100%! the bathroom does not need to be perfect. it’s almost 100 years old. the design and tile are typical of the era. this spanish style is similar to my own home in details, one of the many reasons I love to see it’s evolution. i’m so happy you got to save most.

I really like so many of the rooms! The “light and airy” living room is one of my favorites, but the biggest impact for me, is the outside paint colors! The courtyard transformation is beautiful
Love it. And I'm so fond of the decision to put the tapestry in the stairway! I think it will add a lot of dramatic flair to a otherwise 'plain' passage way. And like that it won't suffer too much from sun related damage because it's much less exposed.

Ever since your first tour I’ve been casually planning how I’d do your backyard if it was mine so I thought I’d share. I would build a long thin build a garage on the side of the house with the telephone pole as far left as you could and meeting up with the house on the right side of the house starting where the house ends and ending at the back of the property. It would have a garage door on the front and arched doors on the side leading to the backyard space. On the back wall I would have 2 large stone 1/4 circle raised beds each nestled in a corner and high enough to act as seating. In each of the raised beds I would have a tree under planted with succulents. Between the beds I’d have a wall fountain. I would tile the ground with some spaces cut out for plants. I would replace the fencing with stucco walls like the courtyard and have Bougainville and an Espalier lemon tree growing up them. I’d have a dinning set and/or a small pool towards the house. Of course this design is taking place in my imagination where there is no budget or measurements or property codes but I had fun coming up with it and maybe you’ll enjoy reading it.
I feel like if i was a guest here i would want to take hours just to see every nook and cranny. So many details. I love old homes and yours takes the cake.

Drew, I hope you knew this but in case: always save paint for touch ups and not in the garage, but in the house. Here's how I save mine: I buy glass jars at the Dollar stores, plus you need plastic wrap. I label the jars on tape with the paint name, where I bought it, if it's flat finish or so forth, and where I painted this because I have two different white paints and two different dark green paints, for example. I fill the jar with the paint from the (stirred) can, cover the opening with two layers of plastic wrap, put the lid on tight, and store it. If there's a lot of paint in the can, then I cover the top with plastic wrap, put the metal lid back on and hammer it tight, and keep it, too. Always keep touch up paint - you never know when you'll need it, including moving art around. The plastic wrap and glass helps keep it from drying out and this works well. For people who buy new homes, some builders give you a voucher for a free can of paint that matches what they've painted the inside of the house. Keep this! It really comes in handy, even if you paint other colors (maybe touch ups for around ceiling, for example).

Drew….I can’t believe it’s been a whole year already! My favorite room by far is your kitchen/butler’s pantry and breakfast room! The work and love you put into those rooms is remarkable. I remember the many hours you and Jason put in on your hands and knees placing each tile lovingly and professionally. My second favorite is your grand living room and that’s EXACTLY how it should be referred to and oh my goodness…those doors! This is pure bliss!! My grandparents had a 20's Spanish Revival house, and your new exterior color scheme is exactly the same! It gave me quite a nostalgic jolt the first time I saw it. You have such vision! I hope you feel better soon.
Even though this is not my type of style (I'm more of a cottage/farm house kind of girl), I can appreciate the beauty this house own, it feels like a piece of art made into a house. It is magnificent.
it's amazing how far you have come! In terms of your courtyard, as a gardener, I recommend going with an olive over a citrus. Citrus like a lot of moisture in order to fruit, so you'd need to water frequently, where as an olive is a plant that can handle a dryer situation. In terms of planning courtyard gardens where everything will likely be in a pot, and where it appears you might get hot sun for a good portion of the day in some parts of the courtyard, lean into Mediterranean herbs. Spanish, Portuguese and French lavenders do well in heat, and Lavender Dentata (french variety) will bloom year round for you. Edibles like thyme, sage, rosemary and oregano are also great options. Rosemary comes in both upright and prostrate varieties, which can give a unique look in terms of "hanging over' or standing tall more like topiary. Oregano is a beautiful plant that wil also drape over edges, and there are ornamental varieties with big beautiful flowers as well, so it's definitely an option. Sage comes in several shades now -- purple, a near-white green, and of course the usual sage green color. A wonderful plant to bring shimmer into the garden, too. You can mix these beautifully with different kinds of succulents, as well as grasses that you already have, and the olive fits right at home. I can also recommend hardy geraniums like "Attar of Roses" whose leaves are deeply scented of roses (it's often used to make rose perfumes), and there's also a lovely peppermint scented one, as well as lemon and coconut, too. They have just gorgeous fuzzy leaves. These plants are pretty tough and, once established, can handle times of drought -- so if it's extra hot or you forget to water them a bit or the drip system isn't working entirely, they'll very likely come through. They also propagate easily, are easy to prune, but you can also just let them go wild, too, if that's a look you like out of them. Anyway, I l ove the colors you chose for your house -- and I think your courtyard is really shaping up. :)
Your accomplishments in this home are amazing. Your hard work has paid off in what is becoming a fabulous home. I love it. Repainting the outside of the house was brilliant.
LOVE the new round coffee table, the bookcase that goes w dining table, and SO happy that you are honoring that tapestry & are going to hang it on wrought iron!! The living room looks great without it...honestly. That sofa needed to be the star of that room. Now the tapestry will be the star of your staircase area. Once u makeover the small bedroom & bath, Marie will want it back lol. For the yellow & green kitchen, I'd keep the original green tile perhaps on the wall but lose the yellow. Maybe u can make a vintage feel kitchen but with better counter tops idk? Vintage stove in some cool color? Your home is amazing. Luv it!

