    Guys! It’s so easy to take tile down. Holes can be patched. Rooms can be painted. As long as the home is structurally sound, you don’t have any real problems.

    A suggestion- please don't destroy those cementini tiles. They are the most authentic featured of this house. The reason the tiles are not square to the railing is that the staircase was cut through long after that beautiful historic floor was laid. The kitchen is a major improvement and as others have stated, it is now a blank canvas. The dark "wood" paneling can be painted, but it is buckled in places suggesting some moisture to be dealt with. Congratulations on this fabulous new chapter. It is a gem.

      Yes, that paneling should be removed and nit just painted over. It is definitely hiding water damage. It can go away along with that ugly giant bureau they left behind.

      @@slapstickdome9797 The kitchen is a wonderful space and it's understandable we're hearing an echo but I wonder if it will be alleviated once furnishings and whatever other repairs are needed have been made to the space?

    I've worked as a project manager in the construction and engineering sector so I've seen the shocked faces of people but i can reassure you it will be fine with the right help.
    you'll need a plastering contractor to sort out the walls in the kitchen so you might as well have them do the room with the panelling at the same time.

    As an architect my first thought is to move the kitchen closer to the stairs so the end room can become a more private bedroom.

      Yes! That’s what I was thinking too. But idk how hard it would be to move the piping/create the proper piping if you were to move it. Is it hard to do that, maybe more expensive?

    Luca will probably know a local plumber, electrician and a roofer.
    Step #1 get the roof checked. Is it solid? Is it watertight?
    Step #2 get the plumbing, electricity, and water checked. Does it work? Does it need updating?
    Step #3 start cruising you local flea markets for furnishings. They don't have to be perfect right away; just something you like, something you can live with, and sturdy.
    Two beds, a rug of two, a table and four chairs, dishes, glassware, cutlery, pots and a frying pan. A couple of easy chairs to sit on in your living room, a coffee table.
    You're looking for cheap and cheerful.

      I really are conserned they will be expecting to much help from Luca & Sara now and for a long time.They have enough to deal with :Lucas Health issue and olive farm ,finishing their own apartment and be ready for the new born baby soon.

      Thrifting furniture is the only way to go. I have furnished big nice homes with yard sale finds and no one knew. It looked great. Oh I wonder what it’s like to thrift in Italy. How fun !

    Even though the kitchen needs a lot of work it looks so much better. Just paint the wood in the other room and focus on the kitchen. As you said you can now make your dream kitchen.

    Congratulations on your new house! I live in Italy and want to remind you that any change you make to the house (building a new bathroom, opening a door or a window, knocking down or building a wall) has to be done with all the permits and loads of paperwork and that means that it also has to match the specific building requirements for the place you are living (such as a minimum size for a bathroom or there might be required a specific space that has to be between the bathroom and the kitchen). Otherwise, when you sell you will face the same problem from the other side: you would have to knock down all the work you did to be able to sell.

      The previous owner didn't get the permission, that's why it all had to be ripped out, but they could of filled in the holes for them, it looked shocking and they didn't clear it as they agreed.

      You only have to scroll through the comments to see how many people like to tell them what they should and shouldn't do. I understand that they're filming this as they go along and people will have opinions but I also watch another channel in which a couple, who bought a deserted island are building their dream home from the ground up and some of the comments they receive are downright rude.
      It's all good to offer suggestions and quite another to criticize people for the choices they make as if they're doing anything wrong if they don't march by the beat of other people's drum.

    I think you are going to find out that it's really hard to move pipes and elec in those old stone houses so don't get too wild in changing stuff to diff rooms. This is a time to be practical.

    Paint the dark room, use the money for the beautiful kitchen. I would also save the tiles from the kitchen, to use in the additional bathroom. Have fun, it’s going to be wonderful.

    Why not open the space up to include the paneled room and make a very large kitchen dining area. That would be an amazing space to have family & friends gather and enjoy. Congratulations on your new home!!!

    My husband and I discussed it. We would put a giant beam around the room where the floor was and hang pots and pans and plants and things from it. The top could also be used as a shelf for storage. We love you guys and love following you!

      Like that idea... decorate to hide the mess. I was also thinking that a wall of tall pantry cabinets and the fridge could go on the wall where the stairway used to be to hide the missing tiles.

    Wow! Your comment about 'being IN a memory' made me smile! I was remembering buying a small cabin that needed a lot of work 23 years ago 😲 amd being at the nearby lake with our very little ones that first trip. Somewhere I have a picture of me holding the baby's hand in the small waves, just like Emma and Noah!! It was a great getaway place for that season of life. So many projects, so many holidays with friends, snuggly winter evenings by the fire and lots of picnics in the summer sunshine! Congrats on your home and new adventure!

