    Something I did as I was starting out was go to the new neighborhoods being built in my area. I asked if I could film around their model home for practice. Most were very kind and had no issues with what I was doing. Thanks to their kindness and generosity I got to build great starting portfolio!!!

      @@ryansnaadt I consider myself "overgeared" so all I really need to do is just to do it. Do you use any lighting for your real estate videos? I have friends and associates who are real estate agents of luxury homes (million dollar homes in Toronto) and they've been bugging me to do some work for them. Besides a gimbal, slider, drone, and my camera, do you take any lights with you?

      @@ryansnaadt yeah I've been debating hard quiting my day job for photography/video. I'm fortunate enough to have a high paying job that I dont hate, but at the same time it's not making me excited. Thanks for your words of encouragement. I should really get into this

And with this experience your friends are bugging you and banging down your door for you to work with them. I wish i was in your shoes...... And there you are, "Besides your Gimbal, Slider, Drone And Camera", that said it all. Yes you can do it. You have an expensive hobby, so why not become a professional. My 18 year old nephew has a larger setup as a hobby (aka rich dad) and he should go pro too.

    Couldn’t have had better timing for me. I have been trying to think of ways to dive into videography with different types of projects and this caught my eye.     I'd love to see a more in-depth video on how you make your videos too, like a "10 tips and tricks" kinda thing, or things to consider/think about specifically with real estate - you briefly touched on sticking to the walls and using a gimbal/slider which was great!

    I find your camera-lens pairing information conflicting. In the video, an a6300 is mentioned. With the Laowa 12mm lens, that's like an 18mm full frame equivalent. However, in the suggested kit, you post a 7sii which is a full frame. Would you elaborate? Thanks

      Yep depends if you are on a full frame. 12mm on full frame gives the biggest room focal length without distorting lines too much. 12mm-18mm is adequate for real estate!

    Very well done video - Thanks! You are a very impressive young man for sure.
    However, please remember ESSENTIAL STEP #1 (omitted here in your video, understandably); you MUST live in an area that offers a living wage marketplace.
    If you live in a thriving wide-spectrum real estate market, your title makes perfect sense. If you are in a smaller city or town, not so much. Just stating the obvious, the marketplace is KEY. Many (most perhaps?) places offer only $1000 - 3000 a month to even the most ambitious, driven, and talented videographer and do not have high end homes being listed.
    You know my point: If you are young and willing and pliable, first choose carefully WHERE you put down your roots...then fly high from there.

      Thanks for the input. I think location adds to it. As for replacing the income opportunities, you could shoot smaller homes (under $750k) for lower amounts and just batch shoot properties. Doing 3 in 1 day for $500 each can still get you pretty close to the target. Also contracting for multiple agents in different markets would play a good role in that approach

      @@ryansnaadt Right you are, but we have to remember, SOME places are just the pits when it comes to median home prices and the spectrum of prices (there, I said it). For example, in my area the median is about 180K for a 4 BR 2800 SF home on half an acre, days on market are about 130, and agents simply will not pay more than perhaps $80 for photos and $110 tops for video. There is maybe one $500K plus home offered at any given time here in the rural midsection of SC. There are probably hundreds of similar communities across the country. Bottom line, Consider yourself in a great location. Now, Hilton Head, Charlotte, Atlanta -- now you're talkin'.

    Do you use the Laowa 12mm fixed lens for real estate videography as well?

      I don’t personally, but it is one of the best lenses to make the rooms look as big as possible. I use my 16mm on a gimbal and it works just fine

    You should mention the lens focal length in context of APS-C factor as opposed to MFT or full frame.

    1. Don’t be so objective with lens focal length
    2. ROI doesn’t apply because the video is just the attention grabber. Price and location is what sells. The house could easily sell without the video, but sometimes it can definitely help! A big thing is that it helps brand the agent so they can make their clients happy and get more clients
    3. I’ve never thought of the retainer idea you’re talking about. I just have them reach out to me whenever they have a new Listing. They become loyal and love me and my work.
    4. You gotta get a better drone!!! Especially if you’re making over 10k a month haha
    Great video. Wish I had more time and energy to make more tutorial videos and marketing videos for myself haha

      28 will get you by to start but you can find off brand lenses and invest in those

      I follow a 5 step email sequence until they reply. I have a full video on email marketing on my channel where I go deeper on reach out logic and why/what to say. Try to use it as a guide and customize it to your unique offering.

    Damn dude, looking at a career change into digital media/marketing and this was huge. I was a roofing contractor and have some realtor contacts that I could at least utilize to build out my reel and then potentially build out into referrals. Nice that you're able to accomplish everything with the a6300, I've been looking at the a7iii but the more I research it doesn't seem like I need that much to make small business videos. Currently have 2 proposals out for a roofing company and backpacking company on video projects, this was an incredible resource and motivational video.

