I have a credit score over 800, low income, no payments lateness ever, no dependants, working in the same industry for over 20 years, a kind a estable cash gig(unreported) and today I was told a need a cosigner because I don't qualify for more than 100.000.
Hi Jenn!! My partner Miguel and I are obsessed with your videos! We purchased a house in Wonder Lake, IL, in the Stonewater community back in February of this year. Our interest is locked in at 6.5%. When would you suggest considering a refi? We don’t get hit with our property taxes till March of next year since it’s a new build and we’ve prepared for that but we wanted to try to level out our payment with a refi but don’t know when the right time is to consider it! Much love!
So, I just started building my credit around March of this year. I started as unscoreable because I've always paid cash for everything. I followed all of the advice and got an installment loan and a few credit cards. Somehow, I was approved for an unsecured AMEX card, Lowes and Capital One. I've been keeping my utilization below 5% by the statement date and paying it completely off by the due date. In September (6 months later), I finally got a score and it's 717. I've saved about $5,000 so far and I'm hoping to have $10,000 by December and a 760 score. Do you think I'll be able to by a house by then. I've had the same job for 18 years and I make around $52,000 a year.
What if someone is 70 years old. Is that a sign you should just forget trying to get a loan for a house? I mean a person could live to be 100 and get a 30 year mortage. But again, what are the chances a lender would even consider you for a loan? Also they are a veteran drawing compensation from the VA. Thanks.
I have done 30 year loans for 90 year old people. We don’t discriminate on age. So no prob on that. A veteran drawing comp from VA? This is no prob. I have a video on that. Call me 707-478-0637
A major lie I was told was that if you switch jobs it has to be in the same industry. Thanks for clearing that up for people.
...or maybe in the same company, just transferring to a branch they have in another city/state?

It’s because your income is not reported. Lender has to be able to show ability to repay so we have to go off of income
@@JenniferBeeston Actually my gigs are not reported but my FT salary is.
Yay!!! You are licensed in MI!
Yes:)

Thank you! I appreciate. Don't refi now. If rates stop dropping, I will scream it from the mountaintops:)

Hey your phone number has a 707 area code. Are you near Napa Valley?
You so called out my life right now lol
Hi Jenn!!!! How do you factor end of the year bonuses, that are different yearly?
What if you have your kids on a couple of your credit cards as a additional user,,, does it effect anything besides utilization
Totally fine
We prepared by following the baby steps from Dave Ramsey. We close escrow in two weeks! 🎉
Congrats that is fantastic!
Do you have to be married for a year before you can qualify for 0% down w/ your bf?
Are you talking about on va loans. No marriage timeline required. Just married
If people talk to you before, don’t you basically drill into them.
Yes We try to make sure they have all their questions answered etc:)
