This is a gorgeous piece of property and the price isn't that bad considering the area! I love the fact that it has a creek AND a spring AND borders a national forest on two sides!
Lots of road traffic up there on the jeep trails, just keep that in mind if you are wanting a quiet place during the warmer months. With the road going through the property you'll be hard pressed to find solitude. However, if you don't mind that sort of noise then this would be a great place.

You mention the river, but you don't mention anything about the WATER RIGHTS !! What are they, for the buyer ? Is the buyer only allowed to watch the pretty water flowing by ?
@@LANDIOIt's almost IMPOSSIBLE to find land with water on it in Colorado. Yes you can drill hundreds of feet down but that's expensive and not always guaranteed to hit water either. This kind of property doesn't come available around here very often. Thank you for posting it!
