I was hoping you'd comment on Superior and Erie. Personally not a fan of either, but I'd love to see your take on the 'burbs north of Northglenn! There are some great ones, like Lafayette, Longmont, Firestone, Dacono, etc. Hard to say they aren't Denver Metro since you can be in the heart of the city in 30 minutes assuming it isn't rush-hour traffic.
colorado landlords have a nasty decline coming. Denver just has it sooner than the rest because of the migrants.
Wall Street still destroying the market. I know in my small mountain/ski town there’s no inventory. Sheds that are 10x10 on a small piece of land is selling for $400k. My home price 3x since 2018.

What are you talking about? Not one of my blue collar friends make under $150k+. Plummers, electricians, mechanics, landscaping co’s, hvac…they are doing great. I have buddies in software, 3rd party retail, real estate, nurses and all are killing it. I raise cattle. I’m having a record year. Supply chains are all repairing after covid, and almost every sector is doing great.
@@jasenjahn 😂 tell me your a Biden voter without telling me. I own a mechanical business doing commercial plumbing and pipe fitting and pull in high 6 to 7 figures some years. That doesn’t mean the price of everything isn’t through the roof, rents are crazy for people right now property is outrageous for this area an nobody is buying because the piss poor 7% rates. Our dollar is down record numbers, and we just let in 12 million illegals that Colorado thinks it’s a great idea to give business licenses too 😂 they are actually one of the only reasons unemployment isn’t higher if you look it up and read. What’s the Democrats solution? Is it sending billions and billions to Ukraine and Israel? Or may it also be sending our children to fight a war for another nation? You would have to be blind and dumb to not realize trumps first 3 years in office was the best economic time in America in the last 70 years before the plandemic.

Not a good time to buy in Denver. I feel sorry for folks that bought into the FOMO madness the last 4 years. I took my 20 percent downpayment and paid off all our degrees and cars. Saving up another stack of cash. Who knows what happens with the recession situation after the nightmare election we’re about to endure. Could be a pretty bad situation for housing if get this anticipated recession. 🤷♂️

So I've lived in Colorado since 1988 also practiced real estate for 27 years--now retired from that field. I can tell you this is one of the best assessments I've heard and very interesting. Great job Sam on the segment. Your assessment in North Glenn is spot on. Something I would add about Northglenn is a lot of the homes are built by Pearl Mack and they're really well-built. But a lot of them do have Federal Pacific panels as far as electrical so it's something to watch out for if you buy in there.

@@jasenjahn you sound worried to me 🤦♂️ I bet you bought or refinanced at 6% 😂 now your value won’t drop too much in a resort town like the boat or breck but we’re already seeing homes sit on the market for 180+ days and go well under asking, when this time 2 years ago it was on the market for a week at most and multiple bids over asking. I own all over the country and Colorado is going to be one of the spots hit the worst outside of resort towns

It would be interesting to see how much this is hitting the condo market. With HOA fees skyrocketing I'm seeing a lot of condos listed for 2+ months. Pretty surprising for this time of year!
interest rates coming down to 5% might not make enough buyers come off the sidelines if unemployment goes up. It's weird times! Keep in mind, I have a friend in Denver that told me in early 2023 that "we overspent on our house but we were hoping to refinance in the future to lower our payment... and he already had a 5% rate from earlier in the cycle. I told him, don't count on it. Artificially low interest rates broke the market from 2008 all the way until 2022, it's a bit ambitious to think any of it can be fixed in just 2 years.

What are your thoughts on Thornton? We live here basically because everything was way too expensive in 2019. It's also close to Downtown where I supposed to work. I hate that it's basically a suburb town without any decent mom and pop restaurants or a cute little downtown. We bought it for 402 in 2019- it needed and still needs remolding. after traveling around for the last 5 years I prefer the areas up north - for the space and we "go out" in RiNo. I would like to live in the Golden area or Westminster.
Yeah, I agree with the downsides you mentioned-just not a lot of charm, but is a whole lot more affordable that some areas. RiNo is a great go-out spot.
Good stuff, there were only 3 in your 7 list that I was not familiar with. Also, love the ones you picked that I know. I have many stories about Cruise, Brothers, Forest and well Linger is great but no great stories. I actually used to practice Martial Arts in W&G before it was that. But that is a great place as well. If you ever want to drink in a different venue with a great view there in LoDo (Elks Lodge LoDo) let me know.

Most good homes in the metro are over $400K and many times $500K which is outrageous if you see the shape of some of these houses lmao

Easily overpriced to the tune of 20%-25%. The City did the population no favors with their revaluation of properties; actual values have almost always set a precedent in the past where the municipality’s “actual value” was about 10% less than market. Now, the revaluation has thrown everything off, and you have average to somewhat nice houses being buoyed and overvalued. The scrape offs and renovations resemble that of the contemporary McMansions replete with $85 Home Depot fixtures. Not every area can command Wash Park prices - I don’t give a shit how tony the area is.
When I was growing up in Denver, Sloan’s Lake was considered the bad part of town.😂
I walk the dog through my neighborhood in Sloan(s) lake and Highland everyday. There is at least one home for sale on each block some two, even two next to each other. But one difference is I have seen 3 listed for Lease which I has been rare to see in this nieghborhood.
Only 7% higher than Jacksonville FL. :-) All the issues you mentioned are real. We gave up 2.5% for 5.5%. We paid less than we sold for and we got less house. Having the house you own be close to equally overvalued or even better more overvalued is all that can make the math work. First time buyers are completely out in the cold.

North glen is terrible and doesn’t even compare. East Colfax is only a few years away from gentrification and close to so many many many more things. Plenty of crime in NorthGlen as well.

Northglenn is terrible! Avoid at all costs. (Side note: not really, I'm just trying to slow the traffic growth until the highway system catches up to where it should have been 20 years ago).

Hating on Aurora 🙄 shocking. I’ve lived in Aurora since 2008. It’s literally my favorite part of the metro area cause people here are real. They’re not fake wanna be yuppies like the rest of the metro minus Lakewood.

I love HR and Parker!! We lived in HR when we moved here but for the homes you got (needed updates), it was expensive. There is a lot there and all the rec centers… you’re right not much character but a lot to do.

Moved to Erie a year ago. Haven't really gotten to know Denver much, yet. I like your thoughtful commentary. It made me interested to get out to the places I haven't seen, and I'll definitely watch some of your city of Denver videos for ideas. I found the frequent zoom in, zoom out editing style to be a bit distracting, but you're the guy who knows how to make effective videos, not me!
