen to me in Dallas several several years ago. I waited until my squatters left for the day and I got a uhaul truck and with the help of 5 guys loaded up the items of value and placed the rest on the curb in trash bags. Then I changed all the locks and when confronted by the squatter later, I acted puzzled and said I had no idea what he was talking about, the home is empty and I am about to move-in.
My sister and I live in Northern Ca, she had a rental house with a tenant from hell, moved trailers full of people in and was subletting, animals etc, she was not paying rent for months, so my sister filed eviction on her, they refused to go and because she had little kids there the sheriff was hands off, so our cousin, who is a biker and has done time in prison, moved right into the house with them! It was hysterical watching the rats jump ship!
Your cousin could set up a service doing this - he could call his business ‘I squat on squatters’ and basically move in with the squatters until they leave
One thing…as a former Correctional Officer…you should have contacted the Prison and let them know what she did. That is a branch of Law enforcement of which she has grossly violated.
I had posted the same thing, but then saw your post and deleted it. This looks like Crescent City, CA by the tiny bit I could see of the house next door (looked like rough cut painted redwood) - which means Pelican Bay State Prison. The warden there would not put up with this for one minute.

At least, when I was in years ago, the blue line often taunting us as “wanna-be” cops… what those cops don’t realize, is that even though they deal with hooligans on the street, they ‘deposit’ them in the jail where we deal with them 24/7 on our job. A local handyman I know, working with his boss, the homeowner, went to the house explaining to the squatters that the house qualified for all new doors and windows, even produced a brochure with different styles which he asked them to select their favorite style. He then had the residents participate in helping him remove the exterior doors and load them in the truck bed with a wave goodbye. Its winter. They got the message when the truck didn't come right back and they packed up and moved on.
Apparently, the occupants are reasonable. Since they didn't unload a truck load of garbage or dirt into the house. Happened to a friend of mine back in the 80s.
You are fortunate that the owner (Mom) signed the house over to you. Without those papers it would not have gone that easy to persway them to get & stay out. Thank you for the hint in notifying the Police & fill out papers, prior to leaving the house, for them to patrol your house & comission them.

It's a relic from the frontier days when people would take over land and farm it/do other things with it. It was meant to prevent a bank or something from taking the land/house away just because they now own the rights to the land.
I hear this is exactly how to legally get a squatter out. The true owner draws up a lease and rents to someone else (her son in this case). The son can then evict the squatter. The owner cannot legally evict, but the new leasee can.
What date went on the new lease between the son and mother? Did you back date it or use the current date? Being calm and listening really helps to de escalate the situation! Great job!

I BOUGHT a house my then husband and I were on a deadline to move into. The previous owners had just allowed a renter to move in. She and grown daughter refused to move. Or pay rent.I took her to court immediately...previous owner had to come under court order. I also made sure her daughter's name was on order to appear before judge. He humiliated the previous owner of 6 months, as well as mother and daughter. This was in Ohio years ago. I got my house, and it was spotless clean as judge ordered. Bet they were terrified to ever try it again.

A case in Portland Oregon the owner got beat up and called the police. Since the police did not see it they claim they could not do anything. NOW if this was a domestic abuse ( which cops don't see) SOMEONE is going to jail! Home owner was told to file eviction papers. OKAY...how do you file papers when you don't know their real name!!!!

First of all squatters rights aren’t a California thing and this problem is in several states nation and even world wide. I recently retired from working in a California prison. You could have called the prison and asked to talk to their watch commander and reported her for committing a crime. The internal affairs officers would have come out and gotten involved, and she most definitely would have had action taken against her job.
Friend had same problem. A bunch of her friends-we all got together. About 15 of us. We talked to every neighbor on the block, and got verbal permission (some even joined us) to hold a impromptu 24/7 block party. We played loud music, barbecue, illegal fireworks now and then…..all in front of her house. The squatters were meth users. They do not like loud music, very bright strobe lights , barking dogs…all day and all night. We camped in shifts on neighbors yards. Potlucks. You name it… when the last squatter left for her fix, we went in, removed what crap they had. Changed all locks, posted no trespassing notices and installed alarms and cameras. It was hard work, but fun. It took us 72 hours- and they were gone. We need to change the laws. Legal homeowners should not be the victims.

This happened at my grandma's house after she passed away, the house was vacant and was literally on the market to be sold, this young couple and their friends tried to come in and make it their own making it unable to sell due to them living there.. we got wind of the situation and the police acted like they couldn't do anything because they were living there even though my mom was the house owner now... Welp we went and confronted them, they told us basically to F off and they had rights... Since no one wanted to help we took action into our own hands, we changed all the locks so they couldn't get back in, placed their items in the driveway, and moved some of our belongings in there and took over, they weren't happy at all! Even called the law... But the police took our side, said we owned the house and since our stuff was now inside an we are living there, there was nothing they could do... We also went to court because they were using the electricity and water for their time occupying the place which they tried to throw a pity party about, but the judge made them pay for it. 😂😂

Their not allowed back on the property, we have a restraining order against each of them to stay 100 ft from the house and tons of security cameras now. People have to learn that you can't come in and try to claim something that's not yours, it's not how the way the world works and they definitely learned that day. I personally don't think squatters should have any rights, especially when it comes to someone else's property, it doesn't matter is the house has been vacant for 100 years, it's not theirs and I think the government should due away with that whole law all together

With their items there, they claim it. He was dealing with people who left willingly. Squatters don't always leave just because we tell them to. Some dig in, They don't care about the 10 day or the following 30 day eviction notices. If you try to lock them out or remove their items without a judge's order, you can be the one in trouble. Sadly, it's as if laws protect the occupants more than the rightful owner. This guy's situation is the exception, not the standard.

Heard a story where the owner was elderly, and had to be placed in nursing home. Only relative, a niece, lived in another state. My coworker, lived next door, noticed people moving in with disabled people. She confronted them, they claimed that the woman's guardianship worker, told them they could live there. The elderly woman's jewelry, private papers, etc were in the house. My coworker, thankfully, knew the niece and contacted her immediately. My coworker got permission to go in and get the owners personal items. Meanwhile the niece flew in to deal with the situation. I don't know how it turned out but the audacity of people.
Demons will swoop in, I remember my mother had died and during the funeral one of the neighbors asked about my mom's piano and how my mom said she could have it. People don't give a hoot about other people, when push comes to shove, most people will step over you to get what they want.

Good job! I had a friend in the same situation. He hired some "outlaw bikers" move in while the squatters were out. They just moved in on top of them, with all their stuff. It was hilarious. Squatters moved out, no punches thrown, no drama.
It's not that simple... Squatter's rights were established to protect a person who homesteaded abandoned property, cared for it, improved it and someone who might have lived there years ago and left it, couldn't come back and reclaim it now that it has been improved.

@@FlashShelton Yes, If she could show the home had been abandoned, (abandoned being the operative word) for a reasonable time period, ( at least a year) before she moved in there, she took care of the property, was current with the taxes and all that stuff... That is what "squatter's rights" are... but obviously that is not the case here. What he did here was slick...lol... good for him. I've seen absolute horror stories with this generations idea of what "squatting" means. The way the court allows this to be abused it outrageous.
Squatters are the biggest parasites. So years ago we were taking care of my grandmother while she was dying and when we came back home we found a squatter living there growing illegal drugs; we brought her to court to evict her and we lost. So we had to stay at my aunts basement for over a year where I ended up breaking my spinal disk falling down the stairs. I will ALWAYS hate squatters, so freaking much.

