You drove thru our neighborhood in Hawkins. We just bought a month ago and I do love this village. We got a courtyard also. 2 years new. Heading back soon since Geneva is warming up.

My opinion: we are now at a point where one cookie cutter home looks identical to the thousands of others. How many homes with white cabinets, quartz counters, and oak floors can a buyer stand? Overabundance of identical homes probably means buyers are losing interest. Or, there has been a change in interior design fads and the Developer is not keeping up with the more desired trend.
Sad but true. I see the same thing in the auto industry. They all look alike.
Oak floors? In the Villages? Uh nope all are that crap vinyl.
I was being kind. Yes, crappy oak-colored vinyl, cheap cabinets, and lowest grade of quartz- same color in every home

What is the average $/sqft in the villages pre pandemic before the hyper inflation and everyone was buying there?
I'm in the market for a 2nd home in TV. In debate on whether to buy used versus new.
Wondering why I should buy used ($275k min) or buy a new build - Haven near Eastport (and all the new 'stuff') for ~$235-240 versus. Besides the Bond, it seems like a new build is to go.
Am I missing something?
New build, new facilities (East port) and cheaper ($275 vs $235).
Those bonds in the new section are pretty high. It’s why the prices are lower. Most will do some upgrades to their homes which will add to the price on resale. What was $325k 6-months ago is now 300k or even less today for existing.

I've been looking for quite sometime. Did a lifestyle stay 2 Christmas's ago. My gut feeling is that things will continue to drop for quite sometime. Thinking this fall would be a good time to stop by and see what is available.
We live in Michigan and thinking of doing the snowbird thing. Buy something small in TV and see if we like it. If we like it, expand in the future.
The rule of thumb with mortgages is a 6% loan for 30 years is $6 per thousand borrowed per month. At 7%, that becomes $6.65.

I hope no one heeds your advice about paying off their house. That lunch with the lenders must have really incentivized you to say that.
I was a mortgage broker. Many are house rich and cash poor and end up getting in financial trouble with no savings. Sometimes paying cash isn’t the best option for some.
Can’t see any logical reason not to pay cash if you can. Closing costs are 3% of purchase price, ouch!
For many that’s all they have. I don’t have enough fingers to count how many people walked into my office to refinance their home for cash because of financial hardship, only to be denied because they ruined their credit. Plus, If you pay off your house, you need to protect it from lawsuits. All it takes is one mistake and a good attorney will come after it.
We paid off our mortgage and were cash poor. All this equity does NO GOOD if you can’t access it. We had little jobs as we don’t have a mortgage and those would NOT qualify for repayment of any equity loan. Well, we sold it all and just arrived in Florida!! This time, we are leaving some cash in the bank so that doesn’t happen again. We bought in Ocala and look forward to visiting TV!

While preaching honesty, you seem to avoid discussing the proximity of the FLA Turnpike for those first few houses. It's a big deal that the turnpike will expand to 8 lanes.
I can’t do anything about the turnpike Mark. I’m more about the houses. The layouts. The pricing. People don’t need me for that news. I would create your own video on it and let people know.

Many of these look like mobile / manufactured homes. Having lived on golf course - keep in mind the mow the grass EVERYDAY - very early in morning
This premier home on Aledia needs all new windows and doors, new floors, kitchen needs updating and bathrooms... I've been watching this one but I won't spend this much money for something that needs 150,000 worth of work in an older neighborhood that won't support it. It's in a good location but far away from all the new area
Agreed. If it was down another 100k it might work.
