    really enjoying your videos. I thought I was handy but I'm no where near your knowledge level. I love the fact that sometimes I want to fix something around my house and there are no videos about it and then you find someone who is doing maintenance and boom now I can try to replace those schrader valves.

    That window ac unit...the level of water is designed so the condenser fan scoops up water and forces it into the condenser to make it more efficient and to help evaporate the condensate. By drilling a hole in the bottom of the pan it reduces the efficiency of the unit and the power bill will go up compared to not having the condensate in the pan. Great job cleaning it out and getting it running again.

    New sub and love your “no big deal, just another day” attitude! Been doing apartment maintenance for 1yr now and love it even though I have to recycle, repurpose, reuse everything because sec.8 HUD doesn’t leave much for a maintenance budget much less preventative maintenance. You can’t always control what you’re day is going to be like but you’d better be able to control your attitude. It’s so much easier when you look for the positives than pointing out the negatives! Keep the good vibes coming Ray! You’re channel will hit a “viral” status very soon! Everyone needs a positive hand up especially when things seem bleak!

    The pan around the condensor is designed to hold some condensated water from the evap. It must be reasonably level both ways so the water is at the right level where it meets the fan. The ring on the outside of the fan dips in to the water and slings it on the condensor to improve efficiency. It is really a cheat to make the ever increasing mandate for energy star rating and to keep the cost of the unit down by allowing them to get by with a little bit smaller condensor to save copper, aluminum, refrigerant and make a more compact unit. The downside is it collects muddy crap in that sump. If sun shines inside there that mud grows algae or God only knows what kind of Legionaires disease fungus. Nobody reads that far in the manual that says it should be cleaned out freqently, and of those that do read that far, who is gonna pull a nasty unit to clean it out if they dont have to? The most frequent result is, you drill a hole in the pan so it cant collect water deep enough for the fan ring to sling it and you have cut the capacity of the unit by 25% There ya have it. At least get yourself a 1/4" diameter tube you can feed in between the louvers to rinse some of that crap out the other side once in a while without pulling the unit. Or better get yourself an adjustable height table so you can pull the unit to the inside without sloshing that nasty water all over inside the unit and shop vac the crap out twice a season on every window unit on the place when you clean the evap filters too. And after you have cleaned out the filth and foul, put a plug in the hole you or someone else drilled to restore the capacity and efficiency of the unit. In normal operation in all but the driest months, you should hear splashing and spraying of the water outside, if not it is way out of level or somebody has drilled it and it is a lot smaller, less efficent system than it was supposed to be.

      I do not think this facility does regular scheduled maintenance like you are referring to. Most of these apartments are on a call or work order system which is a corrective maintenance system. They are putting out fires all the time and do not have time to prevent the fires from happening. I wonder if they do a normal schedule on the AC evaporator filter replacement? Good day.

    Look how close the condenser is to the dryer vent. Nothing you can do about that but to stay on top of the cleaning, but I see a bunch of folks install mini-split systems with the exterior unit right next to the dryer vent. Good info in this video. Thanks.

    I have a question ? why do some peoples need cleaning ? and mines 16 years old and still like new no need to clean

      Depends on where it is. I have 24 ac's out there, and this one is the only one that looks like that. Also, it depends on if there are dogwood trees around, there are horrible on ac units for the shedding. I hope that answers your questions.

    How is this 410-A working with the old r-22 coil
    how efficient is the system? what is the delta -T
    How is the coil holding all the pressure ?

      system is working grate. DT is 20. Last time I was there the temp was 70. I have installed 410 condensers 7 or 8 times here, where I installed a 410 to a 22 coil with a 1/4 & 5/8 line set it work grate. I'll explane it on my next video. I have to install a new gas furnace this week.

      A coil is just a coil. As long as the design pressure is above the operating suction pressure it doesn't matter what refrigerant it's using...(commerical HVAC tech)