    Oh I love the cabinet they left!! such potential!! Once you decide your colors, you can paint it, destress it, antique it ... and it can be used for so many things a pantry, clothes closet, linen/blanket, etc. and put plants on top of it.. AND the kitchen!!! you can do regular closed cabinets on the bottom and open shelves on top making the room seem so much bigger. I can just feel all the love thats going to grow in that home!!!     Make sure you get a builder where you know their reputation really well. Maybe even seen a few of the projects they’ve done. Make sure they were a similar style of projects. It’s worth waiting for a good one because they can really send your stress levels through the roof when they’re dodgy

    The room with all the wood: you could strip the top half off and put in a chair rail and plaster the top of the wall, that way you’d see what was behind that cladding. In the kitchen I’d take down all the tile and totally redo the entire thing. That way you’ll have a clean slate to create your dream kitchen.

      Clean slate: Loose the 'Orange' Kitchen tiles.....Colors of the 70s (orange and green) > Ugh. *Grandma colors.
      Anyone over the age of 50, have lived with these Colors. Ugly then and Now. > Just like the Dark Brown fake paneling that WAS in style at the time.
      Then as they went out of style...that is all you would see at Garage sales etc. ( young people getting rid of the Orange & Greens) Except Old folks that didn't ever up-grade.
      > Use neutral / natural colors (for walls and flooring) that go with anything. > Not...color Trends / Fads, that come and go. (Add color with things that can be 'changed.')

    I was one of the people who encouraged you not to buy the house. I felt you would always miss the part of the house that had to be removed. Instead, you chose to consider what was there: the entire house, the friends living close by, the town, community and the view. You had a more positive and broader view than I did. I am certain when you apply that same positive approach to the rebuild project your new home will be more "yours" than it would have ever been in its original incarnation. Congratulations!
    The beach footage was beautiful. So relaxing and a perfect example of the way you share your story with us.
    P.S. See you in Borneo. We've followed your journey for years and are eager and excited to get to walk alongside you for a few steps of the path. The itinerary looks great and the price is fair. Also, as Alex suggests, if this is the first and last opportunity to meet up it'll check off a bucket list item. I've no doubt that experiencing Borneo with you live will be even more amazing than watching it on UA-cam. Thank you for this opportunity.

    I certainly don't see that kitchen as a major issue... Obviously will take some labour to clear it back to a blank canvas but how exciting will that journey be... can't wait to see what your vision will be going forward and a fab area to escape to when things get a little stressy...     The kitchen looks WAY better with the head room.
    I used to have wood panelling on walls and just painted it white and looked like a completely new room.

    My suggestion is, being that you hate that paneled room, open up the wall to the kitchen from that room and make it a kitchen living space so you can see your babies play as you do things in the kitchen i.e. cook, edit videos and diy projects with your kiddies to come.

      Only problem with opening that wall is that the kitchen is much lower (stairs) than the paneled dining room.

    I would definitely paint the dark wood and not strip it off. Having lived in some very similar 'pickle houses', I have learnt that a small job can turn into a much bigger job than you thought. Big fan of the camping stove idea. Keep present and everything will be fine. 😊 your at the right stage in life to do this. Im much older, but to hear someone say so poetically if you cant enjoy the good time ect; it truly stopped me to think. Every day is a learning day. Thank goodness. ❤

      And there will just be plaster. Rough plaster under that paneling. That's why it was put up. Paint and move on. You can always strip later. First priority is that kitchen unless you have tons of money. 😂😂😂

    I think losing the kitchen could be a blessing in disguise. Take a bit of time and think how you would like to use the house you have a blank canvas. Earlier you talked about opening up the top floor into a roof terrace. If this is a dream think about having a kitchen upstairs so you can take food straight out to eat on your terrace and have the bedrooms and bathroom downstairs. An exciting opportunity. ❤

      I like the idea of this except I’d want a dumb waiter to be put in to be able to haul things up from the grocery store to the top floor kitchen…but then again you are renovating!😂❤

      Making the most of the light and views upstairs, commodity of walking into the house with your shopping and living spaces being upstairs, with bedrooms downstairs which will also likely be cooler.

    Our New England home from 1900 had 6 types of wood paneling when we moved in. We HIGHLY recommend painting--with a Kilz primer first--it's very hard and expensive to fix plaster and you have no idea what's behind the panels.

    Exciting and memorable times Beans. I guess the most important first task is to find a really good and professional builder who has good electricians and plumbers. Maybe research and make enquiries in your village and nearby on anyone with good experience of having work done. Having a good reliable company is key to less stress and worry.