I do have a few questions. Is there a square footage limit with these homes? (For the clients you have on retainer) Or is your price set? Also, how long roughly did it take you to edit your videos when you first started versus now?

      Christina, its a solid choice for some side income. Real estate is good because it is much quicker turn around and you can batch shoot multiple properties. I would start getting your feet wet now when you can so when the kids go back to school you have a book of business to call on. It took me about 3 hours to edit my first one. But once I understood the look the agent likes, I can get one edited in about 1 and 1/2 hours. The more you do the faster you get at editing and shooting.     Hey man, thanks for this video - super concise and to the point. I'm currently working in corporate and event videography. My question would be about securing my first real estate gig. I'm totally fine doing the "Freemium" method you mentioned and offering my services for free to build my initial real estate portfolio - but how do you go about soliciting that first client? I've always been turned off by cold calls/emails and I don't exactly have existing contacts in the real estate field. I guess I'm just looking for a way to break into the field without the awkwardness of reaching out to random people. Thanks!

    Are you using cropped a sensor with the 12mm
    Should full frame users use the 18mm

    Hi Ryan. Great video and great tips. I'm just wondering if the Canon M50 + Laowa 9mm (14.4mm cropped) f2.8 is a good setup to get started with real estate videography? This lens is quite expensive and it claims to have almost zero distortion. Do you have any advice regarding an alternative camera and lenses?

      Hey @@ryansnaadt, thank you for your reply. I had a look into your gear however I was more interested to know if I can start with real estate videography with the M50 I bought (quite a good deal, the camera with the kit lens 15-45mm f/3.5-6.3 IS STM and a bag for around 550€). Now with the crop factor of this sensor it's the same of having a 24-72mm which it's not even close to be used on real estate video in my opinion.
      So I was wondering if the best option to get started is either the Canon EF-M 11-22mm f/4-5.6 IS STM MILC which with the crop factor becomes a 17.6-35.2 but with a quit high aperture of F4, I can get this one for around 375€, or the Laowa 9mm f/2.8 Zero-D which with the M50 crop factor becomes a 14.4mm, and I can get this one for around 470€.
      I was also considering a Vitrox speedboster which is faster, it decreases the crop factor and it's an adapter to EF, with a Canon EF-S 10-18 mm f:4.5-5.6 IS STM, but also quite high aperture too.
      I'm very confused. and I hope someone here with more experience on the field could give me a hand.

    You meant to say 18mm-30mm for the lens, right? Since your a6300 is a crop sensor, I’m going to assume you didn’t convert to full frame equivalent in this lesson. Right?

      Yes, virtual tours are even more important now since people don’t want to tour in person and the housing market is super hot right now. Low interest rates and low inventory make it a sellers market

    Do you mean 12mm on a full frame body or on your A6300 with a cropped sensor? I shoot on a full frame A7III and even at 14-16mm I notice some bent lines and distortion. Interesting to see what others are using! Great video.

      A good place to look at is 12mm on a full frame. Yes my a6300 is cropped on a 16mm but the idea is to get as wide as possible without the distortion effect. Thanks for watching

    Only a week ago I got a friend reached out to me and ask me to help out with his real estate listing demand. And he asked me if I can do video. I have a zhiyun crane plus, Sony a7c and a wide angle zoom lens. So I said yes. Thankfully they ask me to shoot walk through video so I can turn it around in 24 hours with photos and floor plans.

      Perfect! Since making this video that’s been the biggest suggestion I would add is bundling photos and video together to raise your value. Also find agents that have new listings all the time and they become repeat customers

      @@isonny2010 depends on your market, how much experience you have, how high of a price the listing is, and a few other things. But if you feel confident in it, keep rolling. If you can shoot 4 of these in a day, that's $1000 in revenue each day which isn't too bad if you can turn edits at a decent pace

    Hello, I'm a Brazilian videographer and I work in the real estate market nowadays. I wish the market would level the value of videos like you presented in this video from 4 years ago. The truth is that brokers really need our vision, our techniques, our services in general to brighten the eyes of future clients. However, what happens is a market where the videographer's work is auctioned, in general terms no one is willing to act honestly with you. But this is also due to the ease of your service being replaced by a fake cameraman who levels the market downwards. Anyway, this is just a rant so that you can value your work, charge a fair amount for your knowledge, use of your equipment and make a profit for the time spent.

      Whether you go crop or not, try to stick around that 12mm focal length for that wide look without bending lines too much. I ment it as a full frame reference

    What would you say is the average ball park turnaround time for filming and then to completing the editing?

