  • There is no question that technology influences most of our life's decisions. But did you ever think it will become central to buying your home? Today, in the growing industry of Real Estate in India, there is a need and an opportunity to deliver technology-enabled solutions to make a very cumbersome home-buying journey joyful and easy. The talk explores the application of AI to the Real Estate market in India. DAIS Class of 2008 alumnus Aditya Jhaveri is a serial entrepreneur with 12 years experience in building businesses across industries. Currently, he is a pioneer in creating technology infrastructure for Real Estate and is the Founder and CEO of Blox - India's first and only home buying platform that is fully integrated with technology. He was previously a first-generation Real Estate developer with multiple projects under his name and he holds a degree in International Relations & History from The London School of Economics.     It is ironic that in today’s digital era we get tremendous data to choose a 100 Rs T-shirt, but we still have to walk several miles to shortlist 2-3 worthy real estate sites out of 50 worthless sites to invest into. You go to buy real estate, you will be shown clay models and paper maps to invest your 40-50 lakhs, on the other hand we get 10 photos to but a 100 Rs T-shirt.

    People are confused with real estate land vs Builder apartment. If it is a land it is an asset. If it is a apartment then it is not an asset. Every building or apartment comes with lease of 60/70 years expiry. At the same time the building condition also Deteriorate in 60 years, then it has to go into redevelopment. So It doesn't carry the same value to pass on to next generation. Builders often give less amount or square feet. Why you want to own a thing in this world if you will live actively for 50 years only.

    It was an insightful talk and a much needed one in the real estate industry today.
    I couldn't agree more when you started the talk that 'real estate' is almost the last industry to catch up with technology. Just the resistance you face from the real estate veterans is infuriating.
    My favorite part of the talk was the list you made of how the future would look like for Builder, Broker & Buyer in 2030 with the introduction of technology.
    What I await as a Developer and also a consumer is ease of regulations at local level to develop a single real estate project. Digitization of IGR, MCGM etc have begun but is still hugely dependent upon you waiting outside the MCGM officer's office for hours before he "digitally signs" your approvals. It is sad how long that takes and it'll take time until the change comes at grassroot level too.
