Ummm, I'm positive DC has some ridiculously priced homes...and that's a heck of a lot closer to you than Central London. Manhattan, NYC has similarly priced homes. As a realtor, you should know that you're paying for location.

I actually love this home, and if I had the money I’d buy it. Love the understated front exterior, which to me is a good security feature and the indoor is decorated beautifully- which often London luxury homes are over the top and boarder cringe. Amazing tour, well done!
As an American who loves London, I found your presentation to be well done. I read some of the comments and I can't see myself driving in London anymore than I can see myself driving in Manhattan (oh and on the other side of the road to boot) so the lack of a garage wouldn't bother me. House looks great for entertaining anyhow and I liked your conversation with the developer. That house is definitely a bit above my budget, but one day...maybe I'll see something better. I liked, subbed etc...look forward to checking out your other content.

My house is probably only half the floor space of this one but it only has 2 floors, every room has windows and I have a garage block and the luxury of an actual garden. Didn't cost 30 million either you'd have to be crazy to live in this
More like a boutique hotel than a home, no doubt with huge running costs to match. Imagine how the shiny dark marble would look without constant dusting. Where do you stick the owners' and visitors' cars?

Woooooooow!! I loved the sauna room, the club room, the utility room alone was sexy (no more tears over laundry that takes all day), and what a joy it was to hear from Kam. The Hermès room was superb! 👏🏽👏🏽👏🏽👏🏽👏🏽👏🏽
No wonder……but I m sure a mole would feel happy and secure….claustrophobic in the extreme….I was so excited when I saw it from the outside….but a big Nono inside. I m assuming whoever wrote the script for your tour…wanted to create a feeling of ownership …but the use of you and your in your description drove me mad…..by all means personalise when the potential buyers are in the final stages of purchase…but not when at the initial stages of “ viewing”. …very bad psychology
There's lots of mirrors to give the illusion it's bigger than it actually is.amazing home but a bit pricey for what you get,think I'd prefer a massive estate in Scotland for that money 💰
This was very interesting for me to see,as yesterday I saw a few houses that were more expensive, but was no contest compared to this house, this is much more roomier, much more thoughtful in the layout, and they really made the most of the site by going down, I would be contented living this house,but none of the ones I saw in New York.
Finishings are stunning...the lighting almost makes the whole place airy and almost deceives one to almost think there is more natural light than there actually is. Nicely done!
What a tasteless house, devoid of any personality: as if the owner's only standard was hotels, and not even the best hotels. (Doesn't mean I 'dislike' the video, of course, don't know how to. It's a well-made video and presentation.)

A number of the areas seem impractical. E.g. Glass floor in gym; marble in areas where it could get slippery or you’d want more comfort; very small outdoor space etc… Feels like it could’ve been put together more creatively and styled less specifically (most buyers are surely going to redecorate to their own taste).
Has any ever used all their guest rooms lol? I just find them to be wasted space! 2 max are needed! Amazing home....think I'd have the kitchen on the main floor with the back garden and the gym on the pool floor....seems a little ill designed?! But this is just my preference! The Dubai-fication of central London continues. Tacky and impersonal. Great presenter though - love to see him work with properties that are tasteful and stylish, rather than blingy and hideous.
A beautiful and well designed house. I can't help but hate the furnitate and design theme though. It doesn't feel like a home at all - It's dark and cold. Reminds me of a business hotel. Pretty and Elegent yet lacks soul.
Imagine living in a 30 mill pound home and STILL having to contend with noisy neighbours on either side. Sure, it's Mayfair, but people will be people. I'd rather buy a countryside palace. Wonderful presentation though, great job Toby!

When it comes to getting replacement washing machines and dryers delivered to that lower ground area where they are with that spiral staircase with the "not my job" jobsworths we have nowadays.

£29m…oh boy. Facade is nice, however the interior and layout doesn’t give a luxury feel. But now I know how much a home cost in Mayfair😊

Underground because you can’t build up in a conservation area and London space is amongst the most expensive anywhere.
