Hi Jacob, I have lived in Vegas for 40 years and want to thank you for being honest in your review, it was very fair. I am so tired of the judgement, this is my home and there is good and not so good everywhere!!!
Don't forget traffic/pedestrian deaths. The amount of drunk drivers. The alarming cost of insurance. The oppressive rental market. The unbelievable cost you are going to pay to cool your home.
Family of four here in Vegas. Three of us have had car accidents in the last six months, other drivers at fault. While out and about, you can entertain yourself by counting the red light runners. Twice in one day I saw cars (in straight only lane) turn left out into intersections to get in front of cars waiting in a single "left turn only" lane. We "golf clap" (oooh, that looked dangerous) all day seeing the reckless driving that goes on here. Don't get me started about the rents/greedy semi-slumlords.
@MetalVentor ...Your sooo right about auto insurance there!! They estimate that half of all drivers on the road are under the influence of alcohol in vegas. So you will definitly take that into consideration. And all the above i do agree. I was thinking of moving there , but we will see.
I know that park in the southwest. I have walked many laps around the park. Lived in that area for 14 years. You are right about everything. I have moved on and retired to Florida. Vegas is just another suburb of the culture of Southern California.
I lived in LV for over 6 years and I told people that I felt that there are five seasons in Las Vegas, Fall, Winter, Spring, Summer, and Hades season when it was hot as...
The homes are builted and shielded with better materials in Vegas. There is still true 4 season in Vegas. For a desert location, being hot for 10-12 weeks isn't that bad if you really think about it (want some cheese with that whine👶🚼). Beside, rest of the country (mid west/north east coast) is catching up year after year and with ridiculous HUMIDITY! 🤔
I have lived in Vegas since 1978. In the late 80's the city changed the weather station to the top of the air traffic control tower at McCarran because our true temperatures were concerning for tourism. The weather registers cooler that high up, also in a shaded spot. The weather DOES and HAS exceeded 120 most summers, but it is no longer announced, due to tourism. So your statement about 117 being our highest temperature is inaccurate. I just found 4 sites with different highest temps. It just depends on where you look. Our weather recording has been a big pet peeve to me and my family for decades. Lies and misinformation. It's ridiculous. It effects people's health, they deserve to know the true weather. At one time the Farmer's Almanac listed us as the 2nd windiest US city.
Our weather recording has been a big "pet peeve" to me too. 'They' want to prove their 'Man-made' global warming BS so bad, they've moved thermometers for years, until they find where 'they' need it. Vegas is an outlier. Which SHOULD prove to sane people what a scam MMGW is.

