Are you ready to live 'nowhere'?.
66± acre wooded land with a cabin --- the cabin is rough, but almost anything can be fixed up, right? This property for sale has decent Timber, an old cabin that has power, municipal water, pond, 3 areas that are flat and open to build rental cabins - or a cabin for you and the fam - or just to camp on. This is all nestled within the Daniel Boone National Forest all around you (708,000 acres for protection). Land for sale in Kentucky comes around often -- but not land this cheap. Lots of forums on Bigger Pockets.
It is close to The Redbird Crest Trail - it is developed for off-highway vehicle riders, hikers, horseback riders and mountain bikers to enjoy year round.
The trail has three developed trailheads with vehicle parking. Signs at each trailhead indicate the type of use permitted along each section of trail.
Redbird Crest OHV Trail Guide
Trails within the system:
Redbird Crest Trail #801, Sections 1-22 (69 miles)
Gilbert Creek/ Elisha Creek Loop #802, Sections 5A and 7A(14 miles)
Left Fork of Elisha Creek #803, Section 6A (7 miles)
Daniel Boone Trail Connector #804, Section 6B (5 miles) Video brought to you by Brad Simmons.
If you want to harvest timber, this property has some marketable Timber now - much bigger trees in 5-10 yrs. That's just money in the bank.
Living in the confines of a United States National Park is a dream for many nature enthusiasts - and this is about as close as you can get. Wildlife is plentiful here - we always see deer and lite up turkey and quail when we visit.
This secluded property has GREAT internet service, municipal water - and is a dream for hikers and nature lovers alike --- and on the doorstep of the Daniel Boone National Park and the Redbird Crest OHV Trail.
Where on earth is this place? In the Kentucky Mountains - triangulated between Essie and Stinnett, KY
Property Features:
- 66± acres, woods, pond, cabin and 3 flat spots to build more cabins
- Approximately:
55 minutes to London, KY
1.5 hr to Lexington, KY
1.5 hrs to Cincinnati, OH

I really like how respectful you are in their home.
Hi Cheryl Goebel, this is the way they live - it is not for me to judge or tell them they should live like anyone else. and thank you. ❤
I love people from the south
Hear, hear!
Absolutely.
I agree!!! Maybe he was gilding the lily a bit but after watching the video with Brad and his son ( the waterfall & the dignity leaking pink crocs 😂🤣) it's obvious he is a good man who loves his son and raised him right. Being respectful and non judgmental looks good on everyone!!

Now I love this land and that Cabin and you know how I am I have left a lot of comments. I would fix the cabin up and let that lady stay there till she wanted to leave or it was her time with out charging her one penny more. I would build a log cabin up on the top . That lady lived there 52 years no one should ever buy that land and kick her out or charge her a penny more .
@Rich Brock So what you are saying is the house means nothing to you and that old lady that gave 52 years of her life to living in this home content means nothing to you as well . You would be ok with bulldozing that house because you don't care about a old lady that lived in it got 52 years?
@Dane Lionheart my sentiments exactly. Additionally, I would spring for some totes and hampers to help keep her clothes off the floor.
@@bigwink7 This lady spent 52 years of her life in there and by God if I had that I would fix it up some or rip it down build her something better and charge her the same 100 a month .I would for sure get her a better heating system and new stove fridge and windows.
@Rich Brock I knew there were people like you I just never "met" one.
@Rich Brock you are a heartless man...I am sorry for your hard upbringing.
The people liveing in the house are as happy an humble as they get,
Interisting property. However the "cabin" is not worth anything. Whoever buys it would be best to take the 2 acres that it sits on and give it to the 2 women that live there, then build a new cabin somewhere else on the property.
So then the cabin IS worth a lot! Because I'd be investing AND making someone's life easier. :) I love that idea!
The lady did say she lived there 52 years if I heard write Im with you I would just let then continue to live there and build something for myself because I would not live in that small cabin that cabin is not for me but I like the property...
