  • How much does a room addition cost?
    It's a question we get ALL THE TIME at Home Love construction and we want to give you an answer! The cost of a room addition depends on a few different variables including size, grade of the existing yard, and especially what you're putting in it.
    But to put it simply, in the Tampa Bay Area, room additions average around $200/sq ft. Although in some cases, costs can be reduced to $150-175/sq ft if it is minimal or no plumbing or electrical. That said, costs can also exceed $275/sq ft in many cases when a kitchen and bathroom are being moved into the new addition area.
    In your particular case, it is always best to consult with a properly licensed general contractor about your project. This is absolutely critical. Using properly licensed professionals protects you from shoddy workmanship and mismanagement of project funds.

    I really enjoyed this video. I’m in south Florida and I’m in the beginning stages of doing a huge addition/renovation. I just started the bidding process but I had no idea how much to budget for. I had a number in mind but I think they’re rookie numbers, and now I need to bump them up 😂😂 thanks for the knowledgeable video. You got a sub out of me 👍🏻

    Well some one is overcharging, i Live In Dunnellon FL and i added 450 Sq FT to my master bedroom for only $18,000.00 not sure where people are getting oh well this is going to cost about $50,000.00 to $100,000.00, i was like dude my house with the property cost $220,000.00 and that is around 1,800 Sq Ft house, so i done it my self no pluming needed, i didn't need to upgrade my HVAC and i did all my Electrical work, and didn't have to upgrade the Electrical Panal it is a 200 WAT panel and had 3 more breaker available which was plenty..
    You can do your own electrical work if you own the house, and all you have to do is have an electrician come and inspect it and sign off on it..
    Don't spend $60,000.00 on an addition when you can do it for less then half the price yourself.
    If your losing money putting an addition to your house meaning after you sell it you only had to pay $25.00 per Sq ft instead of $200.00 per Sq Ft then your and idiot, your not increasing the value of your home enough to get more out of it then you put into it, that is really stupid, How ever the Value of your property doesn't just go on how many Sq Ft the house it it also depends on how much land you have that house on.
    Example i would never put $10,000.00 into a house and only increase the value of the house by $5,000.00, that's stupid don't you think?
    Unless your going to keep the house for the next 20 years and then when you sell it well you will make more then you put into it, but if your only planning on keeping the house 5 to 10 years, then NO, don't do it..
    Unless you do the work yourself then it will be worth it, contractors overcharge if you calculate the cost of the martial and labor, you will find the labor is way over charged..
    if you add it all up your paying around $400.00 per hour labor LOL that is insane, Unless your a hollywood Actor or something lol

    Curious of the cost per square foot if the addition is an added second floor? I'm considering adding a 500 sq. ft master bedroom/bath as a partial second floor and curious if $200 a sq. ft. is still a realistic price? With added foundation work, etc., seems like the price goes up considerably.

    Great video. Just out of curiosity, if you're adding a very "basic" 275 sq. ft. first floor kitchen addition that would only be completed through paint, no cabinets or finishes, would you consider that to be $200+ a sq. ft. on average? 50k seems steep for something like that but then again, I wouldn't be asking if I was well informed lol.

      Putting a kitchen inside the addition will bump the price pretty drastically. Think $300/sq if there’s a kitchen in the area

    Hello
    I am thinking about turning my garage into a 3rd room and bathroom or adding on the back a room and bathroom. Would 80k be enough for the addition? Also would the garage flip be waaaaaay cheaper? Thanks I am in your area.

      I don’t know anyone in that area but use NARI (National association of the remodeling industry) to find a great contractor in the area. All NARI members are vetted to be great contractors

    I want to bump out a room in my house that would be 25x18 with 12ft ceilings. I'm in the South Florida area and was wondering what id be looking at per sqft. It would be two walls I'm looking to add to an existing L Shape portion of my home. Thanks

      Probably somewhere in the $120-160 range. I’m assuming you have a tile roof and probably pretty high end finishes, windows, etc. low end would be just a room w/ a simple door/window scheme. High end would be with a bathroom and more doors/windows

    I live in Miami and I want to enclose a 320sqf of my backyard it already has an existing cement floor and 6-foot block walls on ich side.. my question is can I build a roof and enclose the sides over the existing block walls? the roof will be supported by cement pillars and block walls is this possible?

      Usually this is ok. Block walls typically have footers under them.
      The only problem will be head room. 6’ is quite quite low

    What are the current price in square footage now with cost of material being so high?

      Add about 20% so my previous estimates based on rising costs. Probably near $225-$275/sq for first story and $300-375/sq for 2nd story

    25 dollars a square at 500 squares = 50k hmmm iam going to have my kid double check that for me I've been out of school for awhile