true! But they wont disclose the ongoing Asbestos (naturally occuring) all over clarke county, reno and nye county making the cancer rates higher out here. You can google this. Facts.
3:47 - You can't do that anymore. Companies are now cracking down on this because your "residence" affect the taxes they pay. Now if your job is fully remote, it will be adjusted for your locale. And if you leave that locale, they want to know about it. For example, if you live in CA and got a remote job but decide to temporarily live in Montana for a few months, your boss needs to know. If you don't tell him, that's grounds for being fired. And yes, IT doing their audit and figure out the source of where your VPN is from.
If I ever had a reason to move to Las Vegas, Jason would be the Realtor I would work with. He tells it like it is, good or bad, and is so honest. In the last 5 years I have been following Jason on You Tube, I can honestly say he is the most intelligent, honest, well spoken, great content, considerate and gives a wide variety of information & topics to his followers. I just can't figure out why he doesn't have a million or more followers?!
Hey, Jacob, thanks for pointing out the cons of Las Vegas. One additional possible con is the Las Vegas Airport is in the middle of the city! Most nearby (within 15 miles or so) communities have airplane noises over their houses. If you can not stand jet noises over your head, move away from the city.
Couple things ive noticed as a californian that moved here for ~3 years: Gas prices are slightly cheaper (~30-40 cents) than cali for regular. I think this is because NV does get its gas from cali. However, it seems like gasoline companies mitigate their prices by charging the difference to super. I have a toyota and a benz, this is what i see in the differences. Take it as you will. I also notice that the isp charge different prices for certain areas. The pricings arent uniform throughout the county like it is in cali. Also, it charges for internet data usage!!! Its roughly $30-$50 extra for unlimited data. This was insane when i first moved here. Isp is definitely more expensive than cali. I live in henderson, isp at 1gb with unlimited data plan (cable, no fios countywide) comes out at 130 if you “rent” their router. My old place in cali (ventura county) i was paying for double the speed , even better as it was fios, for 65, 75 for router per month. Be wary of that. No one knows about this because theyve had their internet for ages and rarely change. 🤷♂️
When I first moved here in the 90's, I read an article in the Sun about a girl that was going to CCSN and her biggest goal was to work for a casino and have a roommate. I thought that was so sad, back then, most thought they could have job security with a casino and that is not true. Some do retire after decades with a certain casino but I have seen people be let go because they are imploding , they promised to find another casino for their staff to move over to and it never happened, this was mid 90's. They were all on the news saying how they were promised this but nothing , they were kicked to the curb. False sense of security with the hospitality careers here, I have noticed.
This is common in a lot of places.. nothing new really lol. The worst kind of heat is the high humid heat which kills you faster. Its easy to avoid, just move to a deserted "rural" poor conservative area; much cheaper; if you move to a "rich" liberal city, you are gonna pay out the nose; big cities are usually more "liberal".. While rural are more conservative.
I can attest that although Vegas is hot I definitely notice it cooler when visiting from a town in Arizona. I can also attest it gets cold in the winter. When visiting in the late 80’s I was walking in downtown and slipped on a big piece of ice taking a backwards header on the asphalt.
You don't scare me. Lol. I'm in the DC area. Worse (yes) weather. Summer 90° with crazy humidity and ice in the winter. Houses more expensive. Traffic worse. No kids. Used to homeless. Ok...the 24 hour gambling I'll have to watch. Lol. As soon as I win that power ball I'm coming. You can do a video series..."help this weird guy pick a mega mansion in las vegas!" 😂
@@stephaniemccord6100 I've been to DC one time in my life and it seemed pretty nice.. it's like a mix of the south and the north, but it would cost a mint to live in a nice area
@tommy2days Mesquite is just as expensive as Vegas. It is much smaller, there is no traffic, and the people are nicer. Fallon had problems with their drinking water a few years ago.
I love this city. I’ve been there for 4 years and I’m the healthiest I’ve ever been. I’ve only had a couple of colds since I’ve been here. I grew up in the Bay Area of California and then lived fairly close to the beach in Southern California. I had at least two colds per year and the flu a couple of times. No flu since I’ve been here!
I was in Vegas in the early 90s and went to a 51s game (baseball). I had to buy beach towels for myself and my girlfriend to be able to sit on the seats at Cashman Field. The sign on the bank across the street said the temperature was 114 degrees. Fun!
Wild! I know exactly where you filmed this video! I've always felt like I might run into you around town. Thanks for all the great content! It helped me in my decision to move here.
I wish he talked about how wages do not match cost of living. Minimum wage is $10.75 strip starts at $14 if you find the $ 30 an hour it’s part time on call for 1-2 days a week. And you better not miss a shift. The running joke is people work 2 jobs and sell food on the side. This is a hospitality service town. Majority of jobs- is service. And doesn’t pay well. rent 1 bedroom is around $1500. Car insurance very expensive ( highest accidents per capita in USA) and electric bill- ac for 9 months- and then heat in winter. We pay 3rd highest for gas and groceries in the country. We are a 24 hour town with 3 shifts. Days, swing and graveyard- rotating days off.If your friends, family, significant other is on opposite shift- you’ll never see them. The cost of living increase has happened everywhere. Las Vegas used to be reasonable. Go where the area makes you happy- but cost of living- Las Vegas is not cheap anymore.