    Gosh- Deja vu for me. We bought our house in Lazio 2 years ago as non Italians. So much to learn, so many hoops to jump through. But take baby steps. Changing over utilities is sometimes a pain. Getting your codice fiscale will help. Definitely make friends at the town commune (gov ofc) where you live. FB marketplace is useful for buying new/used necessities. I could go on and on with advice… but enjoy the adventure! So much to love in Italy ❤️

    I like the suggestions made for putting the kitchen upstairs and reworking the downstairs into more bedrooms. One possible idea: Since the current kitchen already has the plumbing installed, maybe turn that into a large bathroom/spa area.

    I Love ALL The Floor Tiles And The Kitchen Tiles!!! Put Cabinets On The Top Of The Kitchen Tiles Where They End. It's Much Bigger Now! There Is Paneling Paint For The Dark Room, I've Used It Before. Make That A Play Room For Noah So When You're In The Kitchen He Can Play Right Next To You With A Child Gate On The Other Side. It's Very Exciting And You Have Years To Play With It!!!!!! Congratulations 💙🩷🩵✨!!! So Wonderful!!! Western Upstate New York Here

    We warned ya. lol A toddler in this house just terrifies me with those stairs and that balcony. Having renovated two homes, I'm just over here shaking my head and chuckling at your innocence. lol That said, I believe in you and the power of your dreams, and it'll somehow turn out ok..and be massively entertaining to witness.     Congrats again on the house. Can't wait to see the kitchen when it is finished. In the meantime, I would paint the panels so it is brighter in the room. Then when the kitchen is finished, you could take a few panels off (if possible) for a peak behind them. The previous owners may have put them up for a reason. Hugs from Canada

    I suggest a home planner on layout to get ideas on repairs and on designing the way you want.
    Also the clad walled room, sand the wood and paint it. The wood looks in good condition and can be painted. We did our paneled room and I love it, you see the wood grain in the paint

      If u do it get a written contract of what they are to do and not do and get a bunch of money up front if case the damage or don’t deliver. It’s like renting an air bnb you have to deposit $$$ in case of damage.

    Don't fret over the kitchen. They did the hard work. Make it a camp kitchen for now. I love all the space you have and you are living in such a charming village. I'm excited for you! It will all work out, though it will take a few years. You have a wonderful place to rest and relax for a while. The remodel is going to be fun to watch! It will all work out. You did good!!

    I would definitely just paint the brown paneling in the dark room, as it still looks like it’s in good shape. A light color that you can choose, makes a world of difference. There are millions of homes across the world that have that dark paneling, and you can google to see what they’ve done. It’s actually beautiful painted and can be any color in your imagination and you just may find it to be your favorite room after all! Good luck, I can’t wait to see your journey of getting your home like you want!

    We’re currently having our Sicilian home renovated. It’s going much slower than they told us. Big surprise. It’s absolutely the best feeling ever to see the progress and imagine yourself living in your dream location. We are in a beach town with a fabulous view.     Honestly I am so excited for you. If you had decided to rip out your old kitchen you would basically be in the same position. I would love to live in such a beautiful place. Italy is my favourite country. I so look forward to seeing what you do to your new home ❤❤❤

    The old kitchen room would make a lovely bedroom or a living room and you have a bathroom right in there. I also love the idea of making the kitchen in the entry room!!

    Congratulations again on your new home! It’ll be lovely when it’s finished. While the kitchen will take some work the rest of the house is almost ready to go. Those tiles would drive me nuts too, tho I’d not do anything about them because they’re beautiful. I remember Emma building out the van so she’s got skills and Alex can certainly learn, and we’ll have fun following along. 💖

    I would start with the most important builds and take one room at the time. Initially I would therefore just paint the dark room in a lighter colour. You will have time for that room later on.
    Even though the kitchen build will be expensive, its better like this. The rooms potential are bigger now.❤❤ Congrats to your new home!

    When we first visited the Cotswalds, we saw that there were kitchens that had pulleys to hang the washing up in the top of the kitchen space, you should take advantage of those tall ceilings and do a really neat laundry setup!

