- Join my journey as I purchase land in the mountains of Colorado for only $12,000 (1 acre). I was looking for land with trees (for privacy and protection from wind), water (for obvious reasons - not only is water a necessity but it is also a comfort), meadow/grass open area (to not feel so blocked in by trees), looking for low HOA and taxes.

I’m 24 and just bought my first property in Colorado. I love the mountains and the plains equally, and I couldn’t decide what I wanted. Both are beautiful in their own way, and I only had 10,000$ saved. Then a property popped up right next to the Great Sand Dunes National Park. 7000$ for 10 acres at the bottom of the sangre de cristo mountains. I jumped on it as quick as I could. I have the best of both worlds now and couldn’t be happier. We get elk, mule deer, and wild mustangs crossing the property all the time, and the best part is no HOA, and no houses within 2 miles. My wife and I are hoping to have our first house built by next summer. It’s really cool to see someone else making their dream come true too.
How is the land for farming?
Hi, I have been thinking about that area but have never been there. Are you close to Pueblo? Do you work from home or?

Its been 9 months now...what is the progress on your land purchase? I know the area where you bought your property. What is HOA? I am wondering if its easy to just build an off grid home (no laws that require you to hook up to public utilities when you are on acreage).
FYI- I have heard from experienced land owners that if you have trees on your land then you probably have a great source of water near those trees when you dig a well.
I am enjoying your Colorado Land experience. I was a California transplant to Denver C. but as a young Hippy I spent lots of time in the mountains camping, fishing I even lived in a lean-to up above Ward Co. off the beaten path when I was 17. It had a fireplace where I hung a cast iron pot, a slab of ice that I covered with a bale of straw and a nearby stream where I could wash my dishes. I'd go down to Boulder to get supplies, mostly grains, beans and some fruits & vegies. I was really into the Mountains and wanted to get some land. I got married and with $400 my wife inherited, we bought 4 very small lots in Bonanza Co. It didn't really work out and meanwhile I met this guy & his family that were talking about Hawaii. So we ended up coming here in 71 and came back to Co. in 76 and ended up back in Hawaii in 82. I now regret coming here, tho I do love Hawaii, I have a deep longing to be in the mountains. There is a feeling there that I have never had here or any where else, but now I am weather spoiled. It would be hard to adjust to winters at this point. I really love watching your videos because it helps calm that longing some what. I have been back a few times and was there in 2019. My brother & I hauled a 24 x 8 ft. 5th wheel trailer from Brush Co. to just pass Villa grove in the San Luis Valley. We stayed at this really remote place well off the highway, Real Wilderness, camp fire every night and did some fishing in the mountains on Poncha Pass. I bought an acre down here above Milolii in Lani Kona Subd. It's Very Country and I grow lots of plants, but I still miss Colorado.

Many of the points you have mentioned in your videos really hit home with us. A big one in this video being water. We had to haul water in. Never again! But that is a campfire story for another time.

Happy for you!! I wish I could get coastline... or even a little stream, but in Colorado it is crazy expensive. A one acre lot can go for $350,000 if it has water on it. So, I am thinking of creative ways to collect water. I got some ideas brewing.

Just moved out here to Denver from the East. This is the first state I've ever lived that I was positive I would be content with dying here. I hope to get lucky enough to buy some land of my own, sometime in the not-too-distant future, probably just a handful of acres. I hope you and yours are doing well!

Hey just catching up on older videos! This is awesome, we just did a similar move. We downsized our house in the area where I work so we could buy a property a few hours away so that our boys can grow up with a real appreciation for the outdoors... I didn't realize you did the same thing :) We are hoping to put something up there over the next few years to create a homestead, and in the meantime we make frequent trips to take in the solitude!

As a long time ago resident of New Mexico, one strange but workable idea is beaver. Put a pair near a seasonal stream and they will make a pond and have wildlife running all ove in three years
Oh, and get a Briard. Your babies will love him/her and she/he will keep them safe

I know how hard it is to find land. I had a budget close to yours and I was looking for land where there was no cell service, no neighbors within a mile, and as I used to say "So far out that god would have a hard time finding me."
I was so excited when I found it and I made the offer via email. It took two months to close the deal due to some legal requirements that had to be covered first. That was 3 years ago and I love getting out there and just unwinding.
I also look forward to getting some video to put up as soon as I get back out there. Blackberry season is coming and I do love blackberries. lol

How is it going after three years of purchase? Did you decide to build a house on your land? We're having trouble finding something suitable within budget from the advertised land on real estate sites and email notifications. :(

Look into digging a smaller pond. My husband and I dug one and use a wind mill to generate a pump to keep the water circulated. We also use solar panels for lighting and to charge batteries.
Sounds like a fun adventure you are having.

Simply gorgeous property. Does Rocky have a hip or foot issue? I know this is an old video, but watching him I sensed it in this older video as well. I know some might think it was the uneven ground, but this was more then that.

I have a daughter too and wish I'd done more to teach her about the outdoors when she was little; she's a young woman now, attending university and becoming independent, so I'm very proud... but there's still a part of me that thinks I could have done more... but enough of that. Happy you subscribed. I get afraid of the same thing, that I won't have enough time to teach my daughters everything. Really my goals would be to give them the self confidence and tools (mind tools) to solve problems wether it be outside survival challenges or real world challenges. I feel teaching them to think.. like you said earlier having them fail then figure out the right way on their own is best and empowers them. Can't wait to get my camp up and get started. Cheers!

you got lucky so congratulations , like you said trees and found each other , you got birch and evergreens . if you can and if possible instead of cutting for fire wood see if buying is possible because living trees can serve you way more in the future if you are planning to keep the land

I know how hard it can be to find all the details you want in one property. Whenever I find land with any kind of water nearby, like a river, creek, pond, or spring, I get really excited. I'm glad you found the right lot. And making sure a property is ideal for a good game of tag is a new criteria I didn't even think of. I'll definitely put it on my list. Lol!

