I owned my home in Jamaica at age 20. I was saving with Victoria Mutual since I was in High School. I paid off for it on my own after 6 yrs. Congratulations on your milestone.

Too many people say they want a home but when it comes down to it, they have no ready cash available. There is another UA-camr Claudia Davis who talks about constructing a home in Jamaica. She has shared that before you build tek time buy up little things like faucets, toilet, hinges etc. Little things you may not think about until you have to get it done
Thank you 😊 That's a good tip because trust me those things will add up when you ready and start overwhelm you. So definitely whatever you can do to make the process easier try that. But the only draw back to some of that is when u get to that phase you may not want what u bought. Or you may be unable to find things that match it. So can be tricky

Question: Where can I go to see where the available lands are for sale because the realtor sites are depressing, if the lands aren't under contract they are under offer and the ones available I cannot afford. I really gave up on all those sites.
I usually did general Google search and I asked around in the community I was interested in
For me it was asking coworkers and driving around and asking evrn about lands I know I really would not live on just so I could compare prices. I know sometimes ppl dont want others to know their business but trust me, ask around.

Also I hear you on wanting to move in when it is picture perfect. A lot of people are like that including me at one point but had to get realistic. Nothing is wrong if it is only the living/dining and kitchen is habitable and you move in. Plus don’t let anyone mek you feel bad for moving into an unfinished house

2 mil. Jah jah. Hey tings dare enuh. Is the wall for right around the property? My back wall was 400k. So if you can do one side at a time try that. Congrats though u will get there.
Do the back as a high wall, then get New Era fencing. You can do PVC for the front for a little privacy. It nuh need concrete guh right round.

From what you had to do to acquire the land (paperwork) to choosing contractor to setting up utilities. Did you go out and buy certain fixtures yourself (windows, door handles, etc.) or did the contractor do that?

Congratulations, I’m sure build is cheaper than buying but the developments have one advantage in that they have proper infrastructure in place such as water roads and sewer systems. Moreover if they’re gated you feel safer.
Yeh. It all depends on what you are looking for. Building is not for everyone. The only thing is that security comes with a monthly fee. So you have to consider that as well and budget accordingly
@@Goldilocspunky yeah, I own land in Jamaica but haven’t decided on building there yet. I first decided to purchase in a development on the north coast to use as Airbnb for the time being. I like the spirit that you bring though. I hope other young people will find inspiration in you. Owning property is power.

This is so inspirational. Current position, I just left uni and I'm about to start working. I live with my parents and their house is also unfinished, but I'm going to stay here for a while and contribute what I can as if I was paying rent elsewhere. In the mean time, I'm going to live minimalistically, invest and save like mi hear seh land ago done pon mi and try secure a piece of land atleast 1.5 acres. If a even fi come up with a payment plan with the seller and try pay it off. When mi finish pay it off mi start the construction, but the prices are crazy these days. Material, labour, processing fees, architect, engineers etc... Mi really a wonder if things ago come back down because mi nuh know how mi ago manage...

What's the name of the investment plan you have with Sagicor? I have a policy with them but it's life insurance even though I was told it can be used as mortgage.
Don't remember the name right now but I kno they have savings portion to some insurance policies. They have a few plans available so your rep can best advise you. You can look into something called an equity multiplier as well

Girlish many Jamaicans owned property before age 30, especially baby boomers, Gen X and Millennials but many of these individuals went overseas, owning a home is not hard the problem is the availability of land and the fact many persons can’t do skill work as the home owner which reduces the building cost in the construction process.
I would advise people to learn how to tie steel.
Rough cast and rendering

Tiling
Laying blocks
And when painting invest in an airless sprayer saves way more money than paying someone to paint.

You said a key thing most went overseas. Majority of people I know in my age group with a regular job have been unable to purchase a home. So I kno that's a real struggle. I bought with nht and some out of pocket. Had to wait 6 months after to apply for construction loan. Parish council now is a story and a half. It can take awhile. Months

I can say for sure land is available in st ann, st catherine, st Andrew. I'm sure other parishes too. Land can be expensive depending on where you buy but housing cost are also quiet pricey
Good morning. I have a question because I am taking the route that you did which is construction. Is it true that nht will not approve your loan if the plan that you have is more than what your are qualified for? Bare in mind that you you will continue building afterwards but just needed one complete plan.
No man thats not true. What nht will do is when you present the plan they mark out what part the money can build. Usually it's not much, depending on the size of your rooms. But it needs to include a bathroom. They doan really care bout the rest of it.

I used to feel like this. But you just have to trust the process and believe that when it's your time it will happen. Trust me. U won't even realize when it does because it will happen so fast. Just be patient

Congrats again! Question are you just using labourers to do your house or a contractor. Like which is better? Hear too many nightmares about finding the right contractor who not gonna rip you off. Any recommendations. Also what is your advice to someone who may not have that kinda support system like friends and well meaning family. Cuz a God alone wi haffi rock back pon. Your experience is inspiring honestly. Lastly generally how much you may haffi save up for fees and stuff.
Thank you. I used a contractor. But I have heard the stories as well. Which is why i sussgest following up and being on site as much as you can.
That's ok if it's just you and jesus. That's all you need. Just like he made a way for me he will for you.
The fees are calculated based on the property price. Ball park. Anywhere from 500 grand to 1 mil. Atleast 500. So say the last is 3 mil. Lawyers fee is about 150 000 depending on lawyer. Will give more details in my Q&A video

No sah. It usually isn't. They bring up the price. But they compare what other land in the area was sold for. So that's usually what u pay

Does NWC charge for sewage when you buy and build cause God knows the bills be high when living in a scheme development. Right now I'm tired of the high sewage cost. If you drink water, sewage cost is calculated, if you catch water inna bath pan sewage cost is calculated.

I submitted mine the last week in December 2021 and got it back the 30th March this year. You have to call, call call tek set at their office let them know you really need it to move on! If you dont do that 4, 5 months before they do call!

St catherine. Prices can range from about 3 mil upwards
But I kno in st ann may be about 4 up.
