Your pretty awesome! New subbie and looking to become a new home buyer with my husband. Located in Cali & looking to do a VA loan. I found a realtor and he seems cool but I'm not sold on the lender her recommended. Wondering if I could use the realtor I have in combo with your lending. Or if you have any realtor recommendations in SD, Cali.

So informative! We signed loan disclosures 11/24 and gave everything to the loan office within the next 2 days that she needed. The appraisal report was finished 12/8. I have reached out to my loan office to see if she had an idea of an ETA of when we would hear back from underwriting and she replied saying she was not sure if turn around time. I don’t want to be “that” client bugging her all the time. We are scheduled to close 12/30 and was not sure when I should start to be concerned if I have not heard back anything from her or underwriting?
She should have a rough idea of how long underwriting is taking. What company is it? Also you need to be through underwriting in the next few days to hit a 12/30 closing with no drama.
@@JenniferBeeston it’s an FHA loan through HarborOne Mortgage. I did ask her again yesterday and still got a reply of “still waiting on underwriting, not sure where you are in line”. The contract closing date is 1/7 so maybe we will be okay? The sellers were open to an earlier closing date so the loan officer said she put 12/30 on our file. If we plan for the 1/7 should we be okay? The financing contingency on the contract is for 12/28 so I guess my biggest concern is with Christmas etc. we will miss that

I am glad the videos have helped:). I am licensed in New Mexico to do loans but if you want to use the local branch that is 100% fine. Also for downpayment assistance local is always better as they may know of county and city programs. Don’t be nervous. They will take great care of you and if you have any problems let me know❤️

Hi Jen, thanks so much for the video! We bid a house for investment last month and the scheduled closing date is Feb 10. For 25% down pay, we need to have $150K cash. We plan to get $50K from 401K account, and $100K from my individual brokerage account. I plan to sell company stocks but cannot do that until Feb 20 ish, so we are about two weeks short. I will use my company stock worth of $100K as collateral to take out the same amount of cash, will this be ok?

Hello Jennifer! Should I wait for my 2023 W2 since my 2021 W2 I did not work for more than half of the year so my income that year was really low. Will that affect my purchasing power?
If you are salary it will not make a difference. If you are hourly we will be doing a two year average so if you still worked the 2nd half of 2021 we should be good. Happy to discuss 707-478-0637

Hi. Should this process be the same no matter what lender you choose, a bank or a smaller company?
Also, when shopping for a lender I’m sure you’ll be given the interest rate. Can that rate change from the pre approval to when it’s time to go under contract?
Yes your rate can change as you haven’t locked the rate until you are ready to purchase a home which tends to happen once your offer is accepted.

Great Video Jennifer. Question. I thought it was best to shop rates and get pre-approved first? So me as the buyer will have some idea of what price range to look at? Also, aren't there a lot of times the seller and seller's agent will want to see some kind of pre-approval letter when submitting a contract?
Yes you should always get preapproved before shopping. We actually do a full underwrite. Check out my “preapproval process” video.

We order day one on all loans except FHA. FHA we have to have disclosures signed first. Sounds like you still have time to switch lenders.

How does the appraisal process work for the VA loan? Is a Real Estate Agent suppose to contact the Lender once under contract?
Your loan officer organizes your appraisal because the VA sends out their own appraisers but you will be responsible to pay. So once your in contract you’ll let your lender know and you should receive a call about the appraisal
Okay so I'm going to look at some new construction on Sunday or talk to a builder on Sunday..if I like what I'm hearing will I go into a contract with them that day and then call you to shop rates? My agent said that even if I go with their lender I can change it somewhere down the road..is that true?
Yes and yes:) However sometimes they will give you incentive to work with their lender (money) so you want to be very aware if they are offering anything as you won't usually get it if you switch lenders. Hi Jen, this came up again with underwriting. My job is considered a 20 hr job, Part time, but I work 40 hrs a week plus over time. I’ve work more than 20 hours for 10 years. They are asking for a letter from employer which they declined to provide stating they guaranty I’ll be working same hours for years to come, which can be unpredictable. What is my other option? We close in 3 weeks.
I would think they could do a two year history as well as year to date. The only issue would be if year to date is way lower. If YTD is lower they are going to go with that or whatever is guaranteed potentially whichever is lowest if your income dropped a ton this year. Have they gotten a written verification of employment from your employer? That is what I would be doing.
@@JenniferBeeston yes, I think they already got it. I was on worker’s compensation from dec 2019-to may 2020 so yes, I made a lot less this year.

Can you go into underwriting with two lenders? Or is it not an ethical thing to do? Lets say you decided to go with lender A, and lender B asked if he can still continue to work on your file as a backup just in case lender A does not go through. Thanks :)
If a buyer has told me they are going with another lender I have my team stop immediately. It is not a good use of time and I want my team focusing on people on we are actively working with. It's not fair to the people using us to spend attention on someone who has dumped us.

Prior to receiving appraisal back. I move the income and assets to underwriting asap. We actually are fully underwriting preapprovals now so we can move even faster

Hey, I I'm 20 going on a deployment next month. I have already been preapporved for a va loan. it says i can go as low as 0% down and i do wanna do that but does that stay true when i actually go buy a house?
VA loans are 0% down but you do have closing costs whenever you buy a home so you want to make sure you are prepared for those or you ask the seller to pay. Be safe!!;)
If you don’t have funds to cover the appraisal difference, it’s going to be really difficult getting your offer accepted in this market.

How do you get Loan Estimates to compare loans if lenders won’t give them without an address and insist they have to give Loan Disclosures at the same time? Seems like it’s hard to shop around.
Unless you are locked even comparing loan estimates is futile.
We want the Loan Estimates mainly to get an idea of the Section A (Origination Charges) costs. I know that lenders aren’t allowed to change those afterwards unless there’s a change of circumstance.
@@ebleecker7104 they can always add points. our lender fee is $1440. Read Reviews of the individual lenders you are looking at. I have had way too many bait and switched this year coming to me for help. The buyer was trying to find the lowest rate and ended up with a higher rate because they were not locked. Really reviews matter. It tells you what you will get with that lender. Look at the loan officer reviews.
How do you rate shop without getting your score getting dinged each time your credit is run? I know, I know, most likely I'll have to go and find that video...lol video

I think your process is backwards. It should be perfect before it goes to underwriting. Maybe spend more time with the processors before underwriting. Why isn’t yashika looking at it before it goes to the underwriter?
HI Ari,
We follow the Guaranteed Rate pod model which is tried and tested. The processors on the front end do an amazing job and on the back end there are "nickle and dime" items as discussed in the video. I have tried different models over the years and this is the most efficient and from where I sit I see my clients happiest in this structure.

If your voicemail is not set up it can be an issue as we can't leave a message. She tracks every single call on a sheet as I am a psycho about this.
