Do you ever have an idea of the water debth and well cost?
That can vary greatly. You can ask well drillers what they typically get in an area. There is a page on my website called, "Property Resources" where you can find well drillers and more related land resources.
My best guess is typically in the 250 to 350 feet range in general areas not in the valley floor. I don't know what they charge as it has been many years since I have witnessed a well drilling in action and I know prices change over time.

How much work would it be to make this a camping spot for family and friends? I assume it gets very hot in the summer, so spring and fall are the only viable times?
Good question, I am interested in this kind of development.
It IS warm in summers, but somewhere between 5-10 degrees (F) cooler than in Redding (though that’s not saying much).
This weekend it’s probably going to get to the mid-90s, going up to 98-102ish in the first half of the week, then maybe dropping to the 80s. That’s just using the forecasts of the nearby towns of Round Mountain and Oak Run as an estimation.
But summers there will have more in store for you than that kind of forecast. Summers can deliver many weeks when most days of those weeks are over 100 degrees. Occasionally it can go over 110 degrees. 🙃🥵
Summer heat in Northern California is generally very dry (regarding humidity). Precipitation-wise, it’s mostly dry for 6 months, hence the dry, crunchy grass. But it’s a little better at this altitude than Redding.
So it’s a matter of whether you/family are acclimated to such weather already, or if you can build what you need to help you tolerate it. Or not! Yes, spring & fall are great, actually. Can still be warm then, but more variation in temps.
If daytime temps are in the 90s or higher (maybe even the 80s), the evenings in summer are great! I love summer evenings there!
And it gets dark almost an hour later than it does in San Francisco, for example.
If the day temps are in the 70s, you’re golden!
If you are really wanting to have your stays in the summer, but you prefer a cooler and greener scenario, check out areas with higher elevation - further east, for example. There will be snow in the winters, but more tolerable temps in the summer. Depending on how developed an area is in mountain areas of Northern California, you should be able to find comparable pricing for land.

Yes, very hot in the summer. You would definitely need to clear some brush so you could get into easily. It is nice that the cell phone works.

Yes, there is flat land at the beginning of the property. It isn't hard to make a flat spot either if you're in there clearing some brush. You can try using another agent if you don't want to go though me. It's your choice.
@@MountainValleyRealEstate I see how people bought properties in Southern California for virtually no money in the 1950s. Now they are worth millions. Developers either bought it from them or they built on there themselves. Do you think there is a place in Northern California where that could be the case? I have only been up there once and couldn't believe how empty it was. I had always been told how overpopulated we are, especially California. That is the current political rhetoric .
I don't have a crystal ball unfortunately, so I don't know if an investment in time would pan out but I would think that eventually people move to places where things are less expensive but I don't know how long that would take. I like the way you are thinking.

Good thing I just bought a Nissan Frontier Pro 4X… that road is terrible.
It isn't that bad, I have been on a lot of dirt roads in my time. I will say that the trucks usually feel the bumps more because the suspension is firm so it can hold a load in the truck bed, so if it is unloaded, then it will be a bit bouncy. Not all trucks, but most especially the more full size heavy duty ones.
Most Americans can’t afford California. So that’s that.
Luckily CA is huge and this part of CA is so much more affordable compared to Sacramento south.

That is the cool thing, each property has different factors for each type of person. This property is good for someone willing to clear a little area to build or fence up some goats and that poison oak will be gone fast! Clearing the property a bit will also helps its value factor.

I mean the sentiment came across that way. I don’t recall the exact words.
But it directly followed what you said about it being “Red” in those parts.
Maybe that was your way of appeasing the haters, letting them know that Newsome won’t be there forever? I don’t know. (Yah, I’ve seen those haters’ comments on your channel, and I have tried to address/correct their misjudgments before! 😆)

Yes, I was trying to talk to the haters out there, they often blame the governor and I think it bothered me more than I should let it. I just work really hard and try to provide the best info etc I can for everyone. I was spending upwards of 20 hours just to edit a video. I have gotten better with time but it still takes a lot time and money initially. I have since realized that it is futile and that they are going to hate no matter what. I think they just take whatever frustration they have out whenever they have a chance because it makes them feel better. So maybe I am providing some kind of sounding board so to speak. LOL I guess that is a positive way to look at the hate for CA.

It has been refreshing to find your channel. I have not come across anyone focusing just on pieces of land for sale, anywhere! And it happens to be where I’m considering purchasing, so that’s lucky. (Though I am also considering different timeframes and other regions. I’m nearing retirement, and I don’t have it worked out… not ready to jump on something yet).