Or burn down the cabin with all junk and build a new cabin.
How heartless! Why displace the women who need a house!
I'm in agreement I couldn't set someone out of their 100 a month home they've been in for 50 years. I think Id rather let her stay till she dies and not even charge her rent but the deal would be she needs to save that 100 bucks because the day she passes if she has someone related they'd have a month to move that stuff out and then I'd tear it down to the studs and rebuild it. Might as well have some good will in the new neighborhood and someone to help keep an eye out on the place. Maybe a tax write offor just a good way to sow some seeds. That being said the Path to Hell can be paved with good intentions. Some people will despise or come off as entitled amd the more you help them the worse they are..
He reaches the cabin at 24:00. The rest is just him driving. You're welcome
They took the long way. lol
27:30 precisely
Back in the 70's I spent two years living in a Yurt so the cabin is not to bad in my eyes, you can do a lot with it.
I'd never kick the old Lady out, she has been there to long and I like people to talk to.
I got a little slow for me I didn't see the whole video so is that woman still living there and how did she get in and out of that place the long way on that four-wheeler
That's a lot of land for the price with a lot of possibilities. There are more people living like that than we realize. Just trying to survive and not be bothered. I wish them well.
You mean living in filth when there is no need to live like that, poor or not!
@@KM-wf9yx I think you have to realize they're definitely not mentally capable of rational thinking.
I grew up on 40 acres with 20 under plow, 5 to 10 as pasture land, and the rest home place. Living like that was a blast as a kid, the fun we had, my brother and I, playing in the woods. I miss that way of life, how anyone would rather have the city I do not understand.
There isn’t a better way of life than what you just explained. I to remember ripping and running the hills and hollers . Those were best times in life.
@@johnjohnson-sm3yf. Mine, too.
I live on the border of Metro Boston. I also have land in the state of Maine. A 14 acre lot and a 41 acre lot on the same road. In Maine I love the peace and quiet. In the suburbs of Massachusetts where I live I like the activity and all the conveniences like for example stores. If I had a choice of only one I wouldn't know which one to choose. For the dog's sake well they need freedom rather than a leash and being cooped inside a home and so yeah I'll live in Maine.
I spent a large portion of my childhood in a home much like this,on Crooked Creek Rd (Livingston).in Rockcastle county Ky. with my momma's parents. We had an outhouse, only electric was heavy extension cords and a washtub to bath,,,,,,,,,,ironically some of my best memories

My mom moved us from Miami Fl to the Ozarks in Arkansas. Now for a city boy this was a real lesson in living. Only spent one year there but is some of my best childhood memories. No toilet or electricity but sold gold neighbors

I hope the tenants of the cabin will be able to stay on after property is sold. Imagine how worried they must be after 50 years. If I had bought that land I would let them stay on for free.
@LADY,NICE GESTURE BUT THEY CAN PAY THE PROPERTY TAX
They did such a BANG UP (literally) job with that house, but have new vehicles? No, sorry both they and that house have got to go, the house has major foundation issues! They would sue the owner if they got hurt in a split second and did nothing to help their own living space with only paying $100 a month? Probably never told the landlord that everything was crumbling around them?
Many times when selling a property that has a rental on it, the seller can have a clause put into the sale of the property that the current tenant must be allowed to remain there. Of course w/that there can be other specific rules, requests etc.
@@paulettebarrow9791 That was a very sweet gesture, God bless!

Best comment thread ever. So many people have respect for the tenant here. I love it.
Yes I truly believe that they are amazing ppl
Classy way to visit the home. Respect is an art.
Classy comment!! Beautifully said!! 💛✨
They must be scared to be put out..awful feeling..ide never make them move
I thought the exact same thing. The 100 bucks could cover the cost of propane in a new cabin up the hill.
