    A guarantee is required Mexico wide. I use airbnb to rent my current house on a 3 year lease (as long as airbnb is still here) and I'll be renewing it for 3 years. The landlord owns all the houses on the block since all the properties were handed down through generations in this family. I'm hoping to stay in indefinitely.

      I have friends that started on Airbnb and then went off the platform. It saved them lots of money.

      @@Mexitplans I've rented straight through a landlord before also, and doing monthly payments was a hassle, especially while traveling. I had to pay months in advance. It was just a hassle. I don't have to think about when I need to pay and the landlord knows they'll get their money through Airbnb. But some politicians are trying to do away with airbnb in Mexico unless you're a licensed hotel/B&B. I don't mind paying the extra because the place I have is a full house with no house on either side, in front or behind me. And the security officer/station is right outside my door 24/7. The price is cheaper than all the places I've looked in the last three years and it's in one of the best neighborhoods in Mexico City (Santa Catarina). Lots of history in this neighborhood. As long as I can stay here I will. I'm so very lucky to be here. Permanent resident since early this year.

    I like your information. I like the way you present these videos. I do not like the loud, distracting music in the 'background' which makes it hard to follow what you are saying.

    Thank you so much for the in depth information. Looking at rental online has been one of the hardest things since I decided to move to Merida. I have a couple years before I will actually be making the move but I have been looking online to get an idea of cost for rentals. This information is invaluable and I now feel a little more sure about what to look for.

    This is really good information, having to pay more for your utilities because of the previous renter that's a bit of a bummer, I also realize I'm going to need a lot more before even considering relocating.

    just came to Merida just got an apt.You got me scared of the electric bill.Been in my apt from the 12th.I only run myairat night.When you get your bill how long do you have to pay it.

      You get about a two weeks to pay but they cut you off on the day it’s due. Don’t stress it too much but it can be your second highest bill. The

    Good morning, one question, after you sold you house in Atlanta, are you planning to buy a home in Merida? We are planning to move there from California, we are just waiting for some legal documents and be able to get our retirement. We own a house and we would like to know if the American government will require taxes from the sale of our house, even though we are going to be in our late 60's. THANK YOU!

      Hi, I am currently planning to buy land first then build a house unless I find a terrific deal (Not likely these days but people leave in a hurry all the time). I was not taxed on the profit from my. home although it did count as regular income for the year we sold our house which had some big taxes associated with it. One thing about being an expat is you will pay taxes to the USA as long as you wish to hold a US passport.

      Yes we landscaped the yard when we moved in and planted zoysia grass along with a sprinkler system. My current cost of living video is on the channel. It was posted about 2 months ago I think. We live in North Merida inside the perimeter.

      I hope I’m not too late.. BE CAREFUL WITH CONKAL! Check the news… a LOT of places in CONKAL smell like pig and human poop. The air brings about an unbearable smell. My husband and I just dodged the bullet. We visited the home many times and it did not smell, until we visited at night and then very early in the morning… it was the worst smell ever.

    I’ve heard the utility bills can run high depending on usage and where you live. What is considered high there?

      That varies by individual budgets. The most outrageous I’ve heard is $1000 usd for 2 months. The key takeaway is once you are considered an excessive user it can take a year to get out of that category.

      If you break a lease you simply loose your deposits. That’s it. it doesn’t affect you the same way it would in the states. That is one reason for so many deposits upfront as it is hard to sue someone civilly. It takes forever to process in the court system. That is why most landlords prefer an aval or multiple deposits.

      @@qcollins11 hey Queenie this was one of my earlier videos. It seems you can’t please everybody with music. As you note from my more recent videos many don’t have music at all. Some in places. So I’ve experimented with many different options. I haven’t figured out the formula. Its much easier to not use music. Plus I don’t have to worry about licensing if I don’t.

    Please stop trying to make a beautiful place like Merida sound like the U.S. I lived in various places in Mexico for 25 years. Wake up and study what real life is there. Dogs and roosters! Be very careful with an Aval because they can also grab the property you are paying for!!!
