Today I want to show you my latest discovery in Portugal. It is Praia D'EL REY in Peniche Municipality or Obidos. Who knows 😁🇵🇹
This place is not city or town, I would just call it gated comunity, because inside mostly it is Residential properties, golf course, Marriott hotel, restaurant and Spa. Plus you have access to the beach also.
If you need grocery shops like Lidl, Aldi, Continente or Intermarche you can find them in Peniche. Also in Peniche you have restaurants, cafes , hospital etc. But if you want to see more of Peniche you can check my other episode about it. Today I want to show you this place.
This place is expensive if we compare it with area around. But it's understandable why, houses and whole neighboorhood is on luxury side.
Property prices here. Not so many apartments here, but I found 8 and average price is 2800 eur per square meter. Still I will say it is affordable if we compare to similar quality of property and location in Lisbon, Cascais, Oeiras, Sintra...you get the point.
Houses, mostly what is for sale here are townhouses and villas. Average price for house here is 3200€. Lot of the houses are big, so the price can be close to million and even over.
For long term rent I did not find anything. Place is quite small.
What to do here? Well you have your resort experience and if I understand correctly then if you are living here then you have access, to golf course, spa center, gym etc. You can access Lagoa de Obidos from here also pretty easily and if you want city/town you can go to Peniche 15 minutes and to other side you have Obidos also 15 minutes.
Lisbon is 100 km and 1 hour ride away via toll roads, and toll costs around 8 euros to one direction.
Location-wise this place is excelent if you dont need to be in Lisbon every day.
Also not far is Foz do Arelho and Caldas da Rainha.

I noticed your e-bike doesn't have a license plate, so here's a little advice to prevent future problems: if the motor has up to 250W it's ok because it's in the same category as the pedal bicycles but if it has more than 250W it falls on the moped category and needs to be registered and have a license plate, otherwise you can be fined and/or have it seized by the authorities (PSP or GNR) if you're using it on public streets/roads without a registration.
This bike is not mine, but I was sure you don't need registration for it. Is it possible that this one has 6000W? I looked it up online.I will pass this info to my friend 👍 Thank you once more for useful information 💯

I “spat my coffee out”, because homes there are relatively cheap!
Where I live in the Algarve, homes are 3X as expensive.
4Bed villas range from €4M to €12M
(Cascais near lisbon is similar, You can’t buy a detached Villa in Cascais for less than €5M)

Depends on location and size of the Vila, but I think starting price in Cascais is not 5 million, I'm living in Cascais and have seen amazing houses for just over million.
About bike, first time off-road, but it's fun for sure, in the next episode will test out Surron Ultra Bee 👍

I noticed for the first time on Idealista an apartment in the Lisbon area (I think) that had an “Open House.” Rare that you can see a place for yourself. Hopefully more will come to PT soon. Would be nice to see those homes you saw from the inside.

Hey 🫡 As I was filming video , I saw lot of people playing golf and houses for the most part were with residents living in them. It feels like a resort, but more for those who live there, not tourists.
About "open house", 2 weeks ago I saw in my apartment block one property with this concept and people were going in and out all day long, so I think with time more and more properties will be like that, I would like to see inside also 😁👍

At about 14:49 'the end of Praia d'el Rey, I remember parking my car and walking towards the ocean on wheat I thought was sand... and suddenly I realized just how high up I was and that was NOT sand leading towards the beach, but rock and if I went to far, I'd be on the beach, with a lot broken bones... those cliffs are incredibly high and drop off 'just like that'. They made me think of the movie Planet of the Apes (original). Like you, I was there in the winter... it was so quiet, it felt almost abandoned. I have a friend (from Canada) who bought a house there (they live there year round) in one of those half-million Euro homes. It's really quite lovely, even though it's very modern. I'm with you, I like the white and blue ones. I am more attracted to the traditional looking homes.
There is always Serra d'el Rei, Amoreira, or Vau... Close, like Ferrel, but less expensive than Ferrel. Ferrel used to be quite reasonably priced but in the past 2-3 years Baleal has become a big destination and price hikes have leaked in over to Ferrel too.

Cliffs in the area are bit tricky and some parts are really just with sand on top and if you step on it, well just like you said "lot of broken bones".
About houses, when I arrived it feels like WOW and then you start to feel that something is missing, I don't doubt that all these mansions are modern and beautiful, but not true Portugal.
After Cascais, all surrounding area and properties feels more affordable, but still prices are high.
And I'm bit confused about is this Peniche or Obidos, because border goes I think somewhere in Praia D'El Rey 🧐

What a beautiful area and those houses look amazing. I never thought I would get the house I wanted in a million years, never really obsessed on it, just worked and eventually it happened, so just work hard and do what you love and see what happens :).

It is a beautiful suburb, but these sorts of suburbs are all through the Algarvian coastline.

Great beach and great properties but I didn’t see a single cafe in the whole video - that rules it out! 😅
It's kind of a dealbreaker right? 😁 There is restaurant, but it's like a hotel type restaurant. Next location going to cafes and restaurants, already miss Portuguese food 💯😂

Sorry man, everybody have different situation, if your priority is to learn language in the first month, you will do it. After watching your video I was reminded why I didn't buy anything on that part of the silver coast... completely dead in the winter. Algarves is so much better
It's like that only in this part, Peniche and Obidos is more lively 👍 I'm no expert in Algarve, but from what I've heard it's also pretty quiet in winter. You live in Algarve?
@@millionplacesoneworld Yes. Part time. I have a place in Portimão. I visited that part of the silver coast in December of 2021. I looked at properties from Lourinha along the coast and over to obidos. I like the area but it was way too quiet. Peniche was ok but not much going on after dark.
