Thank you. It's certainly a great solution. There may have been a small issue or two but on the whole the experience was fairly stress-free. My mother is extremely happy, so it was 100% worthwhile.
I have followed the build with interest. Well done on getting a builder to turn out an acceptable job. I built my own natural stone house because I was sick of being messed around by 'professionals' who either didn't turn up or made Yosser Hughes look like Roger Bisby with their efforts. Took a long time, but I saved about 300 large. There are some 'Friday afternoon' aspects to your build (mainly with the roof) but you have probably spotted a few yourself anyway. Watch out for mould though - ventilation is key with kitchen and shower room close together, plus the dot and dab plasterboard that can trap condensation behind it. Good luck.

Option one is we find a house with an adjoining dwelling. Option 2 is we try to build an annex wherever we go, so we're investigating all of this. Planning permission being the foremost concern.
Sounds like a great idea. Building your own annexe will certainly give you the best value, you get exactly what you want for the least money. Land is expensive so if you've got that you've already got a head start. Planning isn't likely to be an issue as long as it doesn't impose on a neighbouring property and don't intend to stick it on air bnb (a caveat in a lot of planning approvals). You were lucky to get a builder to do such a good job from start to finish at that price, you didn't really have any problems, they were good and the access was bad. Well done to them.

Your builders were a bit of a nightmare after half way and obviously had other commitments, almost like bigamist a husband that has many plates to spin. The quality looks great though! I wonder about the hot water system (excuse me if I haven’t read all the comments) could gas be an option? Hi, simple reason - they don't conform for full time habitation. They would have to be adapted and the cost of that is huge. The building we have will also last longer and require less maintenence. We initially looked at the pre-fab units but there would have actually worked out more expensive

Thanks! I forget the exact dimensions but I think it's about 360sqft. Building is 8.5m x 5.5m externally so internal about 8x5. It tapers in to 4m in the living room area though.

Hi, thanks for your comments. we're in the Midlands and the builder was very local and won't travel so it would be pointless sharing his details. That said I have provided his details to others locally and he's not even bothered to turn up, so seems we were lucky.
The project seemed very inexpensive to me from what we’ve seen but we’ve been looking at ‘annexe builders’. Where do you live? I can only think that it’s regional costs that make the difference. Also was planning etc also included in your final numbers?
Hi Julia, we're in the Midlands so maybe cheaper than down south somewhere. This was all before the COLC though, I'm sure it would be at least another 5k now. All costs were accounted for in the total tally. Planning costs were not much at all. Builder worked off plan so we only ended up spending about £1000 on the architect and a lot of that was probably unnecessary. Depends on your personal skills I guess. Companies that specialise in annexes do seem to charge a lot more, I see it like when you need a cake "£150, oh it's for a wedding, that'll be £300 then". Better to just get someone that can build, period. The job websites are a good call, MyBuilder etc.
Great Video I've watched every annexe video👍just wondering you said you have your hotub and the annexe fed from your main house electric feed, is this a 100 amp feed? I'm looking at getting a 32 amp hotub, but was advised to check I have capacity which I'm sure I will. Cheers
Thanks Andy. Yes it does run off a 100amp feed. Think it would have been the same with or without the annexe, the tub uses more electric than the house and annexe combined x2. 🥺
Sure. No gas, electric cable was £700 but would have been cheaper if it didn't also feed our hot tub. The water pipe and waste water pipe were included in the 50k build cost so don't know how much they accounted for on this. I can't imagine it would have been cheap as a lot of work was required, a lot of excavation, 3 man holes and all the pipe.
Experience in building shite by the sound of it 😂, you're the only person ever to express that. Many have come to me to say what good value it was and they can't even come close. I'm more than happy that I got a good deal. Wouldn't have been interested in a cowboy project, this was done right, it's been battered by the storms of late but hasn't flinched.

What a great video £65K is a bargain in these times, am seeing mobile homes on sale for twice that. Plus the mobile homes only last around 20 years.

How much was it to build the shell ? I.e foundation, block walls and roof.
I'd say 45k. Cost 50 including internal walls, waste pipe, water pipe and a couple of other bits.
