  • 19.6 Acres for 45K!
Beautiful and untouched oak tree studded country property just 24 miles from Redding, CA at I-5. There is about 6.5 acres of nice usable ground at the beginning parts of the property then it has some mountain views and go downhill from there. Power is near the lot line at the beginning of the property. At about 1,800 feet elevation. My cell works on the property. Only 1.4 miles on a dirt road from the highway. There is at least one seasonal stream/creek if not two. Owner may carry.

That can vary greatly. You can ask well drillers what they typically get in an area. There is a page on my website called, "Property Resources" where you can find well drillers and more related land resources.
My best guess is typically in the 250 to 350 feet range in general areas not in the valley floor. I don't know what they charge as it has been many years since I have witnessed a well drilling in action and I know prices change over time.

It IS warm in summers, but somewhere between 5-10 degrees (F) cooler than in Redding (though that’s not saying much).
This weekend it’s probably going to get to the mid-90s, going up to 98-102ish in the first half of the week, then maybe dropping to the 80s. That’s just using the forecasts of the nearby towns of Round Mountain and Oak Run as an estimation.
But summers there will have more in store for you than that kind of forecast. Summers can deliver many weeks when most days of those weeks are over 100 degrees. Occasionally it can go over 110 degrees. 🙃🥵
Summer heat in Northern California is generally very dry (regarding humidity). Precipitation-wise, it’s mostly dry for 6 months, hence the dry, crunchy grass. But it’s a little better at this altitude than Redding.
So it’s a matter of whether you/family are acclimated to such weather already, or if you can build what you need to help you tolerate it. Or not! Yes, spring & fall are great, actually. Can still be warm then, but more variation in temps.
If daytime temps are in the 90s or higher (maybe even the 80s), the evenings in summer are great! I love summer evenings there!
And it gets dark almost an hour later than it does in San Francisco, for example.
If the day temps are in the 70s, you’re golden!
If you are really wanting to have your stays in the summer, but you prefer a cooler and greener scenario, check out areas with higher elevation - further east, for example. There will be snow in the winters, but more tolerable temps in the summer. Depending on how developed an area is in mountain areas of Northern California, you should be able to find comparable pricing for land.

@@MountainValleyRealEstate I see how people bought properties in Southern California for virtually no money in the 1950s. Now they are worth millions. Developers either bought it from them or they built on there themselves. Do you think there is a place in Northern California where that could be the case? I have only been up there once and couldn't believe how empty it was. I had always been told how overpopulated we are, especially California. That is the current political rhetoric .

It isn't that bad, I have been on a lot of dirt roads in my time. I will say that the trucks usually feel the bumps more because the suspension is firm so it can hold a load in the truck bed, so if it is unloaded, then it will be a bit bouncy. Not all trucks, but most especially the more full size heavy duty ones.

I enjoy your videos. I am considering moving back to the area I grew up in (Redding), having a rural plot of land in mind.
I must say I am disappointed at your interjecting politics into your real estate business.
Essentially you are saying that most of my siblings and I are not welcome.
    I enjoy the outdoors tremendously.
I enjoy the region in which I grew up.
I am able to get along with just about everybody.
It’s easy to find common ground and appreciate each other.
People who have different views about topics and legislative policies have the right to live anywhere in the state.
If we think differently than you, we are not second-class citizens.
We are just as capable and likely to show affection, friendship, helpfulness, generosity, and loyalty to neighbors and communities as “Reds” are.
As you probably have guessed at this point, I find the bias you just exposed to be offensive.
I am disappointed to feel the need to stop watching at this point in the video. Like I said: I have been appreciating your content, but I guess it was never intended for the likes of me or my siblings. Perhaps you should put a banner up on the videos, saying “libtards need not watch! Stay away! This is Jefferson!”
It won’t stop me. But you just added negativity to something that should be joyful.
    Thanks a lot.

I am very sorry I offended you or anyone else, that was not my intent. I am not political or biased and I did not vote Red. I only said those things because there are so many CA haters out there that leave the worst comments about CA.
I won't mention any politics again. For the record, I would never think of someone as a second class citizen.

       - Thank you for your reply and being respectful in it.
I need to apologize, because I took my tone & comments too far, and I should have given you more grace.
There is one statement in the video that has me a tad confused when considering your response: the statement about Governor Newsome’s term ending & saying that you’re looking forward to it/that it’ll be a good thing - something like that. I mean the sentiment came across that way. I don’t recall the exact words.
But it directly followed what you said about it being “Red” in those parts.
Maybe that was your way of appeasing the haters, letting them know that Newsome won’t be there forever? I don’t know. (Yah, I’ve seen those haters’ comments on your channel, and I have tried to address/correct their misjudgments before! 😆)
I personally don’t care if someone does/doesn’t like the current or any gov. I just thought you were conveying that it is “Red” there and it was a good thing that the current gov will be out of the state’s top spot soon. (2027 is when he’s done! That’s a ways away! 😂). But I mistook the combination of statements as indicative of your mindset - that you see the area as “belonging to” politically conservative & libertarian people, excluding the rest that don’t fit in those descriptions.
I misunderstood. But maybe you can fill me in on the governor remark, so I understand how that fits in. Thanks.

    • @MountainValleyRealEstate
      @MountainValleyRealEstate  5 місяців тому +3

Yes, I was trying to talk to the haters out there, they often blame the governor and I think it bothered me more than I should let it. I just work really hard and try to provide the best info etc I can for everyone. I was spending upwards of 20 hours just to edit a video. I have gotten better with time but it still takes a lot time and money initially. I have since realized that it is futile and that they are going to hate no matter what. I think they just take whatever frustration they have out whenever they have a chance because it makes them feel better. So maybe I am providing some kind of sounding board so to speak. LOL I guess that is a positive way to look at the hate for CA.

    • @sfstucco
      @sfstucco 5 місяців тому +1

@@MountainValleyRealEstate - Again, thank you for your response. I apologize for adding to the difficulty of performing the function of putting out this useful content. But I understand your view as you explain it, which is consistent with how I previously (before this video) “pegged” your personality as.
Oh, and those Calif. haters: oh well. You can’t do anything about their ignorance if they show no curiosity. They are closed-minded. Nothing to do with you, nor with California. And, plus, it’s normal to some degree that people have limited info on other regions, countries. Like people from other continents think “California” is only the image of the Southern California beaches. Oh well!
I hope you manage to reduce your time devoted to the videos, and increase the benefit in the meantime. You probably care a lot about quality and have higher standards and expect a lot from yourself. If that’s true, I know it can get in the way of finding ways to cut back on certain things to find balance.
It has been refreshing to find your channel. I have not come across anyone focusing just on pieces of land for sale, anywhere! And it happens to be where I’m considering purchasing, so that’s lucky. (Though I am also considering different timeframes and other regions. I’m nearing retirement, and I don’t have it worked out… not ready to jump on something yet).
Anyway, as long as you put them out, I will check out your videos and website listings. Cheers.
(p.s., I love all your verbal notations about animal tracks, species of vegetation, the animal cams, etc. They’re a delightful bonus!)
