Garage to AirBnb: Time-lapse renovation and $3,000 per month

- ADU built to be an AirBnb short-term rental for extra retirement income. Designed to have wide appeal, and a few affordable and luxurious amenities to stand apart from competition in the short-term rental market.
I built this for a family member, so did not charge the typical market rate labor. If so, the approximate cost would have been approximately $60,000-$85,000 for the materials used and time to build. This started with the framed structure, a included the full installation of mechanics, and buildout to completion including all finishes, furniture, and decorations; materials totaled around $45,000.
I think this garage is bigger than my house.
Karl Taylor it was a 2 car garage, another small room, and I took some of my aunts laundry room, which she wasn’t happy about.
@@adamsonproperties how much you spent for all?
@@adamsonproperties how much is this space in ft2? Love what you have done.
No shit
I was thinking the same exact thing 🤫👍👍
Everybody aint able to afford such but it was beautiful and shows we can live without alot of space id take a garage in a minute.
The trick is to propose plans and an income strategy and then financing the improvements with a loan. It doesn't take money to make money, it takes other's money that's cheaper to use to make money. Thanks for watching.
Where can I get plans from ?
@@doubleupfashion7198 umm, brain.. maybe?! 🤔
@@fzproject6462 loool 😂😂 instructions unclear: brain.exe stopped responding
@@adamsonproperties What was the cost from wall, floor, cabinets. Etc.?
That is some big two car garage at 800 sq feet!
He said he took space from inside the house. Took 1 spare room and part of the laundry. Overall was 950sq ft.
Holy smokes. 1 month and about $65-75,000. WOW...
.U GUYS ROCKED IT
At first I was like, oh my god not blue cabinets what the hell, and then when I realized it was protective wrapping I was like, ok ok thank you, continue.
Delaney Courcelle SAME LMAO I CAME DOWN HERE TO COMMENT THIS
We are living in age of we the people have to be self sufficient do it your self to gain profit way to go guys
Beautiful job,wow I can't believe even though I just watched it being done that this was once a two car garage, every detail every decor perfect 👌👌👌👌👌👌👌👌👌👌👌👍👍👍👍👍👍👍👍👏👏👏👏👏👏💪
😲Whew! I'm exhausted! I need a nap now.😴😪
Lol me too
Its one picture per second, so Im moving much slower than it seems. Considering my contemplative nature, my pace would be described as 'deliberate.'
Wow! What more could grandparents want? Super job! 🤗
Love the idea of using two different styles of floor tile like that to define the different spaces. Great job overall, I would live there :-)
Thanks for not making this video an hour long. Looks amazing!
That was amazing 😃!! I seen one guy doing most of the work himself. What a great investment.
Wow!! That's a nice apartment. Building this was not cheap....somebody got some 💰 on their hands. Good job!!!
Guy with long hair put in work! Heated bathroom floors nice! Great job
Yeah I think the garage is bigger than the house. this looks absolutely amazing. For people to give this video a thumbs down. What the heck are you looking for? Again great job
What a great video! No talking 👌.
VERY, VERY NICE. In fact nicer than many residential houses.
looks nice I want to see more
That moment you realize some guys car garage apartment has a nicer bathroom that your half-million-dollar suburban home...
Great job on the whole project. I personally wouldn't have walled off the bedroom and kept it a more wide open studio style floor plan, but that's just me. To even go with the floor warming system, you really weren't joking around.
Who wants tile and carpet in there bedroom
Yeah I installed floor warming in my baths & kitchen. Made a huge difference to livability of the old house since hot air rises.
Man you guys work extremely fast... great Job
Absolutely amazing! Great work.
Oh my goodness! You got all of that into that living space?? That's Fantastic, Fabulous and Amazing!
I'm SOOOOOOOOOOO impressed.
And they did it SOOOO FAAAAAST!
Stunning...however..that black living room area..is.alll.BLACK..grim.....needs color...its a SMASHING job...me l love color.....
Judy Whiting, the color strategy is with the decor. I love color too. The canary yellow theme was all my aunt Debbie.
