This is not worth 1.20 lakh per sq foot cuz in less than 10 years the building right in front of it will be redeveloped and will probably be taller or atleast block the so called unrestricted sea view.. at best, this should be 1,00,000 per sq foot esp cuz one would need to spend another 3CR doing up the apartment. I’ve noticed that brokers hike the price anticipating customers to negotiate or probably cuz they have made tall promises to builders, and it’s way above what the property is worth. Besides, the more expensive the property, the slower the rate of appreciation, infact after 10 years when that building in front of it blocks the “sea view” this property won’t fetch more than 50 CR along with all the money spent on decor + 2 CR on stamp duty and 40 lakhs on brokerage. And that’s a very low rate of return on that money invested (10% appreciation in 10 years), and the 90 lakhs spent on tax and maintenance over and above that. Besides after spending so much on maintenance one would be swimming in a pool of piss cuz that’s what kids and people with new money in south bombay do (it’s become like Jamnagar) Having said that the newer and taller the building, the weaker the structure, it will have leakage issues in less than 5 years guaranteed
with 10 crores you can buy 20+ acres of land in small towns and build your palace in about 3 to 4 crores. The final cost along with all legalities , interior financing etc will be 60 crores.

Concrete cracks in high heat. Andheri East Vasant Oasis and kanakiya rainforest have used this technology and the residents are crying over leakage and seepage issues even on lower floors. the bathrooms are even worse. this kind of technology is very high maintenance as it is susceptible to lot of cracks becs of weather conditions. And Mumbai is only getting hotter every year. in next 15 years Mumbai temperatures will be close to 50 degrees and these concrete boxes will heat up like an oven.
