I live in a 55+ park in north Phoenix.. when you buy your mobile, you own the property.. $85/ month HOA is it... with all the amenities, mini golf, heated pool open 365, library, gym, pool table, clubhouse access 24-7, shuffle board, pickleball, tennis , lake in the park (center of community)
You'd have to if you were bringing in new cats... otherwise they'd spray everywhere trying to drown out the old cat smell. Fido wouldn't be happy with the new digs either 😅
I was so excited about buying a 4 bedroom manufactured home. It was beautiful and very affordable, but when they told me that I would have to pay $875 per month for the lot fee in North Texas, I quickly changed my mind.
Depends on what city. In most larger cities MH's with a mortgage, insurance and utilities the total is only about 60% of a traditional house per month. Or about $2000 less.
Nice mobile home $80,000 I can afford but not the $910 a month fee not to mention water, garbage, property insurance, utilities, & cable & Internet. Also cell phone, car payment & insurance, groceries just a few expensives 2 name. Medicare or health plan & dental I could keep going but I will stop here.😀
Guys with these prices for elderly people who are in low income, (I am 56, so I'm not judging, just being realistic) will be homeless in a few years and many are already...(I have an elderly uncle living with me because he cannot afford to live on his income. It's sad, but this is becoming real life living
Most mobile home communities charge space/lot rents. You can’t get around that if you choose to live there. It is very difficult to find affordable housing nowadays in most large cities. Obviously most people want to own the land where they are living.

Even the most basic rentals (and I do mean basic) are overpriced which does not include utilities … It’s criminal - especially for seniors and single parents. Students often double up and share the cost. For the rest…… good luck, you’ll need it. One of the reasons for the huge homeless problem here as well.
I and my husband are in our 80s. We are planning to move closer to his daughter. I've checked out a number of these type places. Some nice then others. Some without club houses, pools etc. All of them are outrageously over priced. Plus after buying the home, you are still subject to fees that could go up at any time. I believe most people our age would be better off just renting an apartment.
I lived in yuma for 3 mos in 2023 for work and I stayed in a rv park. I loved it as the trailer was spacious for a single wide but I noticed so many rv parks, many with Canadian flags. 🤣😂🤣😂
We thought of moving to AZ 55+ community. But honestly the Facebook pictures of different 55+ parks show a majority of white seniors. My husband is white and I’m Hispanic. Not sure how I would fit in. I know they get a lot of snowbirds from Canada. So we decided to stay in Southern California. The park rent is $500 less than y mortgage. And they always increase.
My late in-laws lived in Sun City West for almost 40 yrs. They were Jewish (which is considered “other” in some places). Their community was very diverse, which is good. And there is a huge latino population in AZ as it is.

It would be interesting to see how much that lot lease was over the last 20 years. They've gone up so much even in the not so good areas like 32nd st off Bell it's just as much per month. And what's the point of 55 plus if kids are allowed to stay for 2 entire weeks?

I can't believe those fees, that's getting up to prices here in the SF Bay area. They need to work on capping those fees, 7% increase each year is excessive, most in my area is capped to 5% which is still high. Yes, typically the more affordable the MH is, the higher the space rent is.

Don’t do it! I had a gorgeous 3br 2 ba ground set that I sold in 2019 for $75 that puts this place to shame! Lot rent increases every year. If you don’t use the amenities, it’s a waste. Above all, stay away from Sun properties. After I bought my place, I found out each homeowner gets a bill once a year which pays for Sun Properties property tax. Do your homework before you buy anything! This property is a dump and should only be about $20k. Yikes!
The price for the mobile home sounds good, but the fees are troublesome. They seem to be a good value for the amenities provided, but there are places in Florida where HOA fees have been doubling or tripling! There can be no limit to how high they can go, and can easily price an elderly person right out of their house.
Better to buy in at the Villages in Orlando, Florida; where you own both the trailer and the land! This being the original development, however you can use all amenities throughout the Villages!

Years ago they used to just raise lot rents a couple bucks a year and even skipped raises some years...now they raise lot fees as much as they possibly can every year. Shameful! Definitely not worth it as it was over 30 yrs ago. Remember my Aunt buying her mobile for 45,000 and her lot only being 450 a month. That included water, trash night security officer and the park club house and pools.

The only way to go is also buy the lot. I am in the Rio Grand Valley of Texas. I own my lot, $380 a YEAR, POA, including pool, etc.
I'd live in my car before I would pay that much for lot rent.