Now these guys are a true talent. ✌🏼
If I'm ever in Greenville again, I'm renting this Airbnb lol
About 2,000 a month in California
It gets $2,250 per month in Greenville, SC, and on the outskirts even.
Arrasam amei dá transformação, gosto de vê esses tipos de vídeos são tops👍👍
I have to admire theses people (mostly men, possibly 85%) that put their sweat and muscle into building a "home"....small or large.
Damn that came out beautiful.
thanks
Wow! Thats very nice.
I thought getting the spare room ready for the In laws was a task, but this dude said hold my beer when his came over
I live in Greenville!!! This is amazing
Amazing! Nice work!
In-law unit means : Legally, an in-law apartment is called an accessory dwelling unit - an additional separate living space located on a property where only one unit would normally be. In-law apartments are usually not part of the home's original design and are added to existing parts of the home.
Very good
Nice job. We are looking to do the same but not for AirBnb, but for a long term rental.
Very nice place. It's def bigger than my apt...& all on one floor. I don't get the seating for 600 when it's a one bedroom place though, that feels like a misuse of space

These guys work fast!
Great job. Very nice property.
Nice job!
A+ for music choice
I thought the cabinets were blue lol!
Me too!!!! I was so stoked when they peeled that off 😂 #whew
IKEA cabinets
I know. The unveiling and the beat drop around then are things im proud of.
Well done 👍!!!!!
Must be a special mother in law
Carmen D Lmao 😂
Nice, try and get a permit for that in northern NJ. The neighbors will certainly be complaining when you open up that AIRBNB.
@John Monday great idea but u must prove there's a granny! The process of applying for a zoning variance/ ordnance exceptionn is a VERY painful one. We tried to apply for an oversized shed years ago. We would have had to get the approval of ALL surrounding neighbors; the same neighbors who complained when we had an outdoor fire pit going one fall day. I'm just as concerned about keeping our neighborhood great but by the look at some of their backyards they shouldn't talk.
Yo that’s a garage ? What the are you kidding me them dudes really knew how to plan that whole house.
After all of that, the in laws didn't even bother to show up.
A labor of love. Amazing.
Beautifully done! 😊
Dude you did that in 3 minutes thats awesome...na just kidding.
Beautiful job
Beautiful
Very cool! Nice job.
WOW 🤩 Would have made an interesting video.
Especially since everyone's down sizing.
Taking in Mother's & Father's 👵👴😀👍🙏
Too bad ALL those home improvement show's
Aren't doing show's of this nature 😞😕
Converting , adding on mother in-law apartment's to house's , garages 👍😀👵🙏
The curve in the tile floor left for an annoying sliver of tile...
Rest of it was cool though.
That sliver was my most proudest part. The two rooms that curve helped define is a part of most of the positive AirBnb reviews posted. Im glad you thought it was cool. Thanks.
Talk about an unlimited budget!
Pretty Amazing 👍
👏👏👏 buena idea 👍🏻👍🏻😊
Awesome!!
It certainly seems like you'd started before the video began. It would have been nice to see the garage.
Not much in the garage space. It was unfinished to start with and my Uncle had done some, but not much. I did quite a bit in the crawlspace (service wire for a 100 Amp subpanel, running the water & drain lines, etc.
Great Job Fellas!!!!!
Wow!! Stunning!!!
Better living in that garage than pay rent
Loved the (lack of) waterproofing in the shower! Wet studs and mold, here we come! 💧
Ryan Hutt nothing wrong with the way the shower was done ! That’s not regular drywall and water doesn’t go through tile! Not to mention the bath fan removes all the steam. Nice try though lol 😂
@@rideburton4679 Glad to hear your an expert! Water may not go through tile but is sure as hell goes through grout! Should of had paper behind the hardibacker. Those studs are getting wet every time the shower is on! What does strsm have to do with it?
Pvc membrane is behind the cement board and over the first tapered layer of concrete shower pan. The cement board is also covered in a roll-on waterproofing membrane. Not my first rodeo. Thanks fellas.
