Apartment 1 - Contracted at the beginning of 2022 for €1250. It would likely be €1,500 on the market in September 2022.
Apartment 2 - Contracted at the beginning of 2022 for €1350 with a parking spot. It would likely be €1,800 on the market in September 2022 as there's a T3 in the same building for €2,500/month.
Apartment 3 - Was being rented during 2020-2022 for under €2,000 but has since gone on the short term market. Link provided above.
Apartment 4 - Contracted at the beginning of 2022 for €2,000 with the option of the parking spot declined.

Just to add to the comments, we spent a year in Lisbon (2021 to 2022) got utterly burned with our first apartment (12 month lease prepayments when 3 months is the legal maximum, and the landlord refused to cooperate on cleaning and repairs from there) because we HAD to have a rental contract to get our visas. We spent just under 2000 euros in attorneys fees to challenge the excessive payments and to get an early lease revocation. We went to the next two potentials with the same result (minimum 12 months prepayments [about 20,000 euros] and no negotiation). We’re financially independent and fully capable of paying whatever might be reasonably required for guarantees.
Long story short…tired of the greed and returned to the U.S. this month.
They will never see our money in Portugal again.

I can see why you guys like Porto so much. Great city! The people are amazing. I'm so impressed with the people of Portugal. Very friendly and welcoming. I climbed the steepest streets in Porto today like a champ! We leave tomorrow for Tomar and Obidos but I would love to come back to Porto again.

Beautiful apartments in Lisbon! Thanks so much for featuring mine in Lapa. Since you visited, I have furnished that back bedroom and added some other touches so it’s a little more homey, and I had my first guests for the guestroom-my sister and her husband. They were very comfortable. Take care

May I ask, how do you like Lapa?
@@automationd It’s a very nice place to live but it is up a steep hill. There can be very nice views and many ambassadors have their homes here, so it is safe with a lot of architectural beauty. However, I do like camp d’orique with a neighborhood village. Lapa is a lovely residential neighborhood, but does not have a town center. One would walk to Estrella which has a beautiful garden and chapel with Basilica, and then further away is camp d’orique, also known as a “city within a city. “
I loved the first apartment. Beautiful finishings, cozy furniture... those windows!! I love that they opened the kitchen and have the lovely big wrap around counter and plenty of room for the dining table.

This video is very timely/useful, because I plan to moving to Porto around June 2023. After watching your neighborhood videos, I’ve narrowed it down to Bonfim, Cedofeita, or Boavista. I plan on doing a final scouting trip this November for 2 weeks by staying in these neighborhoods. I did come to Portugal in January for the 1st time, but it was during the Omnicron surge and I crammed going to Lisbon, Coimbra, Porto, and Braga, so I didn’t get a good sense of where I’d wanna live in Porto. But, I liked Porto the best. 😄
Sorry for the long comment, but a few questions:
1. I didn’t see the square meters or footage listed for the apartments. Do you know those? Pics and videos can make them appear larger.
2. On the 1st Bonfim apartment, Kalie mentioned the tenants negotiated to not have a financial guarantor on the two-year lease. I also follow Ana from Savvy Cat Realty and she mentioned in one of her videos that a new thing she’s doing for clients that works in lieu of a financial guarantor with landlords is a monthly liability insurance that is a percentage of the rent. That is supposed to be cheaper than putting 6 months of rent upfront that landlords want instead. Curious if you have heard of that and whether any of these leases have that?
3. Do you know the energy efficiency ratings of these apartments? I know you mentioned some are new, but I’m curious on the renovated ones. When I look at Idealista, I noticed some of the “renovated” apartments still have a rating of C-F or they say pending.

why we raise prices in Lisbon and Porto ? because we want to profit from the hype. so this is how we think. who is coming to Portugal ? where do these people come from ? so the more people post vids of how cool Portugal is and always underline how cheap it is to live here ....we have a second thought on the prices. we know how things will go in the future....having seen what happened with barcelona. so if you guys keep placing vids on how cheap everything is and especially where to go, prices will rise. among surfers here we have an unspoken rule : never ask a surfer the spot he is catching the waves.....
so everytime a new video of a "cool place" in Lisbon appears, real estate agencies are on alert. and the more the place is mentioned they will buy property in this area. so this backfires for expats and at the same time for the locals here to.....sorry to tell.......
So sad but you are absolutely correct.
We totally get what you mean, although, one thing we will defend here is that we don't talk about Portugal as being a cheap place. Cheap is all very, very relative. We try to keep the conversation about any place we make a video on as timely as possible.
My input: The rents go up because, to ask for 1200 a month, the place have to be upgraded. I've lived in porto for 3 years now and negotiated for a lower rent in exchange for a long term contract - no rent increases.
Porto, is worth every penny and affords an opportunity to fly anywhere in Europe. Great video!

Please be sure to check the dates of videos as well. Markets changes and prices have risen even from when this video was published. We have a current cost of living video out that'll give you a better idea of 2024 pricing. T1 or T2 is a designation for an apartment. The T designates it's an apartment and the number designates how many legal bedrooms there are. There's a certain parameter or threshold that needs to be met to be considered a bedroom. Housing bubbles exist worldwide. The EU energy and food costs moving forward will crowd out the ability to pay high rents and buy property and pay for holidays. Portugal is predicted to suffer along with the rest of the EU and UK so expect a changed environment by springtime
I'm traveling to Portugal not this week but the following. First time there. I started a personal project several years ago of visiting at least one new country per year, and this year it's Portugal. I'm also entertaining the idea of trying living there for a time (not this trip!) -- maybe for a few months to see how working at my job from a very different time zone actually pans out, and if I think I could adjust. I've long thought living abroad could be a good adventure, and Portugal sounds friendly.

Portugal is no longer cheap. Can live very comfortably at half this price in Budapest. In Osaka Japan at the moment and its much better value than Lisbon. The only advantage to Portugal is that with the D7 visa its easier to get in compared to other EU countries. But unfortunately its become expensive fast. Lots of greed there.

Now the interest rates are rising and payment conditions get more difficult, that sounds contrary with the topic.
Thanks for the video. We’re trying to rent a T2 for a year in Lisbon and we are probably doing something wrong. Agents are silent, idealista prices are ridiculous. Any advice?
Renting in Lisbon is outrageously expensive, full stop.
My guess is that agents ghost you as soon as they realise that you are not looking for long term rentals and/or cannot afford the other ones (the shorter the term, the higher the price).
There are still a few neighbourhoods where prices haven’t gone ballistic yet, such as Moscavide, Olivais, Portela or Marvila, but they’d be still pretty high.
During the pandemic lockdowns and restrictions, quite a few Airbnb hosts switched their business model and decided to rent their flats and such at much more affordable prices (for foreign purses, that is), so I’d try that route if I were you.
@@paulogarciadesousa Thanks for your comment, Paulo. So it seems like that one year contract is not considered long-term since you can leave after 6 months per legislation. I wasn’t able to get anything from the agents, to be honest. Maybe the budget of 3k for an unfurnished T2 in Saldanha / Av. Novas was too low, but looking at the video it doesn’t sound so, or?
We’re looking for Airbnbs which are essentially almost the same price, which is super odd.
@@automationd 3K/month for an unfurnished flat in Saldanha or Avenidas Novas seems pretty acceptable, even for a 1 year contract, so I’m not sure what could be wrong, TBH… Did you get get to the negotiating stages? It doesn’t seem so, but I hear that landlords are asking for upfront payments that can be pretty outrageous.
I don’t want to be all doom & gloom, but it might be best if you expand your radius to include other, less fashionable neighbourhoods in your searches…