    Yes. If it's not clearly spelled out in the contract you expect the room to be repaired where the demo's done, this is what you'd expect (or worse!). Half the joy of eating in italy is doing it al fresco, so I still think getting a local architect to put together your rewuest for permission to do a proper a rooftop terrace is what will boost your investment long term, and if you do get the go ahead, making the kitchen upstairs instead will change the entire usage and rentability of this space when you arent there.
    The social areas up top, with a sleeper sofa or the like, and the bedrooms downstairs with an extra loo is the only plan I see making sense to be able to be more than two adults for dinner and a couple renting. Since both levels have independent entrances, the reverse plan opens up for two couples or more than two adults in separate beds, with independent entry, and proper outdoor eating up top, which you wont be enjoying if the kitchens on the lowest floor.
    Going upstairs to have a shower is fine. A kitchen and terrace is a literal hub of a small flat. You have the semifloor removed and could now easily put a toilet towards the back of that room if you like, or one under the stairs albeit tiny.
    The other option is to look at if the placement of an inner staircase would be better elsewhere. There's a genius British architect with a YT channek showcasing her specific skills in taking any tiny, delapidated or odd building, and creating a plan to turn it into brilliant livable spaces with very shrewd solutions. Her name is Gemma Wheeler. She offers free advice on properties for young newbie owners! Those spaces fill up fast, so I'd head over to her page and register ASAP to have a live chat with her! She's the most amazing small space living in challenging spaces- architect I've seen! She takes all aspects into account, like landmark protected exteriors, surroundings, building restrictions, budgets, and practicality is front and center, bit she also creates light where its dark, space where it feels cramped, and uses her designskills to really make spaces attractive without infringing on the history and charm of the place. I'm not at all affiliated, just a follower and see how you might even do a YT collab of sorts!
    Anyway, her free consultation will get you thinking and rethinking and avoiding costly pitfalls in ways you wouldn't if you don't have architectural training. She's lovelt btw, I think she'd like you as well. Go for it!

    I would consentrate on the kitchen and make the little space were the bathroom was into a pantry. Then make a little half bath under the stairs, set up the washing & dryer. Necessities first. A white wash in the dark room or paint for now. Just make it a home to start with. Because as you live in it you will have other ideas & want different options . Otherwise starting too many projects will be overwhelming, with a little guy and your other travel plans. Bless your new home .

    Hi. I am so glad you have your keys at last. Your little boy is so adorable.
    I know your kitchen looks like a right mess, but just picture it with kitchen units of your choosing along the main wall with cupboards or shelves above. Then think about the long rustic table up the middle of the room with benches either side. With family and friends sitting around eating good Italian food. It will all be sorted and you'll look back and think why did I ever worry.

    Being someone who has moved to Italy and renovated the house we bought I’d like to share a few things that you need to be aware of when remodeling in Italy. There are many rules in Italy for renovation permits are required and everything needs to be approved by the commune . I recommend finding a reputable General Contractor to oversee the remodeling and advise you of the commune rules for your remodel.

    Leave the panneling on and paint it white. So much cheaper ,quicker and easier. If theres a problem underneath youll find out about it soon enough.

    I would knock through the door and window of the kitchen and replace it with a glass concertina door, which you can open up to the sunlight. I am so excited for you about the downstairs. There is so much potential. I'll also change the diningroom next door to a lounge. Also open up the windows. Put the table in the kitchen. Its big enough for it.

    Search for the biggest,longest second hand table with lots of chairs and the kitchen will already be as Italian and cosy as possible ! 🍷🍕🍝🇮🇹

    I guess you have to expect the expected in these kinds of things. And now you have to move forward to begin the work in renovating your kitchen first. Starting with getting rid of the stairs
    You don't have do a complete renovation. Perhaps using what you already have. Creating some kind of design for the walls. After that, the installation of your appliances so you ccan

    I actually like the kitchen better now with the ceiling height. I live in a 1910 house in the USA and I have twelve foot ceilings in every room, and I have come to really treasure that. It gives such a feeling of openness and airiness. I think once you fix it up the way you want it, it's going to be stunning. It's a charming house and those views are something else. Seems like you've found a gem to me, and it needs work but the best gems always do. Congrats! Amy

    Beans! Now that your kitchen is removed, and you are considering putting a washroom under the stairs, you'll be moving plumbing, SWITCH THE ORDER OF THE ROOMS. Make the kitchen on the outer most room and turn the kitchen into the second bedroom! It will make for such a more functional space! Maybe you can peel just one board off the inner room to see what is behind and if some decent walls are in there, tear it down.

    A fridge, a microwave, a plug in bench top convection hot plate and a free standing side board cupboard or two and you can have a serviceable kitchen in any room. Maybe even go to a camping store and get a free standing sink stand (or make one in an old free standing side board - break out those van building skills) and a couple of large water containers one for fresh water and one for waist water. You’ll be set until the proper kitchen is done.
    Do they have “tip shops” in Italy? It’s probably called something different in every country. We have land fill tips/rubbish dumps and along side they get people to drop off serviceable unwanted items that get sold on for cheep. Usually lots of old sinks and cupboards, even old tiles and bricks. Sometimes you can match up old sets of things where may be one or two of grandma’s favourite tumbler set can be replaced to reinstate the full set. Always fun to go to those type of stores.

    Check if there is mold under the wood cladding take it off and just paint the walls if they are ok

    I think mainly living on one level would be perfect, then downstairs can be a second living room/playroom /guest bedroom... You're better off doing it front the start or you'll never do it.
    Kitchen at that lovely room with a view would be fab.
