I have no idea how the Philippines gets away with such high prices on real estate. Cebu is way overpriced and this being Davao is following suit. That country needs a price correction on real estate.

True but there are avenues to take even if not married to a local. Or you can rent land with renewable contract every 30 years depending on lease. Some foreigners have built houses on land for one dollar a year. You can research your options if you plan on moving there
Speaking as a twice divorced man...I would never buy anything and put it in my spouses name alone! This is why when my GF and I retire to SE Asia...we will always rent. My ex-GF...a filipina...owns land in Davao City. But because she gave up her Filipino citizenship when she became a U.S. Army officer...she had to put it in her brother's name.

As an expat from the US, much better to either rent or build your own home. PI real estate really isn't worth the money. If they offered more of a US style mortgage where the term was longer to lower the monthly payment it would be different. One thing to keep in mind, unless you are paying cash, you can only get a mortgage until you reach the age of 60. Once you reach 60, it has to be paid in full. This is assuming either you or your spouse are Filipino.

However, I think your getting the "Cano" price. 🤣 Suggest to them to build them to American and European sizes. I would feel claustrophobic in those units. NO AIR CON is a NO SALE in the Philippines even with a nice ocean breeze. Never BUILD or OWN ANYTHING you can't afford to WALK AWAY from in the Philippines.
Hey Tim... why anyone would consider buying an apartment on a building that is never yours or your filipina! At some point that building has come down at 20 to 30 years so that would mean that you buy - then you live for 2 to 5 years or until all apartments are sold then you can make a profit by selling it? Fast. Even know you may own the apartment... it's a floating property, the longer you live in it the harder to sell then as the building come down you loose everything on the other hand if you buy a house the land will always be yours... BUT those properties are a RIP-off... sorry to say ....I rather buy the land and build. Just look at the vandalism that is already occurring.... all this houses look like a chicken coops so closed to each other no define land.... I been there PH. many times but that guy with no socks ... very distracting....

Thing I've seen with these cheaper developers is once the lots are developed, they cut and run. Then the properties go into decline and property values drop. Maybe they need a herd of goat's to keep up with the grass.

No smart foreigner is going to buy there at those prices, not owning the place either 😂 I think in Thailand it works the same, sucks unfortunately. It seems that people from the Philippines do not respect their own beautiful nature, building so close to the beach, especially a whole building with apartments 🤷... If I were to move to the Philippines as a foreigner, I would never go to live in a big city or an apartment, that's why I'm running away to the Philippines, I'd rather bought land and built a house on it that makes sense and fits into the natural environment, but I think that with the fact that as a foreigner you simply can't own real estate, that's a big obstacle, so it's better to just pay rent.
Do your homework comrad be careful with all the scammers especially on real estate. Do a background check of their company if they are licensed to sell. I think they work for POGO business😂 Good luck!!