Good for you. My old science teacher, years later, became my boss. He worked at a real estate for rentals and sales whilst I was a cleaner for vacated houses. Squatters moved into one of our empties. My old teacher was in Europe at the time on a months holiday. The real estate took them to court, police served them notice, couldn't get them out. So my 6 foot 7 teacher gets back from holidays, drives straight home, got his ax and trailer, met myself, police, real estate at house, cut the door down, literally picked up one guy threw him bodily out on the front lawn and all the rest scattered. There were about 8 people in the house. He then proceeded to throw all their furniture and belongings into the trailer and took a quick trip to the tip. It was hilarious. No one messed with Mr Holland. ❤️🤣🤣
In Canada if you did this you would be arrested. My brother had a tenant that left without paying rent for awhile, left the windows open and power off, and he was not permitted to go in and shut the windows because the lease was still in force despite the fact no rent was paid. He obeyed the cops but I would have given them the finger and protected my place. Cops came to his door telling him he couldn’t do anything until the lease was done. My opinion is it is easier to ask for forgiveness than to ask for permission. Canadians can be so wimpy.

Wasn't there anything in the lease where your brother (the landlord) has the right to come and check on the property (with due notice given to the tenant)? If there was, he could have used that as the way to check on his property. The leases i've seen in US have that clause written in

So the trick is: You got a lease agreement in your name. You removed their furniture. You documented your conversation with her, telling her she had until midnight to take her furniture out of the driveway. You took residence of the property. You set up cameras. Brilliant!
@@janelliot5643 it doesn't matter, she is the owner, regardless of where she's living currently. So her word is law regarding tenants, rules that occupants have to follow, etc.
I've been a landlord for 43 years. I have another way you can do this. Pull the PGE meter and call the city code and tell them someone is trying to live there w/o PGE services. The code enforcement will make them get out and then red tag the house. Once they're out you can remedy the code issue. But it's fast and the squatters won't come back b/c of the red tag.
That is certainly a way but if they have any knowledge of how the system works they would know they have a time frame and can remedy the situation themselves and now you acknowledge their rights to your property and creat a civil fight. Unfortunately in the state of California, per the California Civil Code 789.3, it is illegal for a home owner to turn off any utilities including, electricity, gas and water; or remove any personal belongings owned by the squatters without a court order. If you were to turn off the utilities then you can be sued.
I've done that and I've disabled the outside compressor in the middle of the night when it's 90 degrees or more....Ive called the police on the gunfire or firecrackers I heard. Good times
GUESS WHAT, Florida is the first state in the nation to pass an anti-squatters law. If you take over a property, you'll be arrested. This fully goes into effect 7/1/24.
The Florida law doesn’t do anything more than what is on the books. It just tells the Sheriff removing the squatters has to be a high priority. The same process of going through the courts is needed.

These people were much nicer than most squatters one may be forced to confront. Super cool that you were able to take this logical approach successfully. Many, likely most are NOT so nice and easy to deal with. Really glad you were able to be so stern but gentle with them and have rightful claim to your and your mother's property without further complications. Thanks for posting. Fact is, all law enforcement, and those guards, are cosntantly exposed to the corruption of the criminal element. THEY ARE ALL CORRUPTED BY IT EVENTUALLY.
I had a squatters set up a tent on my property in the woods and they were planning to live there. You could tell with digging holes for the toilet, or to dispose of garbage. I told the sheriff I was going to take my logging skidder and run over the tent. But he said don't do that, but if they are not there you can take the tent and throw it over your property line and all of their belongings. So that's what I did. I never did see who it was, but they did come and get their belongings. Sometimes you just got to do it yourself,,,,,,,,,,,,,,,,,,
isnt that what landlords do when you don't pay your rent, throw out your stuff and lock er up? I am amazed at how the homeless have somehow been empowered to think that they deserve something whether it is theirs or yours, it doesn't matter, they think we owe them or whoever crosses their path. Makes you wonder why they can't go get help like the rest of us do, they can't even make basic decisions because taking advantage of people's good nature is so much easier.
When my mother died, she was living in a home I owned. She was quite vulnerable, and had a full time caregiver. Shortly after she died, I got a basic internet and Ring cameras/alarm system. You would not believe the stuff people tried to pull. First, the caregiver tried to squat there and brought some friends. He thought it was a great idea, until the alarm went off and I had the cops come. Good for you, I'm glad you got that shady lady out of there. Kind of concerning that she is a prison guard. What kind of shady crap does she pull at her job? Not good.
This shouldn’t be a shock at all. How do you think drugs get into the prison? Where do you think she got these ideas from? Every person is capable of anything under the right circumstances. Especially when you know you can and will get away with something.

They had money to buy nice furniture, rent a truck. They left in morning like they had jobs. There were not homeless people. They should go to jail. Great job you helped a lot of people.

It's a shame we live in a time where land/home ownership is unattainable for a significant portion of people born into poor families and where the majority of land is inherited. Sure it's not fair for squatters to prevent families that earned their homes through hard work from selling, but I don't feel so bad when someone can't sell one of their inherited vacation homes they use for a couple weeks a year because people got sick of the system and don't care about the consequences of squatting. I sympathize with both sides. I think the guy in this video is awesome.