My husband and I have been here since the 90's. It is very sad what is happening here. Don't get me started on car insurance. He works from home, I stay home, my whole little world is right around the house, maybe 3 miles. yet, we must pay for the irresponsible crowd, you don't get a break anymore. Went to run errands yesterday, left a salon and wanted to get an iced tea from the Sbux right next door. Nope, because three meth heads were holding court at the tables outside, one followed me to my car thinking I did not see him, I did, I got in, locked it up and wasted no time getting out of there. You can't even enjoy the patios here because the junkies are hanging out on them and no one chases them away. Same with Smith's, have you noticed the tweakers hanging out in the stores or running thru them yelling in a psychosis? We have always had homeless here but this is now out of control. and I am not looking down on anyone that is homeless due to job loss, things out of their control. I am talking about the junkies that follow you and harass you. I could go on and on . We left when covid hit this town hard. We came back two years ago because we missed the weather and friends said it was opening up again and it was okay. If we had known what this town has turned into, we never would have moved back. The schools are the worst in the nation, I am glad we have no kids as they would have to be in a private school and I question that out here now. The pay is low here, always has been, you have to specialize in something like medicine, law, something like that or else it is sales, retail, customer serviced type hospitality jobs and good luck with that. They hire their relatives and friends before you, if you do not have the right last name, you aren't in the clique. Many industries here are like that. People move here thinking with all the casinos they can get a job no problem, it isn't that easy and they pay pathetically low. You have to be a very good salesperson or know someone to get in somewhere, it's always been this way since the 90's when I got here. Convention industry is another one thick as thieves with relatives and the bar crawl crowd. When I first got here, I asked someone at a temp agency why the pay is so low and he said no one wants to pay anything decent here because it is a transient town, they know people leave plus, there is always someone behind you willing to take that wage. Decent doctors do not to come here, a lot of people we know go to California for medical care, no one trusts it here. I don't blame them, we have our own horror stories. I rarely go anywhere by myself now, it's not safe anymore, no matter where you live here. Funny you mentioned the homeless all around Smith's. yes. They hang out outside the doors, if yours has a Starbux, they sit at the tables and scratch or pick at their arms or faces, so think about that the next time you want to get a drink to cool off and sit at one their tables. I refuse anymore, not after what I have been seeing in their stores and no one does anything. I can't imagine how it is deal with it, you would be chasing them out all day long but who wants that around the food your're buying? and the harass you . when you can't even go to the store by yourself, it is time to move because obviously, the people that run this city do not care about the locals and what we are dealing with. And no, we do not gamble, we go once in awhile just for fun, but twenty bucks and done. I would advise, at least until they start cleaning this place up, no one move here. The traffic, deadly accidents every day thanks to the drunks and the high crowd, sky high insurance rates, low paying jobs unless you're in the clique, (despite having a degree) junkies everywhere. they only care about the strip, which is nasty now but anything outside of tourism is falling apart, our safety and schools are the least of their concerns. It used to be nice here, very sad.
I have been following your work since 2021 when I started shopping around for moving to LV from Cali. I have been living here for 2 years now and have no complaints. Absolutely love it. And also just started my UA-cam channel as well. Cheers!
I live in Reno and am looking to move to Las Vegas. Currently, I work as a substitute teacher in the Washoe County School District. The situation is similar in the Clark County School District, as Nevada (both North and South) ranks very low in national education statistics. Schools in higher-income neighborhoods tend to be better. Unfortunately, lower-income households often don’t have the time to invest in their children’s education because they are working 40+ hours a week. Additionally, schools in these areas are not as well-funded because, in America, we largely fund our schools with property taxes. Schools in particularly low-income zones receive more funding from the federal government as Title 1 schools. I imagine even the public schools in the wealthy neighborhoods of Las Vegas are pretty good, just like in Reno.
On the 80s, it was 135° in front of the Dunes hotel. My a/c did not work on my new van. The asphalt was melting, the shoe were tracking asphalt on the bottoms. My temp gage topped of a 130°. Well found out that my a/c is set to stop working once above 125° , so it have to be above 130° because the temp gage on bldgs then was above 135° . At midnight, it was 112° in front of the dunes. I lived in Vegas for 4 years there was one week of 114-115° all week long.

