I had Fundrise for 4 years and I lost over a thousand dollars. I would never invest with them again. There business plan changed from when I first started when I made about 400 in my first two years. Then after the change I lost about 1100. It is not worth it.

This year has been flat but 2021 was 22% year.. 6-8% every other year. The yearly avg from 2017 to today on Fundrise averaged over all of their offerings is 9.2% (yearly).

There are various risk levels and options for investment in fundrise from a retirement account with less risk to an account made for younger people with more time to average risk. For instance the supplemental income option will hold more risk than a retirement account and in good times it will profit much more.
I'm in the income funds, there's not much appreciation to speak of but the income is consistent and a nice way to diversify away from the stock market. It feels like I'm getting rent money but I don't have to do anything.

Remember they don't explain anything it is a platform, they change things a lot so fundraise wins big. You waited months later, is that he scam ,since the price fluctuates within the months you wait for a withdrawal a hassle,you say, is that a scsm. I read a review , someone said withdrawal is convoluted .
There is a huge difference with reits. Reits are constantly buying and selling extremely short term speculation Fundrise buys longer term like u would if you were actually buying. Fundrise returns are much higher and losses much less than a typical reit. They are however not nearly as liquid which is the price u pay for higher returns
Publicly traded reits are on sale right now. You can find tons of reits paying 9 to 15% dividends with opportunities for appreciation in stock price. MPW is one of my favorites. I also like ETFs like MORT and REM.

it doesn't seem that different from REIT's other than being a lot less liquid. It doesn't seem worth it

So to think about it, u didn't have much gain in 5 years invested. I mean some is better than nothing but still not much.