Back in the late 90s, my girlfriend and I were living in Portland TX, were neighbors with one of my Marine buddies and his wife. They had a furnished vacation beach house in Florida that they were looking to sell. They had previously rented it out over the winters, but hadn't done so in over a year. There was a lock box with the keys mounted on the exterior of the house. They called a realtor to look at the house. The realtor told them that the lock box was missing, and people appear to be occupying the house. So my friend called the police there and reported that people were trespassing in his house. The police called back, said that there were no signs of breaking and entering, and that the people in the house claimed that they were the tenants renting the house. My friend then faxed the deed to the house and property to the police, showing that he owned it, and told them that he was not renting it. When the police went out again, the people in the house showed them a copy of a lease they had for the property. So the police said that there was nothing that they could do, and my friends would need to go through the courts to resolve the issue. They knew that this would take at least a year, possibly up to several years to resolve. So my friend and I, along with 5 more of our Corp buddies decided to take a trip to Florida and force the squatters out. After we arrived there we did some recon on the house for about a week. There were 3 couples staying there, and they all worked during the day mornings and afternoons. The lock box had been torn from the exterior wall of the house and the spot covered with a decorative sign. My friend used his own keys to get us in, and we waited for the squatters to get back. The entire house was immaculate and very clean, lingering smell of Fabuloso in the kitchen, bleach in the bathrooms. My friend noticed that some repairs and light renovations had been done. So the three couples that were occupying the place all returned, and things were tense for a bit. At first we told them that they had the weekend to move out. They argued back that they had a lease and were the legal tenants. My friend countered that he was the legal owner of the property and never had a lease with them. One of the young ladies staying there went to use the restroom and called the cops. The police came out, and things got heated again. Here we were, 7 Marines, 6 hippie looking young people, and 4 cops arguing in circles. We said that we were not leaving until we removed the people from the property. The people occupying the house said they were not leaving. The cops said that we all need to take the matter up in court. Then one of our friends took our friend who owned the house to another room, they talked for about 10 minutes. Then they had one of the young couples staying in the house to join them, they talked some more, and 2 of the cops got in on the conversation as well. When they came back, the cops told us good luck, and left. So since the place was very well taken care of during the approximate year's time that these people were in the house, my friend offered them a rent to own deal on the house, which they accepted. So everything worked out well. The people in the house took legal action against the couple who falsely rented them the house. They won that case, were awarded the amount they spent in rent, and other damages. The couple scamming them were found to be doing the same thing with more than 20 other properties, they were arrested for it. I'm glad that this issue was able to be resolved in this way. Our original plan was to ask them to leave willingly. If they refused, we were going to remove all of their personal property from the house and put it at the curb the next time they were all at work, and then change the locks and secure the house. But things worked out for the better for everyone.
That's good if in case there is no one occupying,and u get someone who will keep the house in good shape then it's better u negotiate for proper lease documents then that's all. Rather than pushing them out. All we ve to know is that all fingers are not the same.
I had a family member went to get squatters out with the police in Chicago couldn't do anything, my cousin basically begged the woman and her husband to leave and giving them time to move, one day she was fed up and it was in the winter, she broke just about every window out and drove off. The cold made them move faster than anybody could.
The guy should have moved in with a made up lease as well, one predating the sqwatters lease. Then made moves on the wife 24/7. Hope in bed with the woman, regardless what she looked like and then filed restaining orders against these people.
I had this happen quite a few years ago. I had gone on a long vacation, three weeks, then from there went on a fairly long, 5 weeks, hunting trip. I got home and found an unfamiliar broken down car in the back part of my drive, my garage door open, and unfamiliar furniture in there. My front door lock had been changed, but the side door still had the same lock. I went in with gun drawn, no one there. I called down to a local watering hole where a certain motorcycle club hangs out, asked for urgent help and told them I had a thousand dollars and steaks to grill, and in about two hours, there were about a dozen folks there moving everything not mine out of the house. It all ended up in one big pile, and what a bonfire that was!! Lots of steaks grilled, many, many bottles of refreshments consumed and good times had by all. Called a scrapper and he came and got the car, everything taken care of in less than a day. A certain car went by a couple times. This little road is a dead end. As they were coming back, several folks stood in the middle of the road and the people in the car were notified it was a private road, and it was not a good idea to return!! As they say, Once an Angel, always an Angel.

I just wrote above about a friend that did basically the same thing. Our biker friends didn't actually move anything, just stood behind him and smiled when he told the college kids late on their rent payments that he brought his friends to help them move out. They took one look and promised to move out immediately. They did move and it only cost him a case of beer. Actually the biker guys looked scary but we worked with them and they were hard workers and didn't bother anyone that did not bother them.
A friend of mine knew bikers from a local VFW, was a vet but the Vfw was filled with ex convicts lol. They helped him out scaring the squaters out of his deceased mom’s house. When the law is so fubar it makes people ask the mafia or gangs for help, something is really really wrong, like Mexican Cartel wrong in terms of Kafkaesque government mental and systemic corruption.

Not exactly; this handyman had some knowledge of a specific law that could be a completely legal remedy, or some good person let him know about that specific law.
It's important to notify the power company, the gas company, the water department, the county, city, post office etc that your property is vacant so that nobody can activate the utilities without your social security number to verify your identity. It's hard to live somewhere when you can't have any amenities.
Hard, maybe. Impossible, no. Illegal aliens do it in my hometown all the time. Move in generators, large water coolers with ice. They get water to drink and let's face it they won't need it to shower because they don't. And live there for free. Basically dare anyone to spend a bundle on legal fees.

You're a nice guy. My sister moved out of her house and squatters moved in before the realtor could list the place. Police basically shrugged and didn't do anything. I showed up wearing utility worker clothes and killed the power, disconnected the satellite dish and changed the locks - all while the guys looked on. It was sorta weird. All I said was, "It's time." They left and we felt fortunate. Could have been there for MONTHS
I did almost exactly the same thing with our cottage. Neighbours told me that people were living there. I usually leave the power on for the winter, turn water off, clear pipes etc. Since I was the owner, and the cottage was already full of furniture, I waited for them to leave, brought door locks with me, (they had changed the locks) I literally had to break in, I replaced the locks, went through the cottage and removed everything that didn’t belong to me, and put it in the dumpster and to the curb. I also installed “ring” cameras as a security system, then I sat just sat back, watched TV and waited. At about 6pm, they drove in, my truck was in the yard, they couldn’t get in with their key, so they actually knocked on the door. I answered, and they asked me what I was doing in “the” house. I said, “I own the house, who are you?” He said, “Oh, I thought my friend was still living here.” Who’s your friend.. ? “Oh, I’d better not say.” I simply told them to tell their “friend” that l own the house, and not to come back. Then I preceded to tell them the story thatI came here, my key didn’t work for some reason, I changed the locks, found things that didn’t belong there, so I threw it in the dumpster thinking that summer renters left it there. (That was a lie) I’ve installed a security system, and now I’m here, and I’ve moved in. Once they realized who I was, they kept on with the story. Told them that they could take their “friends” things to him if they liked (to get rid of it) and told them to tell their “friend” NOT to come back or he will be charged for trespassing. And off they went. I knew it was them staying there, same vehicle that left in the morning, I hope they froze and had a shitty sleep in their car that night. You did a good job getting rid of your squatters too. Be well.
There are reasons for squatter’s rights laws. “They prevent the abandonment of properties and enable the productive usage of land. By permitting squatters to ascertain a claim, what the law states is designed to discourage homeowners from leaving their land or buildings unused for longer durations. This will in addition help alleviate problems with the deterioration of properties and advertise community development.” They also prevent landlords from forcing people out of homes before it can be determined if they have a right to stay or not. Sometimes landlords attempt to remove tenants who have a legal right to be there because they have a proper lease. They need to be reworked to prevent the abuses we’ve been seeing, but without throwing the baby out with the bath water.
There is no such thing as squatters rights they don’t have legal rights but get away with this because of difficulty enforcing the owners legal rights. Historically at common law, several years of open use and maintainenance of a property could ground a claim to title. Of an owner asserted title at any point the clock would stop. It never has and does not apply to people breaking into a property and staying there for a few months. You are seeing more of this now because legal system failing. The legal system moves slow and lots of people lie or forge a lease and this prevents the sheriff from evicting people until it moves through the courts.
Squatter’s rights are intended to help people in one specific circumstance: There’s a vacant property abandoned for years and it’s been that way long enough that no one knows who the owner is. Everyone has assumed the owner has died with no heirs. So people move in and repair the property. Suddenly some years later, a person arrives that claims it is their property. And now that the residents have fixed it up, they want to make use of it and kick out the people that have repaired it and lived in it with no challenge for a few years now. The law allows those people to stay put while the court works through its processes to determine whether this long-lost owner really is the owner, and whether the owner has the rights to kick the people out.

None of this makes any dang sense and obviously the laws need to be cleaned up to protect the average home-owner. Period. Not the one in a zillion abandoned property apparently being remodeled for years by some big hearted hard working squatter who doesn’t expect anyone to come and claim it..? Clearly that’s stupid and not what the law is meant for now if it ever was before. We’ve all heard of states with obscure laws from like 1890 still on the books but not enforced, like walk your horse down Main Street on a Sunday and you’re arrested. Telling a home or business owner they have to spend thousands+ dollars and countless hours when someone breaks in and lives in their property is clearly stupid, outdated, and needs to go. Laws should protect law abiding citizens.