      Thanks so much for watching! I would say the average house 2-3k feet takes 2 hours or so to shoot. Once you get in a groove it’s faster. I start with exteriors and then move inside. To edit, it takes about 2 hours or so to edit it all. Again once you follow similar practices things get faster. I prefer to shoot multiple houses at once for speed too

      You could apprentice but just start shooting homes and build your own business if you want to do it. There are online programs for this as well you can find

      Highly unlikely a Realtor will hire yo without a license and insurance. Aviation insurance is the big thing and yo cannot get the insurance without part 107. The other part of it is the realtor can be fined heavily pay the FAA and the Realtor association. The realtor association has handed out some big fines and the news is spreading. The real actors that would hire a non 107 are probably using a done themselves if they are that cheap.

      Ryan Snaadt yea man. But DONT LET IT STOP YOU FROM GETTING STARTED! When I started I found a realtor that allowed me to practice on empty low priced homes in exchange for a simple video that I assume they used to send via email to clients but didn’t publish them anywhere.
      Talk with realtors in the area. Tell them what your wanting to start doing. If they don’t want to talk to you then You don’t want to work with them anyways.
      It’s all about building relationships! Plenty of rule breakers out there.

      You could get a similar look if you set the camera settings properly. It gets hard to sell video as a service though if you show up with an iPhone to shoot it. It’s doable though!

    Would this be 12mm (on 35mm equivalent) or in the case of using your a6300 (1.5 crop ratio), that would be 18mm on a (35mm equivalent) .

      Any lens that goes 12-18mm full frame will give you a wide enough shot!

      I honestly wouldn't go any lower than 15mm. Depending on the lens, anything under 15mm you have to start watching for warping around the edges. The only time I would use anything between 11mm - 13mm would be for super super tight spaces. But it all depends on the style you're going for. Me personally, I understand the marketing aspect to make it look appealing, but at the same time, I'm all about realism. I'm not trying to lie to the customers. We use wide and super wides to make the property look bigger. So I try to not go under 18mm in general. If someone is having to fly in from another state to tour the house, I don't want to give them a false promise of what the house actually looks like by make it look bigger and brighter than it actually is. Same thing for color grading.. I try to stay as real as possible. But that's just me.

    Hey Ryan, South London Uk based real estate photographer here. Looking at getting into videos and have been approached but need to plan my approach, I Have an a6000 and a RX10 mk4. One issue I wondered with a photoshoot I can be very selective on quickly staging a room but with video the home needs to be in good condition and ultra tidy for the video to be of any marketing value. Do you do that yourself or insist the vendor does all that? as that must be costly in time for you. many thanks some great insight here

      Great question! Yes I typically try to coordinate with the photographer so the home is staged for all marketing purposes and we both come in at the same time and shoot. I don't stage well, I can open/close blinds or small things like that but usually I am shooting higher end homes and the realize that it needs to look spotless.

      I would reach out to a ton of realtors and offer free videos to build a portfolio and get a solid base of clients and then continue reaching out and getting repeat agents

    Is a 24mm lens on a full frame camera wide enough for video or photography? I've been hearing 16mm is the best but idk if that's 16 on a crop sensor.

    Great Video! I Love the insight...I have a couple of questions? Are the Video examples of the RE clips shot with the a6300, or is it a mix of different cameras? Also do you think the stock kit lense be enough for the time being till i get a new one?

      Thanks! And yes a6300. As long as the kit lens is wider, you should be ok. Anything tighter than 20 mm will make the rooms feel smaller

    I seriously doubt a realtor is looking at a 10:1 ratio for the photos/video selling the house for them.. I would think its more like this guy wants a grand of my commission? no way! Lucky for me I live in a stupid expensive area so a 1br condo is 447k. I am looking on zillow now per your suggestion. :) I am still gonna hit like!

      Thanks! The seller can edit the posting with new photos/video. Realtors usually are doing email/social media campaigns to push properties as well. So a lot of these will be used in FB/IG advertisements to intice them to go to Zillow and book a tour appt. 👊

      I try to keep the speed 80% to 40% of normal. You can go slower but it doesn’t make it perfect

    Im 16 years old, have all the gear i need, a73..Moza air.. going to get 12mm lens but renting it until I get enough money to buy it, and Im able to get luxury listings due to contacts. My question is do you think people will hire me and take me professional only being 16 years old?

      Sounds like you are all set. Honestly, the work will speak for itself. I met with a social media manager that was still in high school once. He was cocky and kept bragging about how he owned a business. But once someone asked him about what he was making and some examples he froze up. Just offer great work and charge accordingly and you will be fine.       I would aim to get your first one and work your price up as you go. People expect to see a portfolio and I would suggest offering photos, 3d tours, and other marketing assets for agents
