    Beautiful pie shaped 41 acres with a permitted Ag well installed. Has solar to power the well. The welI is 2 GPM & 300Ft. The condition of the well, solar, pump, etc are unknown but an inspection can be done. Deer, wild pigs, fox, coyotes, turkeys, and quail are in the area. Has some good level areas as well as seasonal Wilson Creek zig zagging through. It appears the property was used for some type of Agricultural use or they had animals here. To pull a permit relating to residential development the property will need a Certificate of Compliance from the county building department. There may be additional conditions to satisfy before they grant the Certificate of Compliance. The land is partially fenced and a locked gate at the entrance. My cell works. Out of the snow at 950 ft elev. Owner may carry with 20% down.

    Picked the perfect 2 weeks to film this. 50 years ago I would drive through Igo and Ono almost daily going to Platina when I worked for the Forest Service at Harrison Gultch. That area was tinder dry most of the year. Fought a few fires in that area over the years.
    Just saying, be aware of how dry that area can get.

      Absolutely what I was thinking right when I saw the thumbnail... This is the case with most of California. In late-winter/early-spring it is paradise... everything green with wildflowers everywhere and seasonal streams flowing... But the rest of the year is very desert-like. Don't get me wrong, deserts are beautiful in their own right, but just don't be misled about the reality of this situation. (And I just wanted to add that the creator of the video wasn't being misleading - it's just that those of us in California already take this seasonal paradise issue as a matter of fact. )

      Agreed minus the perfect 2 weeks. Ideally, a month ago it would ALL be green out there, but I get your comment. Just like Redding, this area is the same in how hot it gets. I did mention the heat in the video as well at the 6:36.

      No one in America owns the land they live on. All land is owned by the government and leased to the citizens. Every state. Every citizen.
      I hate California as much as anyone, but don't be fooled into thinking you're not under the governments thumb as well.

    Nice hunting property, quail, pheasant, blacktail deer. And wild pig. I took a nice hog not far from there near cottonwood creek on a guided hunt. Also saw muleys and elk south of there between redbluff and anderson. Nice spot

    No need for batteries. The solar pump pumps whenever there is sun and the tank stores the water to flow by gravity. Easier to store water than electricity.

    Thanks for the prompt reply, John. Now, what if I just park a Class A or class C RV with an incinerator toilet and an atmospheric water generator, is the Certificate of Compliance still needed? I really want to get around to paying more on property tax (thinking of selling my house). And if I add a shed for, say, a gym, will it be considered a taxable building? If I sound too naive or uninformed, it's because I am, so feel free to give me advice. Perhaps others need educating, too. Tnx. 🙂

      To live on the property legally, you will need the Certificate and permits for a dwelling, a domestic well and a septic.
      The county building department and the Environmental Health Department have standards for wells, septic, and structures. That being said, some people do what they want but it isn't legal and I of course don't recommend going that route.