That was brilliant the way you handled that. I had a similar experience when my husband passed away after 23 years of marriage. The house we were living in was the house we raised our children. The house a depressing void . So I decided to move out although some children were in college. Once everyone came home. We moved so as to get our feet back on the ground. (His death was unexpected. It literally wiped my feet out from under me) however we the children and I left, we left the whole house fully furnished. A perfectionist squatter moved in. Years of back and forth with legal advice WE COULD NOT get them out. So together my children and I gained access and we took all the doors off the house garage doors front and back doors bathroom bedroom doors and also all the windows. In the middle of November. We informed our long time neighbors they could have anything they wanted for free . It worked. But I wish we had you on our team. It would have been less stressful. We have since sold the house.

A friend once bought a house that had squatters, all he did was knock on the door, tell them that they had until the end of the week to leave, and they took one look at him and his colleagues and agreed to leave. The thing to remember is is that squatters are doing something illegal, so the gloves are off, and if they believe that you'rewilling to do something that will be illegal, and possibly very painful in return,they tend to react differently.
Agree! I would say something like blood will be spilled or that the property will become a battlefield. Then I would bring my cousins and uncle with guns plus my gun too and make sure they are out.

I like his style! I would make it very clear leave whole, or leave in pieces. We had a 'sovereign' in my city rent a house then claim it as sovereign territory. Claimed he did not recognize our laws. If I was the owner, I would say perfect! Now we get to play by another set of laws. A lot can happen in the middle of the night, with nary sound....

Heard a similar story years ago. A guy had some squatters he could not get rid of. So he "rented" the house to a friend who was part of a biker gang. The guy walks in lets them know the situation and, oh whoops, didn't mean to knock over and break your lamp while I make myself comfortable and call up some friends. They moved out the next day.
Almost a million views in a month for a channel with less than 8,000 subs just proves that this guy is onto something, and that there is a worldwide squatter epidemic.
I don't know if it's an epidemic but it is a problem. I know one bad apple that was evicted from an apartment she squatted in. A disabled friend told her she could stay with him for a few days. That turned into a couple of months. She is a cat lady. Over a few days she brought a minimum of 10 cats into his tiny apartment. I went to the property manager. She told the interloper she needed to leave the property. That didn't work so, the manager had a couple of police acquaintances/friends come over. The police asked the woman if she had anything that showed her being a legal resident. Naturally she didn't. So cat lady, her cats and her possessions were kicked to the curb. No courts were involved. A squatter doesn't want to show a lease because a forgery can be brought against them. Last but not least, if you don't want squatter's, keep the electricity on and install an àlarm system. Make sure the grass is mowed, shrubbery is trimmed and put timers on interior lights and motion sensor lights outside. You have to be proactive to not have daytime nightmares.

That’s bc he’s the one most likely to go to jail & not the squatter. I saw on the news a woman homeowner was arrested for trying to take back her house. Pretty sad. Charges were dismissed but it added to her already stressed situation.
I used to work in a court, I saw landlords, with their attorneys go through hell for months with squatters. I am so glad you were able to get through this without that.
lol. the attorneys aren't going through hell... they're getting paid... the longer this goes on the more "work" for them... attorneys are likely aware of this guy's type of solution but they just as likely would never inform their meal tickets of such a solution.
I'm in my 30s & bought a home, I rent out 2 rooms. I was concerned about these situations but since I also live in the house I have some rights over any tenant that tries to turn squatter. Since I have my renters permit & my tenants sign leases, if they break lease or stay past their lease I can move their stuff out into a storage unit & use their deposit to cover it. Fortunately I haven't had to do this but I am glad to know I have the ability to deal with it were it to happen.
@@arh9068 I rented out a part of my house, that I also lived in. I had to evict one person, though it only took a month and she was forced to pay what she owed. She accused me of having a "rodent infested" house and even wanted to fight it in court, giving her testimony. She had to prove her claim, however, but was unable to. This was in MN, more than a decade ago so things might have changed now.
The squatter started lying immediately, as if the crux of the problem was whether stuff was in garage or house. No matter the sob story (yeah, everyone has one), the mindset of rats and cockroaches, "I found this place and I just move in and squat, who cares that it belongs to someone else!". Unbelievable. I did basically the same thing 30 years ago. My mom had a problem with a renter that just quit paying rent and no matter what they would not move out. What I did was had my mom issue me a rental receipt for the house. I walked up and explained that I had rented the house and I was going to call the police because they were in my legally rented home. The next day they were gone. 😊
That would not work in states that have rights for renter's/squatters. They would say that it was not rented correctly. Because you can't rent a place that has the renters there legally

@Paul Fellows That advice would need the vast majority of tenants to be roaches. It just is the case. The odds of getting a bad one are minimal with due diligence.
What boggles my mind is that when someone loses their home to the bank , police & sheriffs ARE present to evict the homeowners , but won't do anything to evict squatters who are NOT homeowners!!

The laws squatters are trying to say they can have rights under is the old homesteaders rights, which allow a person to claim private land in public trust after having lived on it for a predetermined time period, usually years which would grandfather them into the ownership status, especially if they have done anything to make the land useful.
Problem is, homesteading laws require years and public lands, not private lands and existing domiciles. The eviction laws also only cover legal documents that have been through a notary public's signatory. A falsified document, including lease agreements which have to be legally signed and notorized, is a felony offense. Plain and simple, it's breaking and entering. And it should be treated as such.

My mom had a squatter on a rental property. It took 18 months and $22k in legal fees to get him legally evicted. Even then he refused to leave until we found out about a warrant on him.
Guy left an additional $45k in property damage (just parts) that my dad and I spent 4 months fixing.
The legal system is engineered against the actual legal owners.

I'm not defending these criminals but I can explain. Squatters are usually going into unoccupied homes like this one. A while back, liberal politicians were able to convince enough people that an unoccupied building housing someone who would otherwise be homeless is only a loss of some time. Time that isn't as valuable as the human life in the building or the potential trauma that potentially homeless person will face. Secondly, law enforcement won't treat them that way because of liberal settlements that cost the department millions. If the US wasn't so litigious, they might be willing to treat them as burglars from the get go.

Not really. Squatters rights only works if they been living there for 10-100 years. This sounds like a verbal agreement dispute. We aren’t getting the whole story here but the cops could definitely help him if he or his mother could have shown up with proof they owned it. If those squatters were not receiving mail there the owner could give the police permission to enter and make them leave.

One of my in-laws was telling me about some squatters in Denver that were moving into the house of a Marine veteran bound to a wheelchair when he came back from a vacation. He made a few phone calls, not one of them to the police. It's rather hard to argue with 25 ex-Marines as they move your things back into the truck you're trying to unload. No violence but no tolerance either

I would somewhat understand if they found an old worn down cabin in the woods and totally restored it but that never happens they want to move into ready to sell homes and think they can just break in and take it and sadly I know a homeowner that lost 100k and took him almost a year to get the scumbags out and the whole time they’re destroying the house stealing all the new appliances and basically anything they could get money for and then when he finally got them out through the courts they just got to walk off into the sunset to do it to the next poor homeowner.

