      Hello, thank you for your comment. This problem is already being solved at the state level, laws are being changed. In our region, these were isolated cases. To prevent this from happening you just need to sign a contract and install an alarm system and video surveillance in your home. In case of break-in, it is already considered a burglary, which is a criminal offence. For a relatively small fee, you get full control over what happens in your home.

    Can I ask for a part 2 of this subject for the following questions:
    a) I thought that the 'Golden' Visa' was being removed by the Spanish Government, if it decision is made to remove, will it be immediate or will there be a couple years grace?
    b) The Golden Visa still seems precarious as I understand you get 3 years gace, but do you have to re-apply for further 'leave of stay' which means you could be rejected. Is that my understanding?
    c) Would it be best to get a solicitor/lawyer first before shopping for a property?
    d) Clarification of what is 'enough' savings?.... If I sell a property in the UK for £600k and move that money to Spain in readiness to make a purchase, is that money classified as savings?
    e) Is the 'savings' requirement need to be evidenced for each Tax year?
    f) How many times would a UK citizen need to visit spain in order to complete purchase. 2 weeks to shop for the property? Return home and return 6- 8 weeks later to sign final papers, set up bank accounts, set up notice with the Police, get utilities transferred over to your name? etc...
    g) Rogue builders, is that a 'thing' of the past? Has your Agency had problems with them in the past (Generalised answer on behalf of the building industry would be good).
    g) Is it advisable to have a Spanish drafted Will on completion of the house purchase?
    h) Is it preferable to get the House contents insurance cover in Spain for the Movement of property (E.G from the UK).
    i) House surveys?
    j) Any additional and mandatory requirements on old properties

      1. The golden visa will be cancelled when the parliament votes, and this does not happen quickly in Spain, especially since in Spain there is a very strong lobby of construction companies, by the way it was they who pressured in 2013 the Spanish parliament to vote for this law "golden visa".
      2. The golden visa is issued for a period of 3 years, after which you extend your residence permit as part of the standard renewal of your residence permit. The law is not retroactive.
      3. Yes, we always recommend that the sale is conducted by a legal professional, this will be your guarantee at all stages of the purchase and later on when obtaining a residence permit.
      4. "Sufficient savings" we said that if you get a residence permit "no lucrativa" there you need to show that you earn enough money to live in Spain, without the right to work in this country.
      5. Spanish banks will require you to show your financial situation, this can be a tax return, and if you are a pensioner, then it is necessary to provide the relevant documents.
      6. If the goal is to come only once, you can do so. You can leave a power of attorney to the lawyer and without your presence the whole process of the sale transaction will be carried out by the lawyer. In case you want to be personally present, you should come the first time to choose a property and the second time for the notarised transaction.
      7. We have not had any problems in our company, and especially recently the clients' money goes to escrow accounts in the bank, not to the developer's account. This gives a guarantee that in the event of the developer's default, you get your money back.
      8. If you have relatives or other close people you would like to leave a will to, then of course it is worth doing so.
      9. Yes, I think home and health insurance is a must.

      11. Check the legal component, check the quality of construction.