      The past owners could not get a building permit, then the next owners that got suckered into buying it, and the next owners, and on, and on. They got a permit to put a agriculture Well in, but not for a home, or a septic for a home. A person could run horses, cattle, or sheep on it, as it's got nice grass, but this video was probably on a nice day, early spring. As you heard, this area gets hot, so the grass may die, as see there was left over old hay, why ? No grass, and they had to bring some in. Some one was probably on the property in a RV trying to get the other permits, kind of camping living there, then a neighbor probably turned the guy in, or the inspector went out there on the guys application saw he was camping, when it all fell through, the county guy told the guy he had to leave. So in time, I will assume that buyer quit paying on it, telling the past owner he was paying on it, you cheated me, as you knew they will not give out a building permit on it, nor can you live on it, only horses, cattle or sheep. But who's going to keep them safe from Coyotes, bob cats, wild pigs, maybe Cougars in that area too, if you are not living there with a few dogs that will usually scare off the Preditors. Them wild Pigs are the first thing to go, as they ruin properties, and nice creek beds, or Small lakes R.E. plus they are mean, and dangerous. Those Coyotes & Wild Pigs might kill your cat, dog, or small child, or kid. They will kill calves, and sheep. I am guessing on all this before what I said, and now. A owner of some other land here probably owned this too, probably used it for grazing, but then the property taxes went to the moon, and they did not pay the taxes, and maybe had to sell or lost it in a tax sale. As it's not worth $10,000. If you can not ever get a building permit, or can not park a RV on it. As what good is it, unless you owned the property next to it, and used it for grazing. But the Property taxes, and a monthly land payment is maybe 10 times the cost of just buying Hay for your cattle. Its quite accessible to most of it by a Truck, 4X4 rig. If any way a guy could park a Tiny home, even on wheels, RV, or cabin, but it's been tried before probably many times over the last 100 years ? It should perk, and theres well water for agriculture, maybe not drinkable for humans ? As if you could be allowed to park a RV on it, you could use propane, and solar panels for your power, heat, and run your stove. But, I am quite sure many have tried many times, and failed. It shocks me how countys will denigh permits to build a house or Tiny home. But maybe the water is not drinkable for humans. ? But maybe you can not get a building or permit to live there, as theres not electric by or on the property. I am not sure how far to a grocery store, propane, and gas.? If you like it, lots of others did, and why is no one ever built there, and living on it today. The county will not let you live there, for some reasons. Do your investigation, get the parcel number, owners name, call or go by the county, and ask them before you get stupid, and throw your money away on a non buildable property. ? I have run into properties in the past like this, and that's why it's so cheap, as you can not live or build on it, I am quite sure. I am just a good guesser. Is this guy that posted the video here, is he a R.E. agent ? As they have to be honest, but you must ask the right questions also. Also the heat, if it turns brown, and lighting or a fire gets started, it will burn a RV or house down. It's sad, as it's a pretty setting, with a nice semi level property, creek, well, with wild Animals, and all. That gravel road looks nice. Theres quail, a pheasant, deer, thats nice, but theres Preditors too, as bob cats, probably Cougars, Coyotes, wild Pigs, and they would come at night to kill your dog, cat, chickens, calves, & eat your vegetable fields or gardens, as them deer will eat your vegetables too.

    2gpm well is not adequate for building. Correct me if Im wrong, but building permit will only be given on certified 4.5gmp+

      It's only agricultural. No one will probably build on it.

      The county building department does not have a minimum GPM required to build a house. But you do need enough water to run a fire sprinkler system, not sure if water tanks would suffice as you would need to talk to the Fire Marshal about that and water tanks are required if you build a home.
      But this is a Ag well anyway and you need a domestic well and a Certificate of Compliance on this property first anyway before you can build a house or pull a well permit for a domestic well. You may have missed that in the video as I do discuss that in detail.

      Based off experience I wouldn't consider any well that is pumping out less that 14 gpm. When I lived in rural CA we were getting 35gpm.

    Wow, i would have def considered this property bc i couldnt find property like that in Calif. I ended up buying 25AC in NC for $140k which was considered Cheap (land is $10AC or more in NC). It looks a lot like this property too, just lost of mosquitos. I ❤California but wanted a farm, so now Im moved to NC. Big hassel uprooting & moving 3000 miles away.

    There is a California Company that manufactures an eco dome like structure with concrete siding/roofing panels that are highly fire resistant, if not fireproof. 19ft diam. 80k installed. 1bd + loft sleeping area, 1ba.

    It's an absolutely beautiful property ! ... Couldn't someone build horse stalls keep horses there and a travel trailer/5th wheel on the property? It's not a brick-and-mortar structure so it wouldn't require permits. Is that something that would be realistic ?

    I doubt home insurance is possible, particularly fire. New residential dwellings require fire sprinklers and since no mutual or municipal water supply a dedicated fire suppression water tank required, size of tank determined by square footage of dwelling. Need automatic generator to supply electricity to fire suppression sprinkler system. California code of regulations title 24 has all the particulars. Need to ensure no endangered species inhabiting property. Is the property located in an ecological sensitive zone? Way too many Commiefornia regulations.

      Yep, and those look like oak trees, God help you if you even pluck a leaf on one of those... As a California resident I've heard horror stories of homeowners removing oaks or even trimming oaks (or other native trees) without being a licenced arborist. Fines in the many thousands are not uncommon.