Tenants that refused to pay rent or move out. This is what he did, it was dead of winter in Utah he scheduled maintenance on the house giving 48 hrs notice as per the lease. Hired someone to remove the windows, all the windows then told them it would be a couple weeks before the new ones were installed. They were gone the next day

I remember hearing a story about a squatter in Durban, South Africa who occupied a house after the elderly owner died.
His son could not get them out, so he hired a construction company and they removed the roof. It was the rainy season as well. They also disappeared pretty quickly.
Another story I heard, was of a man who just chucked his pet python into the house (where people were squatting) one evening. Snakes are anathema in this country; people are terrified of snakes and the squatters ran out the house within minutes.
We did that in Chicago at an apartment building gave all the tenants the notice of course they didn't gave 2 shts but when started swinging them sledgehammers at 8 am sharp and the debri started falling on top of their heads also they all scoot in 20 mints, I've to admit that my uncle was a terrible SOB when he got angry, and i don't operate that way, when he crossed the line was when he doused some dude in gasoline at a gas station for asking him for a cigarette, right at that spot i stepped off the truck and left never saw him again, that's what I like about this guy, that woman tried to do an adverse possession which is legal in the USA, if a property is not been occupied for certain amount if time, and somebody like her takes over and 5 years pass by, and she pays the taxes the house is transferred to her name, the way I avoided that was by leaving some belongings and keeping the power and water running under my name, and cable, with that nobody claim an adverse possession.

I've been practicing law in CA for 43 years. She is a prison guard for the California Department of Corrections and Rehabilitation. If she gives you any "trouble" again, contact CDCR in Sacramento, ask to speak to their legal department (I think they have an "attorney of the day" for calls) and tell them what is going on. She is a PEACE OFFICER in CA. She should be fired. This is a clear violation of CA Penal Code section 602 (criminal trespass). Law enforcement should have gone out there and make her provide proof that she had a right to be on the property; that is the legal standard. You handled it like a gentleman with a lot of grace. You're a better man than I would be.

So LE is too scared to intervene and get sued. It's a huge mess. We have issues in my area with Roma moving in to vacant homes. My dad had a squatter at a rent house back in the 60s.
He took the front door off the house and took it home with him for "maintenance".
Then he called the local housing authority and told them the front door was "missing".
They red-tagged the house and the people moved out immediately.
After they moved out he re installed the same door.
What does red-tagging mean? Why would that make them move? Sorry I'm not clued into all this stuff. Sounds like a genius plan tbh, I'd love to know why that worked (and they didn't just board it up with something IDK)

Read tagging means the local authorities put a BIG red tag on the front door meaning the house is not up to a "livable standard".
It could be uninhabitable for several reasons, no electricity, no plumbing, a leaky roof, structural damage etc. or no front door :-)
They red-tagged the house, the people got kicked out and my dad reinstalled the front door with new locks.

We had one in my condo community - they broke in, changed the locks, put an ad in Craig's List, and found someone to rent. They took a deposit and first months rent from the poor girl and took off. She loved the place and was having her dad make repairs!! When I got wind of it (I was Neighborhood Watch Coordinator), I contacted the police and they told her she would have to leave. People are so sleazy.
A guy in Sydney Australia, bought a run down industrial building in a light industry area. What he didnt know was that squatters had taken it over. He tried every legal recourse, to no avail. So he got creative and installed a large,heavy duty loud speaker system playing awful noises 24/7.......the squatters called the cops, and cops are like......."he owns the place, its industrial, noise complaints are irrelevant." The squatters moved out.

There should be no rights for squatters. Should be criminal trespass. This needs to change across the entire country.
There really aren't "squatter's rights" in the way people think. Believe it or not, simply posting "no trespassing" signs on a property is usually enough, in most states, to override any squatter's rights. The main thing that the law relies on is that the squatters are *notified* that they are on somebody else's property. If they are notified that they are on somebody else's property and made aware they are trespassing, then poof, "squatter's rights" are gone in most states. Squatter's rights only really kicks in when somebody has been occupying property for a certain amount of the time, and the owner of that property has not protested their occupation. This usually occurs in fairly innocuous ways, such as somebody builds a fence a few feet over their property line and into a neighbor's property, and the neighbor doesn't care, or doesn't notice, until say four or five years later - at that point it's too late to simply say "hey your fence is on my land". That's when squatter's rights actually kicks in. It's the lack of protest by the actual owner that gives the squatter rights to the property after a long enough time has passed (in most states this means several years have passed without the owner raising the issue).

He would have been arrested in most states. You legally have to go through the courts to have them evicted in most states. The police tell you that they can’t do anything and if you try to do anything, they will arrest you.

Sometime back my dad helped a woman who had been unable to either collect rent or get rid of people who had become squatters. He went to the local dive bar and for a keg of beer had the dirtiest bad ass looking guy load the beer onto his trike and go camp out in the front yard of the house. When approached he explained that he and his biker gang buddies had rented the house for the week from the owner and friends and dealers would be coming in from all over the state to party for the week. The a**holes were gone in 2 hours. Maybe they didn't like the smell? Ps, the biker dude didn't have anyone coming, he called and said the squatters were out. Problem solved.

Well done, Flash. You did what you needed to do, and the deputies did their job correctly. You went there in person with proof that you were the legal resident - a signed, notarized lease. Thankfully the squatters cooperated and no one was hurt. They did not destroy the property, which they might have during a long court fight. The Officers cannot enter a residence without a)a search warrant, or b)permission from a proven legal resident, or c)just cause cause like someone screaming for help, a fire, etc. Anyone can call on the phone and say that the house is illegally occupied. The written permission for sherriff is an excellent idea - the real estate agents need to call them each time before entering.

I had a similar situation happen to me in Dallas several several years ago. I waited until my squatters left for the day and I got a uhaul truck and with the help of 5 guys loaded up the items of value and placed the rest on the curb in trash bags. Then I changed all the locks and when confronted by the squatter later, I acted puzzled and said I had no idea what he was talking about, the home is empty and I am about to move-in.

My sister and I live in Northern Ca, she had a rental house with a tenant from hell, moved trailers full of people in and was subletting, animals etc, she was not paying rent for months, so my sister filed eviction on her, they refused to go and because she had little kids there the sheriff was hands off, so our cousin, who is a biker and has done time in prison, moved right into the house with them! It was hysterical watching the rats jump ship!

A local handyman I know, working with his boss, the homeowner, went to the house explaining to the squatters that the house qualified for all new doors and windows, even produced a brochure with different styles which he asked them to select their favorite style. He then had the residents participate in helping him remove the exterior doors and load them in the truck bed with a wave goodbye. Its winter. They got the message when the truck didn't come right back and they packed up and moved on.

You are fortunate that the owner (Mom) signed the house over to you. Without those papers it would not have gone that easy to persway them to get & stay out. Thank you for the hint in notifying the Police & fill out papers, prior to leaving the house, for them to patrol your house & comission them.
Thanks however I never needed to disclose the lease. Simply changing places and taking possession was the key.

It's a relic from the frontier days when people would take over land and farm it/do other things with it. It was meant to prevent a bank or something from taking the land/house away just because they now own the rights to the land.

I hear this is exactly how to legally get a squatter out. The true owner draws up a lease and rents to someone else (her son in this case). The son can then evict the squatter. The owner cannot legally evict, but the new leasee can.
What date went on the new lease between the son and mother? Did you back date it or use the current date?

