When I was in NYC for an internship I lived right next to the building. Whenever I got lost at the beginning I just walked in the direction of this penthouse. I always wondered what it would look like, so thank you for the video and the insight I would never have gotten otherwise.
What an absolute masterpiece. The amount of planning and effort to create such a space, is mind boggling! The attention to detail with textures, materials, and the way the floor plans flow....amazing! Who wouldn't want this space for their own!

The issue isn't that it's 88th Street. It's on the corner of 3rd avenue. It's not Park, it's not the Fifth. If this building was just to blocks over on Park, it would be around 60mm+. But, the good news, you have Whole Foods right across 3rd avenue.

I often see multi-million dollar homes that don't impress me but I love this one. The architecture is exquisite. It has a light and airy feeling almost like a beach home still retaining the sophistication of a metropolitan city. 5-Stars for me!

Work of architectural art. The designers of this apartment really put in the work and brought a unique vision to life. Modern meets classy. Neighborhood leaves something to be desired though. With that kind of money the shoddy locale is just a drive-though area in your armored limo but still, it leaves you feeling left out looking in. One thing missing is a hot tub though. Why no rooftop hot tub? I would add that immediately.

I'm not totally in love with most penthouses because they all seem relatively similar, but this was very unique! I love the combination of glass and stone, the views, and the multiple terraces. And while all together it's SO grand, nothing individually feels quite overwhelming, so it feels like a place someone could live in. Your vibe with Alex is also awesome--hope you guys do more videos together.
I think it is beautiful and has a Cathedral feel to it. It gives an awesome view at all angles. The kitchen is perfect and I loved the upstairs outdoor area.

@@cerenaseawell5753 Well, 5th Ave is actually the the 4th Ave from 3rd (Lex, Park, Madison, then 5th). East of York, West of of Lex (probably even West of Park in the 80s now) is the place to be. A lot of unfavorable things going on at 86th and 3rd/Lex during COVID and still now. I don't think this building even has an auto court, which is required at this price point. I believe that was nixed over property line controversaries.
I watch a lot of this kind of stuff on UA-cam and honestly this is the most beautiful apartment I’ve ever seen. It doesn’t matter that it’s not on billionaires row. This is perfection!
I've been down the rabbit hole the last few weeks watching videos of yours and others with tours of these wildly expensive spaces. This is one of the few in NYC and/or California that is new construction and is amazing. One of the few that I would want to live in. Most of them are bascially office spaces, clean and sterile, this had a home feel to it and it really is an amazing place.

I saw a lot of such videos and this is definitely the best penthouse I have ever seen. I like the fact of having such huge windows, extremely high spaces and 100% privacy while still being close to city center.

I think it is underpriced. This place brings tears to my eyes. For me, the way the windows frame the views is magical. The finishes are untouchable and subtle - and perfect. I feel sick knowing I can never have this place.

@@grisham5770 it's not really a mansion, my house is bigger and I spent only a bit over a million on it. Its quite small actually for 33 million dollars, also you'd have to spend so much on external and internal glass cleaning. My "mansion" is also located in a gated community so I have access to pools, saunas, a soccer court, a pool and cinema room, etc. Just having to pay a monthly fee for cleaning and maintenance. The property taxes on this apartment are probably very high... Its really not worth living in nyc this day and age, not just due to the increase in crimes and noise / air pollution but also cause you can work from home quite easily.
@@halfwaysleet Realistically the prices are flawed and the people that are able to purchase this sky mansion aren't in need of money. I also know that there are better houses for far cheaper, even better areas, although think of it as art. Some art pieces cost a lot of money, I personally don't find them appealing or even aesthetic, you could get far cheaper ones that look better. I don't think this should be 33m USD, the sellers are taking advantage of an issue that is scarcity of land, by constructing penthouses like this that are not affordable to the majority of people.

This blows any property you've shown on billianaire's row out of the water and is only a third of the price. No wonder more than half of billionaire's row is half empty. So overpriced for average generic properties. This one is a true gem.

You are buying a work of art / architectural masterpiece with location and view.
Is it worth $33,000,000? You have to find and convince a person or organization with access to $33,000,000 that they should invest in this piece of NYC high-end real estate. In a see-sawing economy, even rich folks and organizations start to get conservative with their money. The seller also has to have the staying power to hold the line on the $33,000,000 price tag. If, for whatever reason, the seller cannot hold the line on the $33 million price tag, the buyer will find out and this property won't be sold at $33 million. If the seller has the financial wherewithal to sit on the property for as long as it takes to get their asking price, they may get $33 million somewhere down the road.
This is the most beautiful apartment. I love the way Erik goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. I realized that the secret to making a million is making better investments.