    Would a Cabin not for permanent residence need a certificate of compliance?

      A cabin is a permanent structure and needs a permit along with everything else, domestic well, septic, etc. If you live there part time or not, doesn't matter as it still needs a permit for a home. Now a shed, 10x12 - 120 square feet or less does not need a permit last time I checked.
      This particular property is already sold. I do have another one in the same price range and another with pigs if that is your thing. The one on Bigfoot Rd and one on Perla Rd.

      Not sure if ca would do it but I've seen videos of gov going after homesteaders for growing their own crops. Don't remember which state. But if anything ca will prob eventually do the same with homesteaders. They'll tax you for everything.

    Impossible to get permit to build anything. Environmental studies alone would be in the 1000’s. Then permitting process, EPA, then taxes, then the fees on the National forest with fees in cutting trees down and then you have water right fees mineral right fees and since their is water near the area water reclamation fees. It will cost more than the property in calofornia

    I bought 2 and a half acres in Kern county and pay $150 a year in property taxes on land worth 16 to 18 thousand dollars. It depends where it's at and how much you bought it for.

    Would love the land since certain county acre per land is expensive. 15 acre already 200k plus or even worse 1 million depend on the county. Some land had different codes. If it is developed land it is cheaper. If aggr it is higher. If resident/ rural resident is even coster since housing is in demand, you can build a house on it and sell higher. In this case, i would assume develop land/uncode which mean you can choose what you want but county can change your land code without your input and you usually have to protest against the county. From what the price you stated, this is very low compare to other county which would had already close to 400k to 800k

    Well the city will definitely let you set up your camping tent to live in. And your property tax is gonna be based on developed nearby cities. Other than that forget about insurance on your property. Or good luck getting a permit to build on that wilderness under CDFW control. For sure you’ll get a camping permit for a few days.

      I'm sorry but your way off on your data here. The county, not the city is who you go to for questions about development. Taxes are 1 to 1.25% of the assessed value per year and not based on any nearby city. There is a house across the road from this property and a few ranches with homes as you drive in on the county maintained road.
      Why can't one get a permit? This property has permitted AG well.

Secondly, the astronomical expenses of building middle of nowhere is not advisable with today’s market prices. Finally, if that property was a keeper, you wouldn’t sell it so cheap.

      The soil changes depending on where you are on a property. So, your system may fail if you put it in a spot that wasn't set up for it. Length of leach line needed, how deep its buried, etc.

      I think that is caused by the creek flow over time, I don't see any sign of mining. Cottonwood Creek has gold, so this one could too. They are very close to each other.

      There's gold all thru that area.Ipanned it back in the 90s and made daily wages .180 to 200 a day.Hard rock mines 15-20miles north still working.

      Yes, and to get it permitted it would need a permanent foundation as well as the rest; a well, septic, perc test, etc.

You could build a big secure pen though, I f I was gonna move there i'd talk to th efolks in that one house and see how much of a pain the county is. also it looks like spring Id want to know how that spring does in the fall

      You can shoot, so you can probably hunt if you get the correct permit. You can look at the CCRS. They don't say anything about not hunting from what I saw and the old POA said you could hunt and shoot. You could ask them yourself and see what they say.

      Not much to hunt that I've seen. I have acreage in Arkansas where I live now and I have more deer and turkey than I care for. Not including my crazy ass chickens. Lol. I've thought about moving back to California but I haven't been that far north hunting for land. I grew up in Lakewood and Long Beach cause I was born in Torrance. The last time I was there was in 1989 delivering a load of produce from Florida and I didn't like the changes I seen. We used to drive on the beach across from the queen Mary but I saw that they built a marina there now and what about all those gangs now? Hell we use to drink beer at the park in Lakewood at all hours of the night but a friend of mine said if you go there after dark you might just get shot or something? Boy I sure miss the 1970s and 80s. We had some fun back in those days. I learned how to drive a tractor trailer going over the Grapevine three nights a week and ran locally 5 days a week all over Southern California. RC freight systems in Vernon CA.

      Rattlesnakes are in California but I have only heard one once under a wood platform to a shed and I've been selling land since 2005. They are poisonous though.
