  • ADU built to be an AirBnb short-term rental for extra retirement income. Designed to have wide appeal, and a few affordable and luxurious amenities to stand apart from competition in the short-term rental market.
    I built this for a family member, so did not charge the typical market rate labor. If so, the approximate cost would have been approximately $60,000-$85,000 for the materials used and time to build. This started with the framed structure, a included the full installation of mechanics, and buildout to completion including all finishes, furniture, and decorations; materials totaled around $45,000.

      Karl Taylor it was a 2 car garage, another small room, and I took some of my aunts laundry room, which she wasn’t happy about.

    Everybody aint able to afford such but it was beautiful and shows we can live without alot of space id take a garage in a minute.

      The trick is to propose plans and an income strategy and then financing the improvements with a loan. It doesn't take money to make money, it takes other's money that's cheaper to use to make money. Thanks for watching.

    That moment you realize some guys car garage apartment has a nicer bathroom that your half-million-dollar suburban home...
    Great job on the whole project. I personally wouldn't have walled off the bedroom and kept it a more wide open studio style floor plan, but that's just me. To even go with the floor warming system, you really weren't joking around.

      Yeah I installed floor warming in my baths & kitchen. Made a huge difference to livability of the old house since hot air rises.

    Very nice place. It's def bigger than my apt...& all on one floor. I don't get the seating for 600 when it's a one bedroom place though, that feels like a misuse of space

      @John Monday great idea but u must prove there's a granny! The process of applying for a zoning variance/ ordnance exceptionn is a VERY painful one. We tried to apply for an oversized shed years ago. We would have had to get the approval of ALL surrounding neighbors; the same neighbors who complained when we had an outdoor fire pit going one fall day. I'm just as concerned about keeping our neighborhood great but by the look at some of their backyards they shouldn't talk.

      Not much in the garage space. It was unfinished to start with and my Uncle had done some, but not much. I did quite a bit in the crawlspace (service wire for a 100 Amp subpanel, running the water & drain lines, etc.

      Ryan Hutt nothing wrong with the way the shower was done ! That’s not regular drywall and water doesn’t go through tile! Not to mention the bath fan removes all the steam. Nice try though lol 😂

      Pvc membrane is behind the cement board and over the first tapered layer of concrete shower pan. The cement board is also covered in a roll-on waterproofing membrane. Not my first rodeo. Thanks fellas.

      Starting a career in carpentry you would be incredibly lucky to make $12 an hour.

      Lou Montana which is why you should instead learn to make your own company. Working “by the hour” is enslavement. There’s only 24 hours in a day and you can’t work them all. But having your business, you make as much as you are able to “produce”. If you get more customers, you can get more money by hiring a helper at that “$12 or less an hours 🤗 and just like that, you leverage more money. The most important thing about financial freedom is NEVER to work for “by the hour” and always leverage your time and money to produce yet even more money for you so you can live life and maintain your family and save for your kids future.

      Hot Sauce. I’m a gc and broad construction operation. At market rate this scope of project would be about $60-$75,000, depending on finishes.

    Did you have to get a permit to build that? Did your apartment require inspectors to come and approve the electric and plumbing? Would you ever be able to rent out the apartment? You did a nice job on that place.

      In most cities, this is illegal. Residential AirBnB's require a development permit and it's pretty rare the city will grant one without proper zoning (which most residential neighbourhoods don't have)

      Depends where you live. However, I can state that the draws and tabletops used in the video came from IKEA which is not only affordable, but also very good quality.
