    Five years ago, I put together a video and blog post explaining how Fundrise works, and I invested $1,000 with this real estate crowdfunding platform.
    Since then, I've been tracking the progress and returns by putting together an annual blog post and video reviewing the dividends and how much the money has grown. You can see each of those annual reviews here if you want to get caught up on where this has been.

Just like this gentlman i put ten grand in but now im thinking if 20% return on my investment is all i can hope for in ten years then i dont think its very hopeful. I realize that is what their last years figures were and im hoping theres an possibility of getting higher or is that the norm? You know what i mean? Im sorry i just took for granted you were an investor also, thanks for answering me though. Peace!

    Guys I highly recommend you to Mr Lanngel Mark. His an excellent and Licensed Financial Manager/ trader, who handles my portfolio. Ever since I invested with his supervision my financial status has Improved . (edit) I read about him while doing online research on portfolio management, you can look up his name and do yours if you are interested.👌🏻💯✅

    Thanks for the video, very much. I invested last summer, shortly before the real estate appreciation really began in earnest, so of course I've been happy with the appreciation so far. And when I put the money in I had a 10 year time window in mind for it, so I was more than ok with the 5 year limit. Where this video really helped was in realizing that if I want to withdraw that full value in 10 years (which I do, I'm hoping it will contribute to a second home at that time) I should turn off reinvesting the dividends at the 5 year mark. Really valuable to have your real world experience 4 years in advance of when I'll need it.

    They told me that they pay out four times per year. I like them because I definitely am a passive investor. I also have my dividends reinvested and I did not realize that it resets the five year waiting period. l have to check into that and also check back to see when you get your funds.       I made more money investing into the stock market myself and not waiting for the grindingly slow appreciation/div rates on Fundrise.
      Like I made close to double the dividend rates by buying ETF's and REIT Dividend Aristocrats on the stockmarket. And sell covered Calls on the stocks I own.
      Fundrise might be good if you want autopilot on 200k to 300k.

    Thanks a lot for this video! I guess investing in findrise should be limited to the money anyone wants to take a risk and lose. Plus, there is no guarantee that fundrise would send your original investment back after 5 years. Eye opening video!!

    Thanks for the video. A quarter to get the money back that's bananas the point of investing is to have access in the future when you need it. Hard to plan a quarter ahead . Amazing video I was on board until this point . Bummer for them.

    To fix your problem about the dividends, just invest in long term growth which is the third option on fundrise.
    Your portfolio is probably on balance.

    In your dashboard the 1800 amount is a total of your dividends and the appreciation of your $1,000 investment. At the end of 5 years you can take out all of that appreciated initial investment which is why it was $1400 something. You can see the $400 amount in the appreciation row on the dashboard

    I thought that fundrise was a good company until the end of the year 2022. I had $23000 invested and for 364 days of the the year I thought that I was making a profit from dividends and appreciation. The last day of the the year it devalued $1000. I lost everything that I gained from dividends and appreciation. I made nothing. The fact that it happened the last day of the year makes me feel that there was some underhanded manipulation and someone had a nice Christmas bonus at my expense.

    Great video. What happens when you put in auto invest on a monthly basis. From what it sounds every transaction will have a monthly count to 5 years then.
    Is it better to put in one lump sum per year to avoid this 5 year lock in period.

    I kept feeding Fundrise for 5 years now and return graph looks great even during COVID times. I always wonder how the 5 year mark will look like so thank you for your effort to follow through and created the video. I didn't plan to take it out at the 5 year mark anyways. This gave me more confident in the app for future years.

    I love fundrise, I was able to cash out a few years back with no issues. Not a fan of DRIP, because in this market you are able to pick better assets with better valuations assuming a long term hold. What are your thoughts on Landa, ground floor, atlas earth and arrived homes?

    I'm having a small amount invested each paycheck. I basically have no hope of investing in a home so it just scratches that itch. The plan is to let it all sit there over a couple decades. I will not miss that money in the grand scheme of things, and the penalty to redeem shares isn't that onerous in case of an emergency.

