Sam, thanks for the info. Planning on buying a condo and moving from PHX to Denver when I retire in a few years. Love Cap Hill and surroundings. Denver, especially Cap Hill, is super walkable.
Absolutely! Yes, the walkability is really great in the central neighborhoods. Let me know when I can help!
Very informative video … I appreciate the time that you took to explain the buying process in detail.
I just subscribed … hope to use your services in about three years!😊
I also downloaded your guide to Denver. Thank you!!
Thank YOU for watching and coming along.
What are your thoughts on Arrived Homes?
I know next to nothing about it but I’ve seen similar companies. I think it’s a cool concept!
What are your thoughts on Spire?
Honestly: great building that's a little bit past its prime. There is still so much opportunity downtown, that there are probably a few other buildings worth considering with those sorts of amenities in addition to the Spire.
@@DenverLivingwithSam thx for the info.
I was planning to buy a condo next year or at the end of this year, will you be available to talk to you?
Heck yeah I will be! Would love to help. Reach out whenever works for you!
What do you think is the best age to buy my condo?
Whenever you’re ready! But sooner is better than later with all real estate. It is the best long-term investment but long-term is the key.
500 sq ft condo for a half a million dollars. No wonder the Denver condo market is getting crushed. I’m still on my old agents auto mail MLS. I’m seeing prices in the 250k range but a little outside of Denver. Most of these condos have remained listed for many months. Sometimes they will drop and resurface with a mild price cut. Hard to justify the cost if you have any desire to sell it later. Hard to justify renting it out when rent to own costs are so disparate, eliminating any cap rate or even outright pushing it into the negative.
One caveat: just downtown Denver is what I referred to as crushed. Lingering effects of Covid flight and other challenges. Other areas (LoHi, Sloan’s, Edgewater, etc) and killing it.
And I know it wasn’t your main point but I was just having this convo the other day: cash flow is a residual benefit of real estate investing, not the primary one. Many people build massive wealth with cash flow neutral or negative properties.
Also, I just looked outside. The sun is shining and the sky is indeed not falling! 😉
@@DenverLivingwithSam You might be right. Jim Kramer is calling for a big economic wave hitting investors. And I'm sure you know how it's possible to become a millionaire by following Jim Kramer's advice. You start with billions.
😂 If Cramer says it, it’s a sure thing! (To do the opposite of what he says.)