I BOUGHT a house my then husband and I were on a deadline to move into. The previous owners had just allowed a renter to move in. She and grown daughter refused to move. Or pay rent.I took her to court immediately...previous owner had to come under court order. I also made sure her daughter's name was on order to appear before judge. He humiliated the previous owner of 6 months, as well as mother and daughter. This was in Ohio years ago. I got my house, and it was spotless clean as judge ordered.
Bet they were terrified to ever try it again.
I made SURE the daughter got a taste of standing in front of a judge, and embarrassed, early in life. Hopefully, it was a lesson to her.

A case in Portland Oregon the owner got beat up and called the police. Since the police did not see it they claim they could not do anything. NOW if this was a domestic abuse ( which cops don't see) SOMEONE is going to jail! Home owner was told to file eviction papers. OKAY...how do you file papers when you don't know their real name!!!!

I recently retired from working in a California prison. You could have called the prison and asked to talk to their watch commander and reported her for committing a crime. The internal affairs officers would have come out and gotten involved, and she most definitely would have had action taken against her job.
Friend had same problem. A bunch of her friends-we all got together. About 15 of us. We talked to every neighbor on the block, and got verbal permission (some even joined us) to hold a impromptu 24/7 block party. We played loud music, barbecue, illegal fireworks now and then…..all in front of her house. The squatters were meth users. They do not like loud music, very bright strobe lights , barking dogs…all day and all night. We camped in shifts on neighbors yards. Potlucks. You name it… when the last squatter left for her fix, we went in, removed what crap they had. Changed all locks, posted no trespassing notices and installed alarms and cameras. It was hard work, but fun. It took us 72 hours- and they were gone.
We need to change the laws. Legal homeowners should not be the victims.

This happened at my grandma's house after she passed away, the house was vacant and was literally on the market to be sold, this young couple and their friends tried to come in and make it their own making it unable to sell due to them living there.. we got wind of the situation and the police acted like they couldn't do anything because they were living there even though my mom was the house owner now...
Welp we went and confronted them, they told us basically to F off and they had rights...
Since no one wanted to help we took action into our own hands, we changed all the locks so they couldn't get back in, placed their items in the driveway, and moved some of our belongings in there and took over, they weren't happy at all! Even called the law... But the police took our side, said we owned the house and since our stuff was now inside an we are living there, there was nothing they could do... We also went to court because they were using the electricity and water for their time occupying the place which they tried to throw a pity party about, but the judge made them pay for it. 😂😂

Their not allowed back on the property, we have a restraining order against each of them to stay 100 ft from the house and tons of security cameras now.

With their items there, they claim it. He was dealing with people who left willingly. Squatters don't always leave just because we tell them to. Some dig in, They don't care about the 10 day or the following 30 day eviction notices. If you try to lock them out or remove their items without a judge's order, you can be the one in trouble. Sadly, it's as if laws protect the occupants more than the rightful owner. This guy's situation is the exception, not the standard.

Heard a story where the owner was elderly, and had to be placed in nursing home. Only relative, a niece, lived in another state. My coworker, lived next door, noticed people moving in with disabled people. She confronted them, they claimed that the woman's guardianship worker, told them they could live there. The elderly woman's jewelry, private papers, etc were in the house. My coworker, thankfully, knew the niece and contacted her immediately. My coworker got permission to go in and get the owners personal items. Meanwhile the niece flew in to deal with the situation. I don't know how it turned out but the audacity of people.
Demons will swoop in, I remember my mother had died and during the funeral one of the neighbors asked about my mom's piano and how my mom said she could have it. People don't give a hoot about other people, when push comes to shove, most people will step over you to get what they want.

Good job! I had a friend in the same situation. He hired some "outlaw bikers" move in while the squatters were out. They just moved in on top of them, with all their stuff. It was hilarious. Squatters moved out, no punches thrown, no drama.

It's not that simple... Squatter's rights were established to protect a person who homesteaded abandoned property, cared for it, improved it and someone who might have lived there years ago and left it, couldn't come back and reclaim it now that it has been improved.
@@christiroseify it’s very simple they can prove that they kept the house up and paid the property taxes. It won’t change that part of the law. In most cases this isn’t the situation. If they didn’t also pay the property taxes they have no claim no different then it is now.

Squatters are the biggest parasites. So years ago we were taking care of my grandmother while she was dying and when we came back home we found a squatter living there growing illegal drugs; we brought her to court to evict her and we lost. So we had to stay at my aunts basement for over a year where I ended up breaking my spinal disk falling down the stairs.

Squatters moved into one of our empties.
My old teacher was in Europe at the time on a months holiday.
The real estate took them to court, police served them notice, couldn't get them out.
So my 6 foot 7 teacher gets back from holidays, drives straight home, got his ax and trailer, met myself, police, real estate at house, cut the door down, literally picked up one guy threw him bodily out on the front lawn and all the rest scattered. There were about 8 people in the house.
He then proceeded to throw all their furniture and belongings into the trailer and took a quick trip to the tip. It was hilarious. No one messed with Mr Holland. ❤️🤣🤣

In Canada if you did this you would be arrested. My brother had a tenant that left without paying rent for awhile, left the windows open and power off, and he was not permitted to go in and shut the windows because the lease was still in force despite the fact no rent was paid. He obeyed the cops but I would have given them the finger and protected my place. Cops came to his door telling him he couldn’t do anything until the lease was done. My opinion is it is easier to ask for forgiveness than to ask for permission. Canadians can be so wimpy.

I've been a landlord for 43 years. I have another way you can do this. Pull the PGE meter and call the city code and tell them someone is trying to live there w/o PGE services. The code enforcement will make them get out and then red tag the house. Once they're out you can remedy the code issue. But it's fast and the squatters won't come back b/c of the red tag.
That is certainly a way but if they have any knowledge of how the system works they would know they have a time frame and can remedy the situation themselves and now you acknowledge their rights to your property and creat a civil fight. I e had squatters live in my rental with no water and electric. Luckily I was able to save my sewer pipes.
Unfortunately in the state of California, per the California Civil Code 789.3, it is illegal for a home owner to turn off any utilities including, electricity, gas and water; or remove any personal belongings owned by the squatters without a court order. If you were to turn off the utilities then you can be sued.
I've done that and I've disabled the outside compressor in the middle of the night when it's 90 degrees or more....Ive called the police on the gunfire or firecrackers I heard. Good times
GUESS WHAT, Florida is the first state in the nation to pass an anti-squatters law. If you take over a property, you'll be arrested. This fully goes into effect 7/1/24.

The Florida law doesn’t do anything more than what is on the books. It just tells the Sheriff removing the squatters has to be a high priority. The same process of going through the courts is needed.

I had a squatters set up a tent on my property in the woods and they were planning to live there. You could tell with digging holes for the toilet, or to dispose of garbage. I told the sheriff I was going to take my logging skidder and run over the tent. But he said don't do that, but if they are not there you can take the tent and throw it over your property line and all of their belongings. So that's what I did. I never did see who it was, but they did come and get their belongings. Sometimes you just got to do it yourself,,,,,,,,,,,,,,,,,,
Yes, never do anything that could cause personal injury (e.g. run over a tent with someone in it) but once they vacate you can remove their property.
You also could’ve made a bonfire of their belongings… That usually gives a better message.