I believe she said she lived there 52 years I would just let them continue to live their there is enough property to build somewhere elese I would not live in cabin I do see it being worth fixing and dont think people are really want to rent a place like that so let them stay in the home. If they ever leave that tear it down
Im a buyer and them folks ain't going nowheres
Wow ... that's a different life. I've lived in a truck for 40 years and thought that was 'different', but those people are definitely out there on their own. Different strokes for different folks rings true all across this country. I just live in peace and hope for the same for everybody. Safe travels Mr. Brad.
She talked about replacing the wood stove. To me, it doesn’t seem those women anticipate moving when the property is sold.
If I were to buy it I'd let the little lady that has been there 52 yrs live there, and "adopt" her.🧓
Agree, yes I would as well
Kentucky still has the true American spirit of the frontier in the land and the people of Kentucky. God’s country. Thanks for showing the eastern Kentucky area. Daniel Boone would be proud.
It's amazing how many people have no clue about how a large number of Americans live. Having grown up in rural Louisiana and traveling much of the deep South, as well as other parts of the country, I have seen people living in these conditions or much worse. Most middle class Americans have never ventured out of their nice suburb or city life, all the while working for a daily living on a job that might disappear any day. Unfortunately, with the potential of economic collapse and other likely disasters more Americans maybe forced to live in this manner. God bless them... hope they are happy and healthy.
That is about the most bigoted thing I've ever heard these people live in one of the most beautiful places there is
if I lived in that cabin I would only sleep init
I would spend my days outside
I understand what you’re saying here but after living in a suburb of Los Angeles most of my life this way of living actually seems very nice.
No one should live in these conditions. It's sad. I would buy it & fix it for them if I had the money.
I was getting ready to say the exact same thing. People wanna play the "poor me' game when they live in apartments and homes with bathrooms, running water, heat and a/c and pretend that people don't live like this.. I know all about it cause I grew up poor in a rural area, so I get very upset when I hear people flapping their mouth about something they know nothing about. Even tho that was years ago when I was living like that I still know people who live like this today so we can all stop with the some people got it better than other bs cause poor is poor...period!
Some peopkes poor house is others mansions. I d rather have the poor life n be happy then have a California mansion
This has to be one of the most unique real estate channels I've come across. I appreciate you taking the time to show as much of a property as you can access. And it's interesting to see how some people live in Kentucky :)
Awesome! Thank you!
Wow! I'm originally from West Virginia, now living in Nebraska. Reminds me a lot of West Virginia. Beautiful land. If I owned it, I, too would just let them live there for free. I would build a cabin elsewhere. Thank you for taking us on this journey. God bless. 😊❤❤
Well, if I owned the land, I'd probably turn it into a theme park and charge admission! Just kidding, I think it's wonderful that you would let people live there for free and build your own cabin elsewhere. Thanks for watching and sharing your thoughts!
Their home is beautiful, I hope the new owners let them stay. Looks like they need a handy man. Country living at its best. Beautiful memories made in that cabin. I bet it’s beautiful during the winter.
If i bought it the tenant would be staying
My husband and I were camping on some family property near Grayson about twenty years ago. I loved to wander the area; with a big stick in case of those snakes. I was hiking back to camp one evening and knew I heard an elk. I mean I grew up watching Wild Kingdom. I got back and excitedly told my husband and he all but said I was trippin'.
A fella that lived up the road had driven in a about a week later to see if we needed anything (good folks up there), and I mentioned the elk and he confirmed my experience. I didn't say "I told ya so."
Lovely property for sure, and I don't see anything particularly wrong with the cabin that some elbow grease and a trip to the Home Depot couldn't fix. I have very simple tastes.
Hope no one runs those folks off. They're just trying to survive.
One recomendation! Go to your local locksmith and get a dumb key (unchipped blank, cut to match your key), it won't start your car but it will open the door! As I am a landscaper, storing my M18 tools and batteries in the truck secured to prevent unwanted reallocation of my gear, I lock my keys often. That dumbo key saves me!
