I did mine for $40K back in 2014. 380 square-ft and it was built above my garage where an old deck once existed and then tied it into an existing bedroom, so that helped save a lot of $$. Plus I had a friend do the framing and found other contractors that needed side work. I did the doors, baseboards and cabinet installs myself as well as the finish plumbing. The best investment I ever did besides buying real estate over 20 years ago. That 380 sq-ft rents as an Airbnb for $2800 a month. My friend who did my framing built his own ADU this year. It's detached and 580 Sq-ft. He did a lot of the work himself and/or had friends help him with painting, electrical, plumbing, etc. He said it costed him about $80k.
So they “built” an ADU in a day … after the plumbing, power installed and slab was poured, and all the walls are prefab from their location. That’s not “a day”.
It's a first step to solutions. What is really needed is 400-600 s.f. on half acre for less than 100k. Until goverment eases up draconian restrictions much of what is needed will not happen.
Why would you save a week in framing and have it classified as prefabricated and cut it up to fit. Not worth it. Top level ADU builders with over 20 years of experience. In my humble opinion. Not worth it.
My neighbor built one by himself for 60k...it took him almost 2 years but he saved a ton of money.

Not 6 to 8 months...more like 2 years. We just finished ours in Northpark and the communication between the city and SDGE is horrible.
