The 1976 rule on mobile homes is probably an electrical reason. Mobile homes older than that sometimes were wired with aluminum wire. Aluminum wire in small gauges (10, 12, 14 AWG) used in branch circuits (particularly to 110v receptacles) notoriously caused many, many fires. Enough that it was banned for that use sometime in the late 70s

And don't touch any of the water or you'll get shot. And no not any modernized places.and home Depot is way further than 45 minutes. If you can survive the winter, good luck. The 90+mph wind rating and 30pound per square foot roof ratings are a good clue. You better be prepared!

Now I made a deal with the local notary I hand in a stack of deeds and he notarizes them and i come pick them up and give him another stack to work on. Its slower but a lot more efficient.

I recently bought a 1/4 acre parcel in this area from Dave Ayres via your website and it looks to have gone smoothly. I checked to see that title had been recorded with Costilla County and it had been. Thanks for covering the land use rules. I’ve read that you can camp on your parcel for up to 14 days every 3 months. Idk if they check, but I guess I’ll find out ltr this month.
I think it's more of depending on your neighbor. If they don't like you camping they probably call it in or stop by the sheriff's office when in town and ask for some help movin you out. The further out away from people the better your odds.
I live here. It's not an easy life. People come in stay one winter and leave. You need to be tough, mind, body, and spirit. You have to go the doctor good luck. No Uber out here. Big truck and when you see tires on.houses and trucks it's normal too windy.

It's good to know the rules ahead of time! We sell a lot of land in Costilla county. Small cabin is ok so just build a small cabin there. Use it to go Elk Hunting. This one is sold but we have others to choose from. If you want to skip the rules I point out lots of other places in the US too that have less rules. Just hard to get that and Elk in one place.