    This works like an index fund with compound interest like Vanguard, hey I really love this stuff, what kind a plan is your plan..? if you invest more money more money you gonna earn back, this is so tremendous, you get 13.90 dollars every month or 0.46 cents per day in interest per your money, just imagine if you invest 50 thousand dollars and just leave it there for 30 years, we declare the big "Snowball" of Warren Buffett cause the money will grow permanently by himself without to work or break my back, am gonna invest in this, greetings from Virginia...

    I just started investing in Fundrise. I think it’s a great way to really just throw money into something and not have to worry about it. If it goes up we are good, if not it’s no big deal. Not putting enough into it to hurt me financially. Excited to see what the years ahead may hold.

It’ll take a lot to explain it all here though but definitely do a lot of research on it, especially any scandals they may have and see if it is something that is of interest to you if you would like to invest into it. For me I liked what I researched and that’s why I ultimately invested into it.

      Nobody can become financially successful overnight. They put in background work but we tend to see the finished part. Fear is a dangerous component, hindering us from taking bold steps we need in other to reach our goals. you have to contend with inflation, recession, decisions from the Feds and all. I was able to increase my portfolio by $234k in months. You have to seek for help in the right places.....

      I think it's not always about fear, Sometimes realistic factors discourage people from reaching their goals in life. For instance, I've tried investing in the stock market several times but always got discouraged by fluctuations of stock value ......

    This was a great video. I started in 2018 so my 5 years is coming up soon (in 2023). My plan is to take everything out (except for what I can't, per your info on dividends reinvested), and put it in the Stock Market or Bitcoin. I like Fundrise but I don't like my funds being held where I cannot access it at all... not even to be able to use it as collateral. So that's why I'm planning on moving on.       You're going to pull your FundRise investment that has had a positive track record year over year and put it into tech coins? Why wouldn't you keep it in FundRise?

      @@marcusarelius If Fundrise were to change their policy on locking up funds for 5 years, or at least allow investors to use their funds as collateral, I certainly would keep it in. But I'm just not a fan of any investments where I have to put my money on a shelf or in a lock box until some magical year or age. Exact same reason I'm not a fan of Government sponsored plan like the 401K and especially in a Roth account. With discipline, money should be in motion, not locked away until we're 60 years old to enjoy it. Reminds me of a quote. "Why do we do to money what we don't do to the things money buys?"

      @@MannehN So are you looking for volatile investments? Waiting 5 years to access investment dollars isn’t all that much of an ask. But if you’re wanting to be something like a day trader, yea FundRise or even more traditional investment vehicles like 401ks aren’t what you’re looking for.

      @@marcusarelius No one's ever looking for a volatile investments but I certainly don't fear it or a down market. And day trading or gambling is not my thing either. I'm a long term and very discipline investor. The slow process works well for me as long as I have access to my funds whenever I choose to in the form of a collateral.

      @@MannehN Based on the above, you shouldn't have issue with a 5 year hold on your funds, especially while you're watching growth. You could even pocket the dividends rather than reinvest them if you wanted to go that route. I just don't understand your stance here.

    I guess looking at the market now fundrise is looking pretty good eh? The thing about them not letting you sell so easily is it protects you from panic sell offs. You should have really mentioned that fundrise had no dip during the covid crash and no loss in synch with the past six month market dump.

    FundRise is slow going, long term investment. If you don't understand that on day 1 and are willing to stay patient, don't put $1 dollar into FundRise. For the rest of us, it's a great / conservative approach to investing in real estate and watching it grow. It's too easy that, IMO, everyone should be part of it.

    I think your right fundrise doesnt make too much sense when compared to stock market REITs. They have comparable returns over 5 years, you can reinvest your dividends back in during those 5 years if you want and its more liquid. Not only can you cash out whenever you need to, but you also can cash out your reinvested dividends since they just get converted into shares.
    I think the only downside might be more risk with stock REITs ? and Im not even sure thats true.

    The main difference between fundrise and stock market is volatility but on the other hand fundrise is slow on withdrawals and it might not let you withdraw your money in certain situations.
    I am curious if the asset appreciation becomes negative during a RE bear market.
    I think that fundrise might interesting for somebody who has low volatility toleration and who is actually retired and wants to live off of their investments.