For me, I'd pay a premium to have private outdoor space in a dense city home, especially of it's in a high rise. This is one of my favorite homes on the channel so far. Sort of a modern Gotham vibe. I think it's undervalued compared to many on billionaires row

Definitely worth the asking price. I love those huge ceilings. Imagine the dinner party you could host on the outdoor third floor. Only thing is why don’t when they make these types of buildings with so much glass that they don’t use tinted glass like a’lot of commercial buildings use. I’d feel kind of self conscious taking a bath.

Finally a new NYC penthouse with some interesting architecture! It's stunning. However, those "bathrooms", for 33 mill to have to share one and with zero counterspace? Absolutely not 😅 otherwise, it's incredible!!

It's bright, tall, uniquely designed but with a lot of usable spaces... and unlike so many other penthouses, this has so many enjoyable outdoor spaces.
The concrete workmanship and design is really, really nice: great to see something that is more than a 'box' in this category. Loved this one!

This was a really nice tour, as someone who doesn't love penthouses generally the architecture really made it feel safe and secure both inside and out.

@@alis1637 yes, you are alone on 3 floors with no neighbours. It's pretty private space in my opinion :-). And regarding windows, you can always decide to use some shades.

I think it is underpriced. This place brings tears to my eyes. For me, the way the windows frame the views is magical. The finishes are untouchable and subtle - and perfect. I feel sick knowing I can never have this place.

@@grisham5770 it's not really a mansion, my house is bigger and I spent only a bit over a million on it. Its quite small actually for 33 million dollars, also you'd have to spend so much on external and internal glass cleaning. My "mansion" is also located in a gated community so I have access to pools, saunas, a soccer court, a pool and cinema room, etc. Just having to pay a monthly fee for cleaning and maintenance. The property taxes on this apartment are probably very high... Its really not worth living in nyc this day and age, not just due to the increase in crimes and noise / air pollution but also cause you can work from home quite easily.
@@halfwaysleet Realistically the prices are flawed and the people that are able to purchase this sky mansion aren't in need of money. I also know that there are better houses for far cheaper, even better areas, although think of it as art. Some art pieces cost a lot of money, I personally don't find them appealing or even aesthetic, you could get far cheaper ones that look better. I don't think this should be 33m USD, the sellers are taking advantage of an issue that is scarcity of land, by constructing penthouses like this that are not affordable to the majority of people.
This penthouse is really pretty! I love the brass wraparound on all of the architecture. Spacious too, and the staircase is certainly making a statement!

I can't believe I'm saying this but I agree with others who say that this is underpriced at 33M! This blows any property you've shown on billianaire's row out of the water and is only a third of the price. No wonder more than half of billionaire's row is half empty. So overpriced for average generic properties. This one is a true gem.

Many high-rise, high-priced NYC condos are little more than identical boxes stacked on top of each other where the owners are paying for location and view. This sky art masterpiece is unlike anything else in NYC. With this penthouse, you are buying more than location and view. You are buying a work of art / architectural masterpiece with location and view.
Is it worth $33,000,000? You have to find and convince a person or organization with access to $33,000,000 that they should invest in this piece of NYC high-end real estate. In a see-sawing economy, even rich folks and organizations start to get conservative with their money. The seller also has to have the staying power to hold the line on the $33,000,000 price tag. If, for whatever reason, the seller cannot hold the line on the $33 million price tag, the buyer will find out and this property won't be sold at $33 million. If the seller has the financial wherewithal to sit on the property for as long as it takes to get their asking price, they may get $33 million somewhere down the road.

This is the most beautiful apartment. I love the way Erik goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. I realized that the secret to making a million is making better investments.

I absolutley loved this Triplex! The Architecture is amazing, the details, brass and neutral colors. I feel they could have talked about who might live there. Family Friendly? For me, I'd pay a premium to have private outdoor space in a dense city home, especially of it's in a high rise. This is one of my favorite homes on the channel so far. Sort of a modern Gotham vibe. I think it's undervalued compared to many on billionaires row

Definitely worth the asking price. I love those huge ceilings. Imagine the dinner party you could host on the outdoor third floor. Only thing is why don’t when they make these types of buildings with so much glass that they don’t use tinted glass like a’lot of commercial buildings use. I’d feel kind of self conscious taking a bath.
