It's interesting that the foundation reinforcement is done in the inside of the garage and not the outside which for me there's lots of pavers and concrete on the outside.

Where is the finished video on this 2 story ADU ?
Ive seen on most cases the 2nd floor step out about 5 ft on all ends and gives more sq ft ? could this have been applied here?

Hello 👋 yes the process to build new cons is similar to building an ADU.
Building one almost exactly like this. Except I have to adhere to 10’ rule so my build on top looses some sqft.
After plans are done. The garage structure stays.. so do you contact a concrete contractor? Is that your first move?
Talk to a Framing contractor that does footings as well. Framing and footings go hand and hand and its best for one company to to both.

Get a draftsman for half of the cost of an architect
@@HektorCastillo$6500 for city permits but how much does the architect and engineer charge since it's a 2 story. I'm in the beginning of building a 2 story