When my mother died, she was living in a home I owned. She was quite vulnerable, and had a full time caregiver. Shortly after she died, I got a basic internet and Ring cameras/alarm system. You would not believe the stuff people tried to pull. First, the caregiver tried to squat there and brought some friends. He thought it was a great idea, until the alarm went off and I had the cops come. Good for you, I'm glad you got that shady lady out of there. Kind of concerning that she is a prison guard. What kind of shady crap does she pull at her job? Not good.

It's a shame we live in a time where land/home ownership is unattainable for a significant portion of people born into poor families and where the majority of land is inherited. Sure it's not fair for squatters to prevent families that earned their homes through hard work from selling, but I don't feel so bad when someone can't sell one of their inherited vacation homes they use for a couple weeks a year because people got sick of the system and don't care about the consequences of squatting. I sympathize with both sides. I think the guy in this video is awesome.

Back in the late 90s, my girlfriend and I were living in Portland TX, were neighbors with one of my Marine buddies and his wife. They had a furnished vacation beach house in Florida that they were looking to sell. They had previously rented it out over the winters, but hadn't done so in over a year. There was a lock box with the keys mounted on the exterior of the house.
They called a realtor to look at the house. The realtor told them that the lock box was missing, and people appear to be occupying the house. So my friend called the police there and reported that people were trespassing in his house. The police called back, said that there were no signs of breaking and entering, and that the people in the house claimed that they were the tenants renting the house. My friend then faxed the deed to the house and property to the police, showing that he owned it, and told them that he was not renting it. When the police went out again, the people in the house showed them a copy of a lease they had for the property. So the police said that there was nothing that they could do, and my friends would need to go through the courts to resolve the issue. They knew that this would take at least a year, possibly up to several years to resolve. So my friend and I, along with 5 more of our Corp buddies decided to take a trip to Florida and force the squatters out. After we arrived there we did some recon on the house for about a week. There were 3 couples staying there, and they all worked during the day mornings and afternoons. The lock box had been torn from the exterior wall of the house and the spot covered with a decorative sign. My friend used his own keys to get us in, and we waited for the squatters to get back. The entire house was immaculate and very clean, lingering smell of Fabuloso in the kitchen, bleach in the bathrooms. My friend noticed that some repairs and light renovations had been done. So the three couples that were occupying the place all returned, and things were tense for a bit. At first we told them that they had the weekend to move out. They argued back that they had a lease and were the legal tenants. My friend countered that he was the legal owner of the property and never had a lease with them. One of the young ladies staying there went to use the restroom and called the cops. The police came out, and things got heated again. Here we were, 7 Marines, 6 hippie looking young people, and 4 cops arguing in circles. We said that we were not leaving until we removed the people from the property. The people occupying the house said they were not leaving. The cops said that we all need to take the matter up in court. Then one of our friends took our friend who owned the house to another room, they talked for about 10 minutes. Then they had one of the young couples staying in the house to join them, they talked some more, and 2 of the cops got in on the conversation as well. When they came back, the cops told us good luck, and left. So since the place was very well taken care of during the approximate year's time that these people were in the house, my friend offered them a rent to own deal on the house, which they accepted. So everything worked out well. The people in the house took legal action against the couple who falsely rented them the house. They won that case, were awarded the amount they spent in rent, and other damages. The couple scamming them were found to be doing the same thing with more than 20 other properties, they were arrested for it.
I'm glad that this issue was able to be resolved in this way.
Our original plan was to ask them to leave willingly. If they refused, we were going to remove all of their personal property from the house and put it at the curb the next time they were all at work, and then change the locks and secure the house. But things worked out for the better for everyone.
That's good if in case there is no one occupying,and u get someone who will keep the house in good shape then it's better u negotiate for proper lease documents then that's all. Rather than pushing them out. All we ve to know is that all fingers are not the same.

I had a family member went to get squatters out with the police in Chicago couldn't do anything, my cousin basically begged the woman and her husband to leave and giving them time to move, one day she was fed up and it was in the winter, she broke just about every window out and drove off. The cold made them move faster than anybody could.

I had this happen quite a few years ago. I had gone on a long vacation, three weeks, then from there went on a fairly long, 5 weeks, hunting trip. I got home and found an unfamiliar broken down car in the back part of my drive, my garage door open, and unfamiliar furniture in there. My front door lock had been changed, but the side door still had the same lock. I went in with gun drawn, no one there. I called down to a local watering hole where a certain motorcycle club hangs out, asked for urgent help and told them I had a thousand dollars and steaks to grill, and in about two hours, there were about a dozen folks there moving everything not mine out of the house. It all ended up in one big pile, and what a bonfire that was!! Lots of steaks grilled, many, many bottles of refreshments consumed and good times had by all. Called a scrapper and he came and got the car, everything taken care of in less than a day. A certain car went by a couple times. This little road is a dead end. As they were coming back, several folks stood in the middle of the road and the people in the car were notified it was a private road, and it was not a good idea to return!! As they say, Once an Angel, always an Angel.

I just wrote above about a friend that did basically the same thing. Our biker friends didn't actually move anything, just stood behind him and smiled when he told the college kids late on their rent payments that he brought his friends to help them move out. They took one look and promised to move out immediately. They did move and it only cost him a case of beer. Actually the biker guys looked scary but we worked with them and they were hard workers and didn't bother anyone that did not bother them.
I'm impressed with how calm and polite he was with the squatter.

A friend of mine knew bikers from a local VFW, was a vet but the Vfw was filled with ex convicts lol. They helped him out scaring the squaters out of his deceased mom’s house. When the law is so fubar it makes people ask the mafia or gangs for help, something is really really wrong, like Mexican Cartel wrong in terms of Kafkaesque government mental and systemic corruption.

It's important to notify the power company, the gas company, the water department, the county, city, post office etc that your property is vacant so that nobody can activate the utilities without your social security number to verify your identity. It's hard to live somewhere when you can't have any amenities.
Hard, maybe. Impossible, no. Illegal aliens do it in my hometown all the time. Move in generators, large water coolers with ice. They get water to drink and let's face it they won't need it to shower because they don't. And live there for free. Basically dare anyone to spend a bundle on legal fees.

You're a nice guy. My sister moved out of her house and squatters moved in before the realtor could list the place. Police basically shrugged and didn't do anything. I showed up wearing utility worker clothes and killed the power, disconnected the satellite dish and changed the locks - all while the guys looked on. It was sorta weird. All I said was, "It's time." They left and we felt fortunate. Could have been there for MONTHS

I did almost exactly the same thing with our cottage. Neighbours told me that people were living there. I usually leave the power on for the winter, turn water off, clear pipes etc. Since I was the owner, and the cottage was already full of furniture, I waited for them to leave, brought door locks with me, (they had changed the locks) I literally had to break in, I replaced the locks, went through the cottage and removed everything that didn’t belong to me, and put it in the dumpster and to the curb. I also installed “ring” cameras as a security system, then I sat just sat back, watched TV and waited.
At about 6pm, they drove in, my truck was in the yard, they couldn’t get in with their key, so they actually knocked on the door. I answered, and they asked me what I was doing in “the” house. I said, “I own the house, who are you?” He said, “Oh, I thought my friend was still living here.” Who’s your friend.. ? “Oh, I’d better not say.”
I simply told them to tell their “friend” that l own the house, and not to come back. Then I preceded to tell them the story thatI came here, my key didn’t work for some reason, I changed the locks, found things that didn’t belong there, so I threw it in the dumpster thinking that summer renters left it there. (That was a lie) I’ve installed a security system, and now I’m here, and I’ve moved in.
Once they realized who I was, they kept on with the story. Told them that they could take their “friends” things to him if they liked (to get rid of it) and told them to tell their “friend” NOT to come back or he will be charged for trespassing. And off they went.
I knew it was them staying there, same vehicle that left in the morning, I hope they froze and had a shitty sleep in their car that night.