I have been visiting LV for the last 30 PLUS years now from LA. Not many years ago, it was over 121 degrees and was 123 at the same day while I was in Laughlin .. Plans for retirement while I was working in Los Angeles (after 36 years) was to move to Las Vegas after visiting there every year. But I finally decided NOT to move there (my daughter bought a home there in Summerlin in '92 or so) The reason my wife and I didn't retire there ? ...I had seen the changes there by then..and I CHANGED MY MIND. Things had gotten WORSE in LV..!!
Big differences between being a tourist and a resident. If I were forced to move to Las Vegas, I would be spending more time at locals casinos and other entertainment areas rather than the Strip.

I was born in 1986 in Las Vegas. I grew up there. I was in Vegas last week and was so disappointed by the city. Las Vegas has basically matched Disneyland prices. Where are the REALLY good food deals? That was one of my favorite parts of Vegas.
Too late I just moved back here. I moved here with a friend for 4 months in 2021. Now in 2024 I have returned 3 months ago to Vegas. I’m originally from Philly. Moved to Idaho for a year and Cali for 14 months and now I’m in Vegas. I like it so far.
I’m a newbie from the east coast living in Summerlin West and even with a police substation not far away LVMPD presence is nonexistent. Very disappointing
@@RasiRobi its basically a race track around here at night and the community park Stonebridge at night has half of Mexico overrunning the soccer fields. Thankfully there are security guards which the local HOA’s have to pay for unfortunately. Shouldn’t need security at a small park surrounded by expensive homes.
Companies don't pay well for blue collar jobs in Vegas. They say it's because there's no state tax, but I think that's just an excuse to not pay a livable wage. The prices for everything are going up but the wages in Vegas are still like they were the 2010's. The cost of Living in Vegas is catching up with California's cost of living, but not the wages. For example, I check Indeed all the time, and companies are still offering $12 - $15 an hour for most Blue Collar/Service/Hospitality jobs. The only people that are thriving in Vegas are people that already have money, and people with remote jobs that sill make California money... I thought that because it's Vegas the casino industry paid well, but they don't. They're the greediest of all... So I'm starting to feel like Vegas has the illusion of being more affordable, but for most people it's really not...
Was just saying wages do not match cost of living. Rent, car insurance, groceries- basics are not covered by 1 job in this service, blue collar, hospitality town. Move here if you want to work 2.5 jobs to survive.
Thank you for talking about schools. Pregnant now and trying to figure out what I want to do for my child and Vegas has popped up many times (been thinking for years). Appreciate your channel.
It all depends on your situation, i moved to nv from nys and couldn't be happier lol one thing i have learned is no where is perfect no matter where you go.
We have the SHORTEST Springs and falls, and a moderate winter and LONG summer!!!!! 1 month each of Fall and Spring, about 2 and a half months of winter weather and 5 months of summer weather!
As a tip to all of you snowbirds visiting the desert, here is some good advice for you as you imbibe in the heat in Vegas... Carry your longneck barley pops by wrapping your mitt around the tall longneck portion of the bottle to avoid tossing a molten swig down your gullet! You're very welcome... Zk
Take that 117 degrees with a grain of salt. Weather Service always seems to take 5-7 degrees off the high temp and adds 5-7 degrees on the low temps. I've lived out here near Vegas for 35 years and have used calibrated instruments to prove it. If they say it's 117, it's more like 122+. Get on an asphalt highway, it's even a few degrees hotter. Needles Calif. used to be the record for heat decades ago, but it was bad for visitor advertising. They just took the temperature closer to the river where it's usually cooler there.
I lived in Fort Mohave Arizona for 2 years. We would see 115 during the summer on a regular basis. I would watch the Vegas news and they were always 10-15 degrees cooler. I was so jealous. 105 sounded way better than 115.
@@tommy2days Fort Mohave is usually about 5 degrees warmer than Vegas because Vegas is about 1000 ft. higher in elevation. Kingman runs about 10 to `15 degrees cooler because they are 3000 ft. higher in elevation. I live near Fort Mohave and the weather service always shows 5-7 degrees cooler than it actually is. May not seem like much, but from 115 to 120, you tell the difference. It goes from sweltering hot, to where it's hard to physically breath with that 5 degree diff.
I lived in Summerlin across from Red Rock for 4 yrs. Moved to the Midwest 8 yrs ago. I come back once a yr and thats enough for me. I noticed the crime increasing in West valley when I left. So sad.
I could not agree more about what you said regarding a strong household vs a strong public school and their benefits for educating a child. I grew up in a rural town where many did not graduate high school and almost no one went to college. No one in my family went to college until me and my brother who were both homeschooled (which was also a first for my family). My brother is now a chief operations officer for a company and I am a doctor. I’m convinced I did not excel in school because I was smarter than everyone else. I was merely lucky I was raised in a home that emphasized and took a role in my education.

