This awesome combination room has everything a family might need. Our client gave us the brief for this garden room: to create a "man cave and cinema room". Measuring 8.1m x 3.8m, this size building comes just inside the 30sqm building regulations and therefore within permitted development. All the materials for this project had to be brought through the terraced house into the garden. The Baker's team worked to minimise disruption to the family home, during the installation of this multi-purpose garden room.

Is there a 1 metre gap around the boundary?
I am planning something very similar. I was told I must leave 1m each side as building regulations.
Even though my building is 29sqm.

Very nice but who started this craze of placing a tv ten foot up the wall, should have hired a dedicated audio visual company to install the tv in the correct position which is roughly head height when you’re sat down, I think after five minutes watching tv I’d have a very sore neck!

Just brought new house and we have a out building that we want to use as a cinema room but how do you get WiFi in it
This confirms what I always thought rich people no style. Car crash interior with lots of clutter badly thought out. Swap it around. Put gym next to door with cupboard. Then a nice big projector screen and get a nicer TVs stand. The Argos mdf stand looks as cheap as I guess it was.

Do you install a new consumer unit in one of these? And if yes, that ok to not declare to building regs?
S W On every electrical installation with the consumer unit this does need to be signed off by somebody part P qualified and building control are informed.
Hi, great building. You say in your video this is a timber building. I thought Buildings up to 30 square metre had to be made of a non-conbustable material. Only buildings upto 15sq/m can be made of timber?
Thomas Hallam hello. I do not think I do only in our name! This building has no timber cladding and is made up of a combination of a composite cladding called MTX with 30 minute fire break wall construction to rear and both sides , I have not watch the video back before writing this but I am sure I would refer to it as “Cement wall”. This is our interpretation of the 1m rule that we have installed on nearly every project in the last 10 years plus.
@@BakersGardenBuildings thank you for you quick response. Yes now you have stated that it isn't a timber cladded building you do meet the regulations to build over 15sq/m. It just threw me when I thought it said timber. Ive been looking at the laws and regs on building a workshop mancave etc. and always come across conflicting statements. Whilst I love this building you have done it is way out of my budget. But maybe in the future it's handy to know you are there. Thanks again.

Is 30 square metre the maximum you can go. I always thought as long it is no more than 50% of garden size
Zahid Khan you correct for “planning” rules, however you should also work with in building “regulations” this is where the 30sqm comes in. More information below.

This does not comply within the permitted development. Should be 1 meter away from all boundaries. If not, then it reduces floor area to 15m2.
Hello , this does comply as it’s made of noncombustible material to the nearest fence. Plus this is not a permitted development role is a building regulation.