Fucking dope. Nice job guys
Wish you recorded the plumbers roughing in the drains for the shower and toilet! lol good work though! I live near you up in charlotte
I did the plumbing. It was in a crawl space. The video would've been awful. Lots of images of my bum; no one wants to see that.
Adamson Properties oh I don’t know... I think you’d probably have a very nice bum!
800 sq ft my 3 bedroom 1 bath house was 940 sq ft - could’ve put another bedroom and 3/4 bath -?loved the radiant heating , Jared the furniture- just me 🤗
Nice job 🤙
I would love to learn to do something like this, if it paid more than 16 dollars an hour I’d do this in a heartbeat
Starting a career in carpentry you would be incredibly lucky to make $12 an hour.
Lou Montana which is why you should instead learn to make your own company. Working “by the hour” is enslavement. There’s only 24 hours in a day and you can’t work them all. But having your business, you make as much as you are able to “produce”. If you get more customers, you can get more money by hiring a helper at that “$12 or less an hours 🤗 and just like that, you leverage more money. The most important thing about financial freedom is NEVER to work for “by the hour” and always leverage your time and money to produce yet even more money for you so you can live life and maintain your family and save for your kids future.
Lou Montana I’ve been in carpentry for just over a year and I’m making 25 an hour, started at 20
Awesome job!!!!
I love it
Why do people always leave out the price tag???
It was an amazing video & a but load of work, but I was just wondering how much it cost?
Hot Sauce. I’m a gc and broad construction operation. At market rate this scope of project would be about $60-$75,000, depending on finishes.
Adamson Properties you did a great job. Which states are you?may I get a quote from you? I want to build a ADU house around 1000sqft in my backyard.
nice job! but why do people put such big bathrooms in small spaces?..I don't hangout in the wash rack/shitter any longer than i have too..Thats a huge investment!
The bathroom experience happens everyday, and it should be luxurious and enjoyable in my opinion. Well worth the investment says every AirBnb guest I've ever had.
Thanks for watching!
@@adamsonproperties Yes beautiful bathroom. Especially the tub!
Super
great job
Yup if I had done that job I would have left the garage door accessible, so I could still park my 57 chevy and my Vette inside just sayin. Great job came out beautiful.
Great job
Súper great job.
I have Chicago Winters. Would that radiant heat flooring be sufficient?
Amazing job, now how much can something like this gonna set me back
Easily $30k.
Great Job!
You did a really nice job on this! -PJ
Thanks
Did you have to get a permit to build that? Did your apartment require inspectors to come and approve the electric and plumbing? Would you ever be able to rent out the apartment? You did a nice job on that place.
In most cities, this is illegal. Residential AirBnB's require a development permit and it's pretty rare the city will grant one without proper zoning (which most residential neighbourhoods don't have)
I need to live there 😍
Beautiful!
Gorgeous 👏🏻👏🏻👏🏻
😱Incredible 👍❤🔥
Larger and better than my flat
This is not 2 car garage this is 2 trailers garage ;) it is massive
Wow amazing
GREAT! video. How many square feet? and can you post the floor plan?
WOW I WANT IT!!!!

This is awesome! Mind sharing how long the project took you?
1.5 months
Great job!! I would have pick on flooring would have flowed better.
Hutch 4545 thanks for the feedback. I’ll try harder next time.
Would have been nice to see a normal motion in detail of the finished product.
Costs? Materials and work separatelly?..floor heating, ki t chen, etc
I'd like to know too? We r wanting to do our garage in a bedroom and take a wall down to expand the kitchen.
Depends where you live. However, I can state that the draws and tabletops used in the video came from IKEA which is not only affordable, but also very good quality.
ABSOLUTELY AMAZING!!!!!
HOW MUCH DID THIS COST???
Yes, I would like to know cost??
The budget was $2500!
@@lpcc4010 I just saw somebody else leave a comment saying that a project like this would cost somewhere between 60 and 70,000.
Amazing 💜
No way that was a two car garage. I have a two car garage and it’s no where near that size.
803 Rock boi two car garage size is 20*20 usually.