LOL you have it alert you to cops ahead!! Hahaha!
I need land like this! That's one thing I love about your area is all that available land. Personally if I bought that land I would let that lady live out her days, and try and make repairs on the cabin to improve it.
We'd be putting a modular on it and then maybe eventually build something. I love when you show these properties!!
This was fun. Felt like I was right in there riding along. Thanks!
Yeah! I had to duck a couple times. Thought I was going to get smacked by a branch.
If I had the money to buy that land while building my place I would build those ladies a nice warm & cozy home & also furnish it then I'd bulldoze the old one & their rent would remain the same... I sure hope that whoever buys the property will let them stay....
Watch out for the copperheads and rattlesnakes.Kentucky is noted for them.I live in Kentucky and it’s a beautiful place to live .The people are so nice.If anyone wanted to live off grid this is the place for them.Very beautiful.
I Am from Texas and no way I wouldn’t live there , still is beautiful
“Gotta watch out for the pO pO” that was dang funny 🤣🤣🤣
The Red Bird area was owned by the FORD Motor company many years ago to grow timber be for the old wood spoked tires long ago. Got to visit there long ago for a Church group that did volunteer work in that area. Very remote place but extremely beautiful!
The road that passes the church is so pretty.. All those houses on the hills the entire street after the post office is so beautiful.. ♥♥♥♥
I could smell the woods in your video !!! I live in the desert of So. New Mexico 🇺🇸... I would snatch this up in the blink of an eye !!!! Absolutely Beautiful !!!
BUY it and let the tenant KNOW THERE safe to stay
I like that the plant growth is "messier" and less manicured than many other properties you have shown.
Bless their hearts living in that cabin . Makes my heart hurt . I love the land and I could clear those trails out real good and make a few nice spots throughout the land . I like the set up.
Born and raised below London Kentucky. I live in Tennessee now but it sure reminded me of the way I grew up.
Wow!!! Now That is what u call a back in the woods ride ..So cool very adventurous seems like great property for living off grid and have a few tiny homes built on it..
Beautiful place! I guess my Mercury Milan could make it up that hill (?) LOL Best wishes to the dear lady who has lived in that cabin for 52 years. I hope the new owner will allow her to stay on.
Really enjoyed watching this, beginning to end. I’m a southern girl but my heart remains in the PNW. I love wide open spaces with long range mountain views.
Down here in central Florida that would be about 1.5 Million dollars worth of property. So 100 grand is pretty cheap by our standards.
Yes it would be. I live in Northern Florida.
@@belleange590 I almost bought a place in Monroe county, nice area.
I live here in Apopka Florida, north of Orlando. I can’t believe how many people want to move here! How do they know to come here? Apopka is a nothing small town, I don’t get it! Nice property, and $100k for 66 acres is a good price. It's a little too rural for me personally. I imagine myself getting lost on my own property, never to be found again.(Alive, anyway) LOL! Hi Brad! I enjoyed this video. Quite an adventure just driving to and on the property. Beautiful property and water source is a definite plus. That piece of land where the cabin is located is amazing. With some elbow grease and a little investment the cabin would be awesome. I love old homes; the one I live in was built in 1952 and it is surrounded by more modern homes. It's the only house in this suburb where the front door doesn't face the street. The original owner used to own many acres surrounding this house; he now lives in a mansion. If I bought the property I wouldn't have the heart to have the ladies move. They could stay in the cabin rent-free and I would probably pay their water and electric bills as well. I was once married to a beautiful lady when we were both active duty military and she's retired up near Flatwoods, Billy Ray Cyrus' old neighborhood. Anyway, my present wife and I are both retired and in our 70's and I'm looking for a piece of land to "hide out" on :) A friend of mine owns a mountain in North Carolina 50 miles from his home and I envy the fact he has a place to go to and get away from all the current madness going on.
