We came to visit the Villages for the first time 4 years ago in October of 2020. At that time, we fell in love with Spanish Springs. We bought a courtyard villa near the Savannah center. We love the location. The shopping is great up there. Some of my favorite stores like Marshall's HomeGoods, Hobby Lobby, Belk, Ace, Joann, Michaels and coming soon Costco are minutes away. In 3 to 5 years we plan to sell our home up north and move down full time. We'd consider the new areas when they're done and "broken-in". 😂
Thanks for your comment and you are right, the Spanish Springs area has such developed amenities such as the shopping you mentioned which is yet to come in the south. It sounds like you all have a great plan and I think you are right, in 3-5 years the south will be a totally different place with much more developed shopping and perks. By then they will still be building south and you if you want new or preowned you should be in good shape. This is truly a market that develops and changes rapidly but it sounds like you all are keeping up with it very well.
Hi Everett and April! I have been watching your videos and just subscribed. My wife and I bought a lot in Well Point when they went for sale about ten days ago. Meet with the design team in a couple of weeks and house should be complete in February. Hopefully! We looked at all the areas you discussed and chose Well Point for the exact same reasons you described. Our designer lot is in the west end of Well Point and we love the central location for Magnolia, Fenney, Sawgrass, Eastport and Middleton. Plus, there will be lots of golf courses and rec centers close by, without being in the middle of a construction area for years. Also, Well Point is not in a designated flood zone, unlike some of the new areas. We are very excited about our future home! Thank you for the videos!

My wife Jerilyn and I are coming for a second lifestyle visit in late October and we are looking to purchase a homesite in Wellpoint and we are very excited. We are hoping to be in our new home by May or June of 25.

My wife and I are building a cottage home in the neighborhood behind the Shadybrook recreation center. We will be closing near the end of October. We are very excited to experience the openings of Eastport and Middleton town centers next year. Just bought in Shady Brook and agree with your assessments. Chose for location near Eastport, Middleton younger families and activities (splash pad etc) and future shopping for these families. Close to tollway but not too close and it’s noise, getting a lot being able to pick floor plan and finishes, distance to community pool and rec center, new and future golf courses and last less distance to Orlando shopping and airport since we still travel for work. My In laws bought a spec home about 20 years ago they were “south” near Mallory country club. No Brownwood, and Lake Sumter was quite new. We aren’t looking forward to construction but we know how quickly things are developed and The Villages will keep moving south and construction will move out of our area.

Another disadvantage of the new area in Richmond (perhaps) is there’s an older, established subdivision that is NOT the Villages right next to it, separated by a short fence (older, smaller Florida homes). But I agree with you … if that doesn’t bother you, it is an excellent location, very close to Brownwood. It’s going to be a while (like you said, 2 or 3 years) before Eastport and Middleton mature. We live in Newell … our lanai faces Meggison (some say not an ideal location, but…) we love it. And like you, we’re not moving anytime soon 😉

Hello from Ohio! We love both Richmond and Well Point! We have stayed in Richmond and loved the proximity to Brownwood! However, we have been eyeing Well Point! Thanks for sharing and yes, both are great areas. In TV’s video about the houses in Richmond they emphasized the limited availability. My guess is that most will be gone very soon after release. I am a teacher, so I still have a few years until retirement, but we want a place that we can come to whenever we want and rent it the rest of the time.

We bought our home in April in Citrus Grove. It’s nearly new (2021) and we are making some changes to make it ours. Most important for us was location. We are so close to Sawgrass, Brownwood, Magnolia and soon to be Eastport it was perfect for what we were looking for. Honestly, soon everyone will be close to shopping, restaurants and entertainment.

