- Today we're taking a tour of what could be one of the best tiny home layouts this channel has seen. With a floor plan that's 12' wide and 44' long, this home does not leave a tiny first impression! It’s beautiful and perfect amount of space! I don’t like the tiny homes with loft bedrooms. With my age, stairs won’t be an option in 10+ years

This is a great plan. We would tweak it a little for senior living. Walk in shower, no bath tub, and eliminate some windows to allow more wall space. Good one floor living space , no stairs great for seniors.

Yes, I have fallen in one of those shower tub set ups, and I am not a senior. The high tub combined with water is dangerous. You could really get hurt. Ideally, it would be nice to have a small shower and also the tub.
I agree with Rosalind(a?), I would prefer a large shower, no bath; and far less windows- especially in the master bedroom. There's no need for that many and it lessens the usability of wall and floor space.
Exactly what I thought when watching it. I would also get rid of the bedroom door, unless it went out into a covered screen porch.
There is no way in the UK we could have one of these councils just wont cater for anything out of the ( conventional) pity really it could solve a lot of homelessness problems but councils will not budge
It's crazy how much everything costs these days. I bought my home just 20 years ago...3 bedroom/2 bath/2 car garage...property was almost 10,000 sq ft with large backyard surrounded by a 6' fence. It cost me $108,000. I can't buy a garage for that amount these days. I'm not sure where we're headed with housing prices or how long before someone steps in and does something to help middle class families become homeowners -- a home is all most people have to rely on when they retire. SS is not enough to pay a mortgage or rent and keep up with the cost of living. This house is expensive for a tiny little home and it doesn't include the land purchase and/or rental or the cost to have it delivered, setup, a foundation, permits and fee's, utilities...if you need a septic tank put on the property it's almost as much as the home. And that's if you can find a place to actually put it...there are so many regulations around these homes, container homes, mobile homes, modular homes, etc. There are a lot of hoops to jump through and a lot of sacrifices on the part of the buyer to make this work. Well, that's what I'm up against where I live and would be open to living. It's truly not within the reach of many hard working people.
Unfortunately a lot of businesses who build tiny homes have missed the whole point of what tiny living means to people i.e. affordability and low cost of living amongst other reasons and the councils and cities also do not want to understand or do anything about tiny homes or the communities and are making it difficult because of lack of understanding and these big companies only wanting to make money , it’s very unfortunate..
Yeah, I'm not sure a lack of understanding is the problem. You're on the right track when it comes to big companies just wanting to make more money. It allows them to pay off politicians that in turn right the laws that keep their businesses thriving. They will have to do something sooner or later or the homeless problem is going to become an epidemic.
Prices for all homes are ridiculous and are getting worse. Tiny homes are extremely expensive considering that they don’t come with land and are tiny.
Perhaps you all missed the UN 2030 memo ? SMART ( surveillance: monitoring ......if you look on the internet they have mostly buried the acronym meaning .......Wikipedia still has some under technologies and criticism ....if you go further into the article. ) THEY want you to own nothing, even share a bicycle 🙈 slave cities, where you WILL obey, or see your children starve. It's a dystopia to be aware of, and then do not comply under any circumstances.

I've always wanted a place to call our own but it'll never happen. Don't get me wrong, I thank God for this apartment. Without this place we would be living in our car.

A few tips with tiny home living
1) tankless water heater saves room
2) murphy bed in guest room so the room can be used for other things
3) outside spaces like decks, screened in porches, outdoor kitchens, fire pits to have more useable space without using your very limited indoor space
4) tall ceilings to make the small space feel bigger
5) huge windows for great views, a ton of natural light, and to make the tiny space feel bigger

Great ideas and suggestions. I use to camp and there were people that had the awning screened rooms with privacy curtains. Doubles your space so your not on top of each other.
Tankless water heaters are a risk though to find someone to service them if they break (parts ect). A hot water tank is much simpler and the home-owner can replace the element or thermostat easily.
Best floor plan I have ever seen. No stairs or lofts, all the utilities you need, including washer/dryer, two bedrooms, awesome bathroom with free-standing tub and shower, and plenty of light. Kudos to the architect.
This is one of the best I've seen, especially with no loft. Nice big kitchen, master suite, plenty of storage - I could easily live in this home.
I like this plan. I’ve been thinking about going tiny and so far, this is the best floor plan I’ve seen. I’m not a fan of lofts so these two bedrooms are perfect. I would change the bathtub to a full shower and a better stackable washer/dryer set-up. Otherwise I love this tiny home.
I was thinking the same thing- shower option due to not wanting to climb out of a tub in a few years. We are going tiny as soon as our youngest leaves the nest. Countdown is on!

I agree. A shower instead of a tub. Also I think there are too many odd sized windows. But I love the layout.
This tiny home has the best layout, most efficient use of space, and looks so spacious due to NOT having lofts! Lofts to me make a tiny house look half as small, also, when you're a senior citizen like myself, NO STAIRS to climb! This is, by far, the most attractive unit I've ever seen. Kudos for a kitchen that's fully functional and, a separate laundry area, a built in desk in the second bedroom! Two thumbs up! Keep 'em coming with this amount of footage and floor plan that beats any other I've ever seen!
If you're a Senior who can't access lofts, don't forget to consider where your GrandBabes will sleep when they visit. I saw a video today of a couple who said they don't have enough room for the Family to stay 😢
Excellent layout. I would swap out the bath for a stand alone shower. Just prefer that.

