That’s in Marion county, taxes are almost 60% more than Sumter county above 44, they are a 40+ min golf car ride to the nearest square. That’s why they are on the market so long….no one wants to live there.
They won’t because homes sell here. Sellers are able to wait a bit longer. This is a 55 over community so your buyer pool isn’t similar to communities where anyone can buy
These homes all look alike. Reminds me of base housing back in the 70’s, except they look cheaper. Will this inferior construction last the life of the old folks buying them?
True however if you have people move there from Ny or NJ it’s a raise for them to move there. We wanted to BUT we leave in Delaware. Beyond our price point now. Our taxes are very low. Good Luck to All that do.
Clearly TV as well as resale sellers are gonna have to address the property tax issues when it comes to the soft middle of the market. Those rates are prohibitive! Lake and Marion counties must have streets paved in gold….

Had a realtor down there tell me “We sell a lifestyle, the price per square foot is irrelevant” Oh really ? I said buh bye.

The Villages have sold 1k homes per month all year. (MLS and VLS) that doesn’t include other realtors. Houses move here.
With more inventory you’ll have an uptick in sales. Problem is, sales aren’t eclipsing new listings. 1000 per month? That’s a little high.
They are all lovely homes, but they are overpriced by a wide margin-more than double their worth.