This is MIND BLOWING! Incredible that "squatters rights" are even a thing!
There are reasons for squatter’s rights laws. “They prevent the abandonment of properties and enable the productive usage of land. By permitting squatters to ascertain a claim, what the law states is designed to discourage homeowners from leaving their land or buildings unused for longer durations. This will in addition help alleviate problems with the deterioration of properties and advertise community development.” They also prevent landlords from forcing people out of homes before it can be determined if they have a right to stay or not. Sometimes landlords attempt to remove tenants who have a legal right to be there because they have a proper lease. They need to be reworked to prevent the abuses we’ve been seeing, but without throwing the baby out with the bath water.
There is no such thing as squatters rights they don’t have legal rights but get away with this because of difficulty enforcing the owners legal rights. Historically at common law, several years of open use and maintainenance of a property could ground a claim to title. Of an owner asserted title at any point the clock would stop. It never has and does not apply to people breaking into a property and staying there for a few months. You are seeing more of this now because legal system failing. The legal system moves slow and lots of people lie or forge a lease and this prevents the sheriff from evicting people until it moves through the courts.
Squatter’s rights are intended to help people in one specific circumstance: There’s a vacant property abandoned for years and it’s been that way long enough that no one knows who the owner is. Everyone has assumed the owner has died with no heirs. So people move in and repair the property. Suddenly some years later, a person arrives that claims it is their property. And now that the residents have fixed it up, they want to make use of it and kick out the people that have repaired it and lived in it with no challenge for a few years now. The law allows those people to stay put while the court works through its processes to determine whether this long-lost owner really is the owner, and whether the owner has the rights to kick the people out.
None of this makes any dang sense and obviously the laws need to be cleaned up to protect the average home-owner. Period. Not the one in a zillion abandoned property apparently being remodeled for years by some big hearted hard working squatter who doesn’t expect anyone to come and claim it..? Clearly that’s stupid and not what the law is meant for now if it ever was before. We’ve all heard of states with obscure laws from like 1890 still on the books but not enforced, like walk your horse down Main Street on a Sunday and you’re arrested. Telling a home or business owner they have to spend thousands+ dollars and countless hours when someone breaks in and lives in their property is clearly stupid, outdated, and needs to go.
Laws should protect law abiding citizens.

That was brilliant the way you handled that. I had a similar experience when my husband passed away after 23 years of marriage. The house we were living in was the house we raised our children. The house a depressing void . So I decided to move out although some children were in college. Once everyone came home. We moved so as to get our feet back on the ground. (His death was unexpected. It literally wiped my feet out from under me) however we the children and I left, we left the whole house fully furnished. A perfectionist squatter moved in. Years of back and forth with legal advice WE COULD NOT get them out. So together my children and I gained access and we took all the doors off the house garage doors front and back doors bathroom bedroom doors and also all the windows. In the middle of November. We informed our long time neighbors they could have anything they wanted for free . It worked. But I wish we had you on our team. It would have been less stressful. We have since sold the house.

A friend once bought a house that had squatters, all he did was knock on the door, tell them that they had until the end of the week to leave, and they took one look at him and his colleagues and agreed to leave.
The thing to remember is is that squatters are doing something illegal, so the gloves are off, and if they believe that you'rewilling to do something that will be illegal, and possibly very painful in return,they tend to react differently.
Agree! I would say something like blood will be spilled or that the property will become a battlefield. Then I would bring my cousins and uncle with guns plus my gun too and make sure they are out.

Heard a similar story years ago. A guy had some squatters he could not get rid of. So he "rented" the house to a friend who was part of a biker gang. The guy walks in lets them know the situation and, oh whoops, didn't mean to knock over and break your lamp while I make myself comfortable and call up some friends. They moved out the next day.

I don't know if it's an epidemic but it is a problem. I know one bad apple that was evicted from an apartment she squatted in. A disabled friend told her she could stay with him for a few days. That turned into a couple of months. She is a cat lady. Over a few days she brought a minimum of 10 cats into his tiny apartment. I went to the property manager. She told the interloper she needed to leave the property. That didn't work so, the manager had a couple of police acquaintances/friends come over. The police asked the woman if she had anything that showed her being a legal resident. Naturally she didn't. So cat lady, her cats and her possessions were kicked to the curb. No courts were involved. A squatter doesn't want to show a lease because a forgery can be brought against them. Last but not least, if you don't want squatter's, keep the electricity on and install an àlarm system. Make sure the grass is mowed, shrubbery is trimmed and put timers on interior lights and motion sensor lights outside. You have to be proactive to not have daytime nightmares.
100%. I bought a house that got taken over by squatters during escrow. Took 2 court events but sheriffs moved them out.

That’s bc he’s the one most likely to go to jail & not the squatter. I saw on the news a woman homeowner was arrested for trying to take back her house. Pretty sad. Charges were dismissed but it added to her already stressed situation.
I used to work in a court, I saw landlords, with their attorneys go through hell for months with squatters. I am so glad you were able to get through this without that.

I'm in my 30s & bought a home, I rent out 2 rooms. I was concerned about these situations but since I also live in the house I have some rights over any tenant that tries to turn squatter. Since I have my renters permit & my tenants sign leases, if they break lease or stay past their lease I can move their stuff out into a storage unit & use their deposit to cover it. Fortunately I haven't had to do this but I am glad to know I have the ability to deal with it were it to happen.
He can also do this as they're vacating as punishment for leaving lol.
@@arh9068 I rented out a part of my house, that I also lived in. I had to evict one person, though it only took a month and she was forced to pay what she owed. She accused me of having a "rodent infested" house and even wanted to fight it in court, giving her testimony. She had to prove her claim, however, but was unable to. This was in MN, more than a decade ago so things might have changed now.
The squatter started lying immediately, as if the crux of the problem was whether stuff was in garage or house. No matter the sob story (yeah, everyone has one), the mindset of rats and cockroaches, "I found this place and I just move in and squat, who cares that it belongs to someone else!". Unbelievable. How do people sink so lowly and disgustingly!!! Love how you offer her furniture to the neighbors!!!
I did basically the same thing 30 years ago. My mom had a problem with a renter that just quit paying rent and no matter what they would not move out.
What I did was had my mom issue me a rental receipt for the house. I walked up and explained that I had rented the house and I was going to call the police because they were in my legally rented home. The next day they were gone. 😊

That would not work in states that have rights for renter's/squatters. They would say that it was not rented correctly. Because you can't rent a place that has the renters there legally

Buddy of mine owns rentals. He advised only by houses near your own so you won’t get tired of driving across town to check on them.
@Paul Fellows That advice would need the vast majority of tenants to be roaches. It just is the case. The odds of getting a bad one are minimal with due diligence.