    Great video! Thanks for explaining so well! I do have a question-maybe a silly question but the share value that showed up when you tried to redeem 100 shares of east reit $1419.01…that extra 419.01…is that coming out from the dividends of $834.32? Assuming you had taken that deal….Thanks 🙏

      Not a silly question at all, I wondered the same thing! That $834.32 of growth is a combination of appreciation and reinvested dividends over the past 5 years (it's not 100% dividends). I believe that $419.01 amount was all from appreciation in the original East Coast eREIT. All the dividends had been reinvested into other eREITs that I don't have access to yet.

    Can you change the dividend option at any time so it does not reinvest going forward? It seems like it would be beneficial to initially reinvest the dividends to grow capital through compound interest. Eventually when enough capital is built you can start living off the dividends.

    What I don't understand is that even though you have fulfilled the vesting period of 5 years it is still at their discretion to distribute your funds back to you? Shouldn't you have guaranteed access to the funds after the 5 year term has expired?

    Best thing about Fundrise is that I am not losing money :P, because I have lost a huge amount of money in stocks, it needs a lot of discipline with the Stock market.

    If you had put 10K in Fundrise and yiled the same 12.90% annual ROI you're yielding now, you'd only make a little more than double your money in 5 whole years. Not the greatest investment. But I think that the biggest issue I see with stocks, REITs, etc is the fact you don't really own anything other than paper or a virtual status of ownership. The dollar will collapse by 2030 so these investments would literally disappear unless you invest in something actually tangible.

    Was portion the the profits on your account due to commissions earned from you “referring” people to fundrise through your affiliate links? I know you werent recommending Fundrise and more so just reporting on it but i was curious if some of your total profits were from earned commissions. Thank you for the helpful video

      Good question. No, it wasn't. Any affiliate commissions we generate are paid separately and not added to the investment portfolio.

      Every individual dollar (in my case) was/is tied up for 5 years after the initial investment, so if you don't reinvest your dividends, you should be able to get all the original investment (plus its appreciation) back after those first 5 years.

      I have my dividends in Fundrise reinvest automatically as well, but to the best of my understanding, if you choose not to do so the dividends are paid out quarterly.

    Before I came here I saw on the site it say it takes 3 months for withdrawals because the money is tied up in properties and agreements so it takes a while to release the funds

      Makes sense. If you were to buy a house as an investment and decided you wanted your money back, you’d have to wait months before someone buys it. So at the end of the day the risks are similar to buying a house, the only difference is you don’t have to do the management work.

    Fundrise is great at raising money so they can make more money and lousy at paying out the kinds of returns that REI normally generates. I did NOT see anything about 5 year wait or quarterly liquidation request

      It's quarterly, and they can either pay out dividends to you each quarter or reinvest them back into your portfolio. As you probably saw from the video, the dividends can be all over the place... appreciation is the other way to watch the value go up over time (assuming it appreciates at all).

    Great video. One thing I don't understand is why you have to wait 3 months for redemptions on money that has been invested LONGER than 5 years? Shouldn't that be immediate? I mean you've met the conditions and didn't touch it for 5 years, shouldn't you be able to get it immediately then?

      I had a similar thought. My only guess is that because the money is tied up in real estate, perhaps it takes a few months to move things around so people can withdraw funds? But I hear you, and I felt the same way.

      Compared to an active real estate investment (one that I work myself), these returns are very, very low. The difference is, Fundrise takes zero time or effort. A normal real estate deal takes a lot of work to pull off.

    I don't really agree with them holding or freezing funds, but in times of uncertainty I can see their stance. I wouldn't want people bailing out and tanking my investments since it's crowd funded.

      It actually makes the investment safer. In private real estate the capital has to be there for you to receive it. As an example if you buy a house and you want your money back, you have to wait for the house to be sold or pull out an equity Loan considering equity is there. The money doesn’t just float out of thin air. Imagine a big shot investor suddenly pulls out millions of dollars and there’s no capital to pay him. Then fund rise would have to pull out a equity loan or sell assets which would potentially take not only profits from the small fries but potentially take a chunk of there initial investments do to debt expenses. So basically them giving your money back is contingent upon how much you invested and how much capital they have ready to pay you. It doesn’t mean they won’t accommodate you, it simply means they will accommodate you the best they can afford to without stealing from the other investors.
