Ummm, I'm positive DC has some ridiculously priced homes...and that's a heck of a lot closer to you than Central London. Manhattan, NYC has similarly priced homes. As a realtor, you should know that you're paying for location.

I actually love this home, and if I had the money I’d buy it. Love the understated front exterior, which to me is a good security feature and the indoor is decorated beautifully- which often London luxury homes are over the top and boarder cringe. Amazing tour, well done!

House looks great for entertaining anyhow and I liked your conversation with the developer. That house is definitely a bit above my budget, but one day...maybe I'll see something better. Nice house and presentation, but strange layout. So the person who can spend 30 million on a house will end up in a small office on the ground floor, with their computer screen visible to everyone in the street?
A number of the areas seem impractical. E.g. Glass floor in gym; marble in areas where it could get slippery or you’d want more comfort; very small outdoor space etc… Feels like it could’ve been put together more creatively and styled less specifically (most buyers are surely going to redecorate to their own taste).
I’m sure many will disagree with me, but no, no way should this property have that price tag. I guess it’s “worth” what someone is willing to pay for it but the world truly has gone mad. Audience for this can surely only be wealthy celebs, criminals or pharmaceutical fraudsters!!

Don’t care how ‘high end’ it all is, how much marble, bespoke furniture and fixtures etc. it’s simply not in any way appealing as a home. That will never be a full time home just a place for someone to stay when in London. I would rather stay in a hotel suite.

For £30m this property will not sell even in Mayfair, £30m I would comfortably buy a place in Surrey and a small apartment in central London. For £22 -£25m it might sell, this has been on the market for 4years with same furniture.
They’ve done a good job on the exterior shame the same can’t be said about the interior, absolutely awful. Could buy a house full of character for a fraction of the price.

I do not know what the net spend is on this property but, before it is sold, I think they have to lower their expectations.

Staff accommodation in lower ground level 1 does not comply with building regs. and, if used as staff accommodation, would show a complete disregard for staff safety. Guest room at ground floor level had expensive, custom made, furniture which actually gets in the way of ever using it as a guest room - genius! The property appears to be located in a mews type street & these are unappealing at street level. A traditional Victorian terrace in nearby Kensington would represent much better value than this property.
