As a longtime landlord, I can say that the biggest downfall with "mom and pop" landlords is they don't treat it like a business, and don't consider how valuable the property is. We always do a complete background check, no one moves in without all monies paid, and we do an inspection after 30 days. If all is well, we then do inspections every 6 months. And remember the landlord's golden rule; "friendly with all, friends with none."
When my husband & I bought our rental house we made sure to hire a property management company. Their knowledge of landlord/tenant laws & screening services are well worth the fee.

Here in Quebec, Canada if for exemple a pipe burst and leak and is damaging your aparment and the lanslord refuse or he is too slow to repair it you can call a plumbler and the landlord have to deducted from your rent. but it only apply to emergency repair we don't talk about a broken bulb....
No sympathy for squatters, if they at least respected the property, kept it clean & tidy, but they destroy the free accommodation causing damage adding insult to injury!
I am in property management you cannot allow emotions to come into it. People lie and show emotion because they know it has worked in the past. It is ridiculous how people just do not get it. There are resources use them! do not always believe what the person is showing trust me.
My Friend almost got evicted and had a Bailiff who almost came to the apartment to throw his stuff into the street. On a wing and a prayer he was able to get the rent money. He got a major slice of humble pie. He was someone who never paid bills on time let alone paying what he owes to friends. The fact that he almost became homeless was a major reality check and a kick in the pants.
This breaks my heart , honestly .The people renting have mental illness or no jobs ,it’s not an easy situation. I wish there was an easier solution for everybody involved.
I hope this is not occurred, but I worry that maybe some of the people who have been evicted will come back and hurt the landlord. It didn’t happen to me, but I was threatened twice.

the couple in the tent didnt get what they wanted what a joke...they can simply work a little more and get what they want... my husband worked 60 hours a week for us to get a place to rent. We both started to have 40 hours jobs after the kids had moved out our place.. took a while longer than most cause we also adopted a grand child.

Any wise landlord should photograph the property, before during and after. Also they should photograph and fingerprint the renters as well as meet them at their place of employment.