I am so very proud of you, and extremely happy for you as well. You are the exact opposite of my son. He tore up my home, leaving with no kitchen, a torn up basement, and stole all of my money too. Drew….I can’t believe it’s been a whole year already! My favorite room by far is your kitchen/butler’s pantry and breakfast room! The work and love you put into those rooms is remarkable. I remember the many hours you and Jason put in on your hands and knees placing each tile lovingly and professionally. My second favorite is your grand living room and that’s EXACTLY how it should be referred to and oh my goodness…those doors! Even though this is not my type of style (I'm more of a cottage/farm house kind of girl), I can appreciate the beauty this house own, it feels like a piece of art made into a house. It is magnificent.

it's amazing how far you have come! In terms of your courtyard, as a gardener, I recommend going with an olive over a citrus. Citrus like a lot of moisture in order to fruit, so you'd need to water frequently, where as an olive is a plant that can handle a dryer situation.
In terms of planning courtyard gardens where everything will likely be in a pot, and where it appears you might get hot sun for a good portion of the day in some parts of the courtyard, lean into Mediterranean herbs. Spanish, Portuguese and French lavenders do well in heat, and Lavender Dentata (french variety) will bloom year round for you. Edibles like thyme, sage, rosemary and oregano are also great options. Rosemary comes in both upright and prostrate varieties, which can give a unique look in terms of "hanging over' or standing tall more like topiary. Oregano is a beautiful plant that wil also drape over edges, and there are ornamental varieties with big beautiful flowers as well, so it's definitely an option. Sage comes in several shades now -- purple, a near-white green, and of course the usual sage green color. A wonderful plant to bring shimmer into the garden, too.
You can mix these beautifully with different kinds of succulents, as well as grasses that you already have, and the olive fits right at home. I can also recommend hardy geraniums like "Attar of Roses" whose leaves are deeply scented of roses (it's often used to make rose perfumes), and there's also a lovely peppermint scented one, as well as lemon and coconut, too. They have just gorgeous fuzzy leaves.
These plants are pretty tough and, once established, can handle times of drought -- so if it's extra hot or you forget to water them a bit or the drip system isn't working entirely, they'll very likely come through. They also propagate easily, are easy to prune, but you can also just let them go wild, too, if that's a look you like out of them.
Anyway, I l ove the colors you chose for your house -- and I think your courtyard is really shaping up. :)
Your accomplishments in this home are amazing. Your hard work has paid off in what is becoming a fabulous home. I love it. Repainting the outside of the house was brilliant.
LOVE the new round coffee table, the bookcase that goes w dining table, and SO happy that you are honoring that tapestry & are going to hang it on wrought iron!! The living room looks great without it...honestly. That sofa needed to be the star of that room. Now the tapestry will be the star of your staircase area. Once u makeover the small bedroom & bath, Marie will want it back lol. For the yellow & green kitchen, I'd keep the original green tile perhaps on the wall but lose the yellow. Maybe u can make a vintage feel kitchen but with better counter tops idk? Vintage stove in some cool color? Your home is amazing. Luv it!

I am so very proud of you, and extremely happy for you as well. You are the exact opposite of my son. He tore up my home, leaving with no kitchen, a torn up basement, and stole all of my money too. If you wanna see it, it is on my channel that I make videos of for my friends across the world. So it isn't a formal channel, just one that shows my pals what I am up to. You are such a breath of fresh air as I think of all that could have been for my son. Since he took away my entire future retirement savings, I will probably have to eventually sell this home to a discounter.
