Love this plan. Love the fact that the stairs are not right when you come in the door.
This one would be perfect if it were brick, on one floor, ramps instead of stairs, raised hearth fireplace, bay windows, and full wraparound porch. This house is beautiful.

How large is the floor plan over the garage? Can the dormer over the garage accessed by the interior stairs be used as an office?
What would be the best layout for a fence? Love this plan but have dogs.
For Property Tax purposes, would need to reduce to < 2000 sf..

So, my builder is asking me for the PDF but why would I pay $1200+ and subsequently unable to afford the construction price? How can I get around this hurdle?
