The large house and birdcage next to your subject property on Conservation Trail sold last year... its pool and birdcage area was epic and had to cost at least 500k by itself. It also had a 6 car garage.

Luv the map of villages! It really helps to know where the properties are in relation to the different villages.

Did you know that Pine Ridge and Pine Hills are in Lake County. That explains the high taxes. Lake, depending on city within is up to $6 more per thousand on taxes than Sumter unincorporated. Looks like this $2.9mil home was sold originally for just under 1.2mil. Several homes on that street even have RV garages.

Mark - there is a video tour of the $3.5m house next door on UA-cam from 11 months ago 3732 Conservation Trl. Blows this $2.9m house out of the water.

The last house backs to El Camino Real which is why it has that board rail fence along the back. I believe it's the same model as the first house but the first house was extensively remodeled adding the 4th bedroom, adding a new laundry and converting the original laundry to a pantry.

Hi, we’re planning on moving to the villages in the next year or so. We’re interested in a villa in the more established mid north to northern section. We would like to buy prior to selling our current home and possibly renting in the meantime just to cover the monthly costs. There seems to be very little information or discussion on line about these villas? Why? What are those prices doing etc?

Buying a property subject to existing mortgage or with a wrap around note is not new or unique. Been there forever. This is commonly done using real estate experts such as attorneys, and RMLO firms who routinely handle the paperwork, compliance and closing.

I bought a corner VERANDA home in Moultrie Creek and HAVING A FENCED/WALLED BACK YARD WAS NON-NEGOTIABLE FOR US. I wanted to have privacy and not facing my neighbors and looking at them. I do not want windows in my garage door they get dirty and bring in the sun/heat. We had professional landscaping and had my front door changed to the decorative glass. My home has great curb appeal and we have one of the few backyards that could put in a pool if we wanted, but with 114 pools it seems silly. IMO

Many apartments are going up just outside of The Villages. They are not part of the Villages. Way too much building in my opinion. There are quite a few rental homes available for rent. I'm seeing the same situation elsewhere. The government needs to control their out of control spending and stop taking more and more money from landlords who, in many cases, are slowly going broke. Maybe instead the government could/should focus on subjects like insurance and how we can reduce the costs of insuring cars, apartments and homes especially with increasing climate change.

Do agree the Gov needs to control spending and leave landlords alone! We all had our times of "keeping up with the Jones" until we learned better!

Seems like there is a soft middle; those folks who like and want a TV lifestyle but are more and more willing to wait this out and see what happens….

I don't have any sympathy for the people listing their year old house and expecting to make hundreds of thousands in profits. As I recall, traditionally (pre-covid at least), one could expect to need on the order of 5-7 years of appreciation just to come out even after commissions and closings costs and everything. These sellers today get their feelings hurt when they're not making 30-50% profit sitting on a house for 10 months.

Lots of overpriced 300 K homes clogging up the market. Never dropping $.

The Zillow map was incorrect for the St Johns house. St John is north of the turnpike, south of lake okahumpka . That house has power lines in the back yard.

I see many people complaining about the prices of homes in the Villages. It really is not the home that you are overpaying for. You are paying for the privilege of living in a clean, well maintained and well organized community. I will soon be overpaying for the privilege of living there as well.

If the mortgage rate is higher than your bond rate, you’d be better off, adding that to your mortgage principal. IMO

Did you notice the pool house with the open view backyard is really looking across the power line right of way? The prior house where you commented had the lines off in the distance. This $879K home forces you to be nearly underneath them. That would be a no for me.