Nice home but $200,000 is not affordable for most. This isn't a permanent structure and permits are not easy to get in Canada.
This is beautiful. I can see bunk beds in the small bedroom and a single mom WTH a couple kids could live happily here. It’s a beautiful little home.

This is a very nice floor plan! Love the first floor bedrooms and no lofts! As others were saying, I'd change a few things. My first thought was to take the pantry out of the kitchen and put it in the hall with a stackable washer/dryer. That way you'd have more room in the living space. Also, a walk in shower would be much better than a tub. I'm not sure who can fit behind a tub like that to clean it - but I sure can't. lol Also, shades on the upper windows are a MUST. Have you ever slept in a room with high windows like that with no shades? The sun comes up pretty early and you'll be up with the dawn every day without window coverings. Thanks for sharing!

This is one of the very BEST FLOOR PLANS I’ve seen so far!
I think a 14' wide by 50' to 55' long home would be ideal. That little bit extra space would make so much difference for me. Especially the 14' width.

I love this, especially the width. A 12' x 44' width and length makes so much sense, less than this would be a horrendous squeeze, inviting headaches and claustrophobia, and a need to escape and get out of there pronto. Downstairs bedrooms are key. Having to 'do stairs' in the middle of the night to get to the restroom, no way! No climbing or stairs anywhere. Perfect! This is practical and fabulous. Room for a nice large L shaped couch arrangement, and risers if there is a preference for taller people to get up and down out of the couch easily. I'd do a walk-in shower for more bathroom space, much easier and less mess than a tub. It feels roomy and spacious. Love those shades, can't sleep with light in my eyes. This is a great design, livable and easy, with plenty of storage. Very cozy and comfy!
At 6'8" my ability to relate to the space was helped by your height. I love the size and layout.
The Wood and White is so beautiful, and so many windows with sills for Plants !!! 🌱😍🌱 Tho I would switch the fridge and pantry, have a folding table on wheels that could be moved beside the fridge, and have a bigger, sectional couch moved over into the corner, to help define the living room area a little more and make it a cozier nook.
It’s perfect….absolutely love it. I’d install s Murphy bed in the smaller bedroom so I could use it as an office and bedroom if someone stays. I love the bath but would sacrifice it for a shower to not need her the big tank. Love the dark wood trim and ceiling.

Back in the day a 12x44 structure like that was call a mini home and they were installed on parcels of land with similar sized structures and that was called a mini home park. Even before that structures of the similar size had wheels and were called trailers and were parked on parcels of land called trailer parks. We've sure come a long way :)
I find it amusing that it's basically a luxury single wide, but calling it a tiny home gets more buzz.
Yes and no. These are built much sturdier, like houses, instead of the rather flimsy structures of mobile homes.
Mobile homes always have a peaked roof and can never have a loft (most tiny/modular homes can, and many do) because the wall structure isn’t strong enough.
Same footprint as a single wide, but better in every way.
Source: my parents own multiple higher quality double wide mobile homes. Lots of space inside, but the construction is nowhere near as good as a real house, and the layout tends to be subpar (in my experience; I’m sure there are exceptions).

One of the best Ive seen. Would like to see bedside hanging or wall lamps. And buildin cupboards that actually go all the way to ceiling. And a L-shaped couch in lounge. Its perfect I love it.

Nice build. I appreciate the 12-foot width so you don't feel like you're living in a tunnel, & the generous shelf & counter space in the kitchen, and the large closets, and the wood trim. But personally I would really need some color on the walls, & that kitchen table will only seat six if it 1) has extenders on the ends, or 2) two of your guests either have no legs or don't mind eating with their legs spreadeagled!

Nice layout. But I think I'd remove the large pantry for more living room space. A single door refrigerator which could then accommodate a narrow slide out pantry ... and a different dining table, maybe expandable .. and easy to move around as needed.

Beautiful house
It’s like buying a single wide mobile home with a shed roof. The shed roof would allow for a solar system to power the home. A small outside bump out on one end could store the batteries and inverter. I saw one in Australia that the deck raised up across the front to seal the home when owner was away. I guess you would need on in back to seal this up. Great security feature since can’t break into windows or doors.
This is a perfect layout. Would not change a thing other than the dark wood accents.

Love this layout and perfekt for a couple! the extra width makes all the difference. Personally I’d remove the pantry to get extra room for a larger sofa. And the extra bedroom gives a ton of options: walk in closet, office space, dining room, TV room… endless! Canada does the best tiny homes. Minimalist is my favorite company. Love from Norway😁

Main floor bedroom, so hard to find. ....and you put in 2! Amazing.
I LOVE all of the windows and second door going outside from the master bedroom! I also would prefer a walk-in shower over the freestanding bathtub. Personally, I would prefer one larger master bedroom and more closet/storage space rather than the two smaller bedrooms and the large bathroom, and it wouldn’t have to be 44’ long, but that’s just me! Also LOVE the white interior with wood ceiling and windows! Beautiful! ❤

It is beautiful! I do think, however, you could have found a more discreet place to put the fuse box panel instead of right there on the living room wall.
...I would swap the refrigerator and pantry, that makes more sense to me. A kitchen island instead of a table would provide storage/seating/dining.