Thanks for sharing Jacob! Great content! Been coming there for well over 20 years. Noticed things have changed over the years. Honestly I don’t think I could live there.
My company still allows people to work remote, HQ is in Minnesota. If people live in other states, or countries, their salary is adjusted based on some COLA, and other, numbers. We had a VP who actually moved to San Fran during C19 days, he returned tail between legs a year later. I would bet many other companies that allow remote work have similar policies. If a company is paying someone LA money and they move to a cheaper place, they will likely not want to keep paying that person LA money.
Completely agree about the household and school system. Often overlooked is the household and the parents. I went to an expensive private school my whole life. My family did okay but my friend’s families had money. Some parents were great and really cared for their kids. Many didn’t care and let their kids do whatever they want. The ones who did whatever they wanted. Ended up doing nothing with their life. They had the best education and teachers but it didn’t matter.
I left Miami 18 years ago started my life with my wife raised three kids here. We loved it until the last few years with all these peeps from California driving up home prices, excessive traffic, and their BS crime gangs etc. Everything he stated facts!! We are considering relocating asap 😂
March windy, too. We go to the NASCAR race and I swear it’s windy every single early March. We’ve been there when it was 35 in March. We’ve been there when it was 95 in March. You never know what you’re gonna get in March that’s for sure. October is absolutely beautiful. The first NASCAR race was in September and they realized nope this is not gonna work at 105°.
I don't know how vegas, Treats the homeless. But I know some cities in California that have compassion for the homeless. Now if I was homeless in vegas would be one of the last places I would choose to stay. Because of the weather conditions.
I got married in Vegas. We were there for 4 days. After the wedding ceremony I was ready to walk back to Seattle rain. Kudos to all who last more than a week there.
Healthcare in Las Vegas sucks on a good day! Not enough Doctors for the amount of people who live here and some of the Doctors lack the necessary skill to do a good job.
Hey Jacob , always enjoyable videos. Any chance are you related to Hollywood actor Frank Orth ? Watching movie right now he’s in . Keep up the great work !
Why? It’s not anything close to a normal place. Drawbacks: Heat. Creepy crawlers. Transients. Crime. Lopsided economy (service/entertainment/resort). A place built from the ground up to separate visitors/people from their money. Everything is a hustle. Shallow.
As a realtor you should know that a decade ago, Las Vegas was coming off the worst housing recession in nearly 80 years. From 2009 onwards, few homes were being built thus creating a major housing shortage. A decade ago, the price of homes were also near the historic bottom. People tend to forget that. It wasn't until about 2016 or so, that the building of new homes started to ramp up once again but still it is nearly a decade behind the population growth and housing shortage. I way bring on the high prices. As far as gasoline, the vast majority of our fuel is piped up from California refineries. I think that there is also a pipeline from Utah but the majority comes from California. What people don't realize is that California "oil wise" is a bit isolated. Yes, they pump plenty of oil in that state and there is Alaska but by and large we don't get oil out here in the west from the Gulf of Mexico oil fields. This tends to make prices higher. Schools are bad by design, an educated population is not going to work "tip" jobs and the resorts here need a lot of low wage tip workers. The poor schools are also a major reason why large companies won't set up shop here as they don't want to subject their kids to CCSD which means no chip fabrication plants, no real high tech industry here to speak of. As far as entertainment here, very little unless you like hanging out in some tavern. No thanks! This is why you are seeing more luxury homes going in, so that people can live in their own private space away from the crazy people. Whole Foods is moving from Ft. Apachee @ Charleston for the reasons you show, crazy people. Next year they open their new store on Sahara @ Town Center - with a Starbucks next door. Woo Hoo for that. Five minutes from my home with easy entry and exit off of Sahara.

Such a wise man ! Love your videos-

Hot, windy and cold.
We have the SHORTEST Springs and falls, and a moderate winter and LONG summer!!!!!

Temps are always measured in a shady spot.
Last summer I was driving home and my car registered 124. This was in July.
I FIGURED this is one of the windiest places in the country but didn't know we were THAT HIGHLY ranked at number 2!!!

Awesome! Greetings from Lake Las Vegas 😎
I love the Las Vegas Suburbs. Whenever I’m in Vegas, I like to socialize with the locals versus the Tourists.
Doesn't it make you feel like you're part of the community? The locals are definitely cool 😎 😉

Couple things ive noticed as a californian that moved here for ~3 years:
Gas prices are slightly cheaper (~30-40 cents) than cali for regular.
When it comes to education, you hit the nail on the head.
Extremely heat. People don't know how to drive. Rent expesive.
DC sucks. I got out in 1976 and have no desire or reason to ever return.

I was in Vegas in the early 90s and went to a 51s game (baseball). I had to buy beach towels for myself and my girlfriend to be able to sit on the seats at Cashman Field. The sign on the bank across the street said the temperature was 114 degrees. Fun!

That’s what I noticed about Vegas in my past visits. It does feel like a small town because after the Strip it’s the desert.
it's really not as big as people think it is.
Minimum wage isn’t intended to be affordable. It’s honestly pointless to have.
I'm surprised at the number of pubs in the city. They seem to be everywhere. Las Vegas has acknowledged that it has a DUI crisis.
I lived there from 1977 to 2011. My kids' high school in the early 90s had metal detectors and a Metro police sub station on campus!
what part of town was that in?

Bingo, you are dead on with your assessment👍

Great video thanks

Hey can you do a video on eastside Las Vegas?
I got married in Vegas. We were there for 4 days. After the wedding ceremony I was ready to walk back to Seattle rain. Kudos to all who last more than a week there.
Good advice, glad to see someone being realistic about vegas
I moved here in 2019. Things have definitely changed a lot just in the last 5 years.
Shallow.
100% correct , the permanent residents of LV are the lowest of the low.
@@bigb6046hey, hey local here 👋🏼 not everyone’s a shallow, soulless vessel, some good folks out here!
@@bigb6046Not everyone works in the casino/resort/tourist industry.
Big B used to live on the poor side of town. Had some bad experience and is now a bitter person against Vegas😂
Been wanting to move that way too!. Still interested in checking it out
Great advice Jacob! Thank you for the video!