If had it for 6 years now.iv dreamed about this since I was a kid...the only downfall is it us a 4 hour drive..and I have to go through Toronto...buf once I'm there it's pure heaven...

You have two beautiful children and I have two boys myself ages 12 and 14 and trying to get them away from the internet and out into the woods myself.
It is a struggle sometimes, but when they are out there they have a blast!!
Well that's cool! I'm looking to do something similar. I'd recommend looking into using condensation for your water needs. You can pull anywhere from a couple gallons to hundreds out of the air. It'll be pretty clean stuff too. I'm curious though, what website did you use? I seem to be having troubling finding lots under $50K.

Home Owners Association !What do they due plow the road ? Tell you what color to paint your cabin ,that you can not have garden gnomes .I am just getting ridiculous now . Really I hope is just roads and what ?Dues ? It is an absolutely beautiful piece of land really I love Colorado only was there for a week in the mid 80s but it's just beautiful .Was so surprised when a friend of mine in the middle of no where Alaska said the HOA had complained because they had too many vehicles .Everyone in Alaska has too many vehicles .
haha.. it is actually optional. But it does include water that I can get and showers and bathrooms. Only $45 a year, totally worth it.
I really want to buy some land like you did and build a get away spot. BTW I recognize the Rocky Mountain Arsenal National Wildlife Refuge. Was there back in March!

There is ultra cheap land just to the west of Denver, CO, but I'm guessing it's in that area that probably got flooded really bad a few years ago. It's at the base of all the mountains. Wikipedia states that they got 12 inches in an hour in a flash flood that year. Crazy. You can still spot some places on satellite view on Google where it appears they have mounded up a barrier of dirt around their houses. Buyers beware!

Your ground looks beautiful,how many acres is it ? I got some ground in middle Tn. close to the river,100 ft.oaks,hickory cedar and of course the state tree Popular. Hit water at 50 ft. Looking forward to watching your survival videos.Take care

Are there any building codes for the town / county you will need to abide when you decide to build a cabin or a house - and can you do it your own or you will need to hire licensed contractors / plumbers / electricians, etc.? Thanks!
Lots of building codes .. So I would need to hire, since I don't have the skills. But if I build I would like to do some of the work to less my cost.

How times change. My father and his Army/Air Force buddies and their wives bought Bob Norris's lodge near Guffey. BTW, Mr. Norris was the original Marlboro man (www.shrineofremembrance.com/robert-c-norris/)
Along with the lodge (and Cover mountain), they bought 5,000 acres for $88 an acre. Later on they bought an additional 50,000 acres from the state for $133 dollars an acre.
And you might notice that the roads between Guffey and Cover mountain are named after women. They were named after the wives in the corporation. Nancy Ann Arroyo is named after my mom. :)

Saundra Johnson I searched all kinds of websites ... you can even search Zillow. If you are in Colorado I don’t recommend this for full time living in the mountains the snow load is too heavy.
@@SpiritForest Oh, I know that. I lived here for quite a few years before & just returned a couple of years ago after being away too long.
I'm actually looking for one acre, probably south of you, hopefully within 15-20 minutes on the outskirts of my town. Near the mountains, but not actually in them, lol. Currently, I have a small mountain in my back yard, but quick & easy access to the highway. Something like that would be good, except not a rental situation.

What websites did you use to look for land?
I am interested in buying some land, it's my first time shopping for land. The price of the land is affordable. The land is on top of a hill, over looking a large lake. There are not any houses near by, there is a small road but it does not lead to the top of the hill. Does anyone know if I should buy the land? Or will it be a pain in the butt do build anything on it, because its a hill ? Also the land is covered with trees everywhere.
a lot of the land sites I'm watching have a little message near the bottom of the screen that indicates, "no credit check". How is that even possible? I'm looking to pay cash, but sometimes I get to looking at gorgeous property, drooling, thinking, well.....maybe I'll. lol

I used Zillow.. just kept looking every day.
Try Billy land.. I bought 5 acres for 9000 bucks.. most lots go for 9 to 15 thousand dollars
How much do you pay for taxes on yr land if you don’t mind me asking? I was told for a 600sq. Ft. cabin it would be around $6000 a year. Just trying to find out if that’s remotely close!

I like having trees. Trees, rivers, mountain views cost more. I would look to see if they have power.. found out power cost a lot. Look at the county rules for building. Ask around to drillers about the water well depth. :) I will be building a cabin on my channel this year.. lots to learn if you would like to follow. I title the cabin videos with the words CABIN.
I realize this is an older video however, I am looking for land in Colorado also and I have been looking online. I live in Kansas, waiting on a disability decision. My daughter was living in the Springs and we all got hooked! When I say we, I mean my whole family...3 grandkids, 2 grown daughters and their significant others...we love the air and the internal freedom- the feeling inside! I don't give away my exact location. But the area you are looking is good. Around George Lake is really good too. Summit county is one of my favorite, but is a bit pricey.

Hi, I am looking to but have major concerns about Colorado now. I’ve seen on tube ppl in CO getting removed from their land for camping or RVing on their land if the land doesn’t have a house. Another family told to get on public electricity (they were off gird on solar) or vacate THEIR land. Lastly another taken to court over collecting THEIR water to use instead of having to drill a well. Have you seen any of this? Did you do any research about this? Your thoughts pls....
AnotherCritic100 yes I have seen this and you will see now that I am building on my land. I have to get a permit to camp on my land and I can only do so for a limited time.