We are now looking at purchasing a Veranda in Well Point, we think it is the "sweet spot" as well. We arrive in TV on Oct 25 renting in Moultrie Creek for a couple months. Is there a particular group you might recommend to find a monthly rental in TV? We're looking to rent for a month and take a serious look at buying. We just finished a lifstyle visit and yearning for more of The Villages.
Hi and great question. We have not personally rented here but from talking to others they recommend www.rentfromavillager.com, www.villagershomes4rent.com, and vrbo.com. There is always Airbnb.com as well. I think that this is a good move but we are coming into the in demand time for rentals and the prices escalate quickly. Thanks for your comment and that is a great question. I like Edenfield just about as much as Well Point. The northern side is closer to the Turnpike, but further south there seem to be a good supply of water and golf view lots. It borders Eastport so you might get some through traffic, not sure how all the roads will be layed out. I would definitely go with Edenfield over Water's Edge or Shady Brook, but that is me. Hope this helps.

I agree, the Fenney area is excellent and the bonds should be significantly lower than a new home. For preowned, I think that area is a prime location.
We are coming for the 4th time in 3 weeks for a final decision on a model, we plan to build next year somewhere in the Eastport area. Can't wait!

@thevillagesnatives3491 We are still just visiting and trying to figure out what kind of house we want. We are coming next summer for a lifestyle visit, so maybe then? I am a teacher, so I still have a few years until retirement, but we want a place that we can come to whenever we want and rent it the rest of the time.

We want to say..those of you with working kiddos or the persons buying in TV there’s sooo much opportunity for employment here. Healthcare,schools(amazing!), retail, entertainment, food, construction,etc…bring down the fam and mom and dad can live in TV and kids can live in Middleton. We bought our home in April in Citrus Grove. It’s nearly new (2021) and we are making some changes to make it ours. Most important for us was location. We are so close to Sawgrass, Brownwood, Magnolia and soon to be Eastport it was perfect for what we were looking for. Honestly, soon everyone will be close to shopping, restaurants and entertainment.
Thanks for your great comment and for sharing your experience. We agree that the shopping, etc. will be here sooner than later. We spent a few months here in 2021 and we looked at some of the new homes for sale in Citrus Grove and we really like the area as well; it is a great location.

Thanks for another great video! We have been trying to secure a lot in Eastport since January to no avail. We are now looking at purchasing a Veranda in Well Point, we think it is the "sweet spot" as well. We arrive in TV on Oct 25 renting in Moultrie Creek for a couple months. Maybe will see you sometime at Sawgrass!

Is there a particular group you might recommend to find a monthly rental in TV? We're looking to rent for a month and take a serious look at buying. We just finished a lifstyle visit and yearning for more of The Villages.
Hi and great question. We have not personally rented here but from talking to others they recommend www.rentfromavillager.com, www.villagershomes4rent.com, and vrbo.com. There is always Airbnb.com as well. I think that this is a good move but we are coming into the in demand time for rentals and the prices escalate quickly. Thanks so much and glad it is helpful. There is a large wooded area and a section of houses between the Turnpike and the new homes in Richmond. I don't know about the highway noise specifically but I would expect it to be minimal. Hope this helps.
Another awesome video! Great info. I am planning on moving to The Villages in 2025 and the area I am targeting is the area north of Eastport. There are a few villages along with Well Point in that are still to be developed so your timing should be very good. What do you think about the soon to be build Edenfield area?
Thanks for your comment and that is a great question. I like Edenfield just about as much as Well Point. The northern side is closer to the Turnpike, but further south there seem to be a good supply of water and golf view lots. It borders Eastport so you might get some through traffic, not sure how all the roads will be layed out. I would definitely go with Edenfield over Water's Edge or Shady Brook, but that is me. Hope this helps.
Love your Tv entertainment center, can you tell me where you got it from? We just bought a Tall Pine model and looking for ideas how to decorate the area. We close on our home 9/27 in Moultrie Creek and will be moving down at the end of October. Thank your for your videos

@thevillagesnatives3491 that's a good question. I was thinking close to BW maybe a little south. Would like new but with the more expensive bonds we will see. We want to be in over 55 area.
Thinking Finney area possibly. Want to be close to restaurants, stores and entertainment
I agree, the Fenney area is excellent and the bonds should be significantly lower than a new home. For preowned, I think that area is a prime location.
