Zillow is in the business of making money.... like most companies. They sell leads to real estate agents and mortgage lenders...this is their primary reason for being in existence. I just found your page. We are currently preparing our house for sale. We hope to list in June. Its April 2021. Our realtor is a friend who sold our previous home 13 years ago. Anyway we've been communicating back and forth over the last couple weeks and he too warned against Zillow and that we cannot go by their zestimate. We are selling a 3000 sq ft single family in Southern PA that sits in the middle of a cornfield. Its beautiful. Their zestimate doesn't even compare what has sold in the area.

I have home for sale in Roxborough Park in Colorado. Is valued at 440 thousand. Zillow offered me 363 thousand. I told them I could not sign over to them almost 80 thousand in equality. Such a low-ball offer and lying to people, not good for business. As the inventory in Denver area so small, we expect to turn this sale very quickly.

I bought a house. Zillow asked me how it went, I answered honestly and my review rejected. Zillow lost years of business. I'm now selling that house and buying a business and another house and I'm not missing zillows fake listing, fake reviews at all.

I agree my property jumps and falls by the thousands on zillow. I did not list with a local agent and my property dropped 60k and never recovered. Today my neighbors homes have a higher zestimate.

Zillow also posts "to good to be true under valued listings" that are not available, everyone wants a deal and when you inquire about that too good to be true home through the Paid for leads listing agent on the right, they hem and haw awww that listing is in short sale or forclosed or a system glitch and we are really sorry... but now that we have your contact info what are you looking for ? Zillow is a scam and the Zillow owned Trulia is also. contact an agent always

I have always paid high commission and done great and will sell this one now for %10 for full price and %7 for anything less. I don't mind paying high commission and always get the action like this $995,000 home I have for sale now. Lakewood Ranch Bradenton Fla.
Most people don't realize the value of using the services of a great listing agent. According to NAR Realtor assisted sales net 12- 18% more than those that aren't. Thank you for watching and taking the time to comment.

So if my home zestimate is currently $15,000 above what we want to list it for, do you think it is OK to try FSBO first? I'm in a rural area and some of the realtor listings are poor and they charge 8.5% commission right now!

so does a high property tax work for or against you when selling a home? I thought it would work against the seller. but it does give the buyer an idea of what the county thinks the price of the home is worth. my property tax is about 20 percent higher than it should be. my house is being taxed like it is a 500K home but in reality is probably closer to a 400K home. part of the reason is I have 1600 feet on unfinished space in my basement. I would think once the house sold for closer to 400K, the new owner could get the property tax lowered based on the sale price of the home.
I was tryed to sell my house by owner,zillow was saying estimate 469k for my house.in 14 days theyr bring down to my house estimate to 404k well i understood now to these scam

Real estate agents, ugh. Don't list on Zillow, list in the same listing as the agents do and get all the paperwork together in order that the buyer and seller can avoid agents all together.
If you are a buyer, don't sign with a real estate agent. This is a contract that ties you to the real estate agent, and that agent will get usually 3% of the sales price from the buyer. Say, for simplicity sake the house is listed for $200,000, that is $6,000 dollars that you could split the difference with the seller and reduce your mortgage by $3,000. Signing with an agent takes money off the table, that cost both you and the seller.
So miss informed about the role of a real estate agent. I can fix my own car but my time is better spent doing other things. I can lay my own tile... my time is better spent doing other things. I can move my own furniture but I prefer to pay someone else to do it. I can go on and on but I think you get my point. Real estate agents provide a service to those who need it or value their time or for many other reasons. Real estate agents provide a service and the cost is disclosed up front. Buyers don't typically pay to use the services of an agent. Statistics also prove that home sellers that use the services of a real estate agent sell for an average of 16% more than those that are not. If you pay the agent 4-6 or 7 % you come out ahead and don't have to fumble your way through contracts, legal issues, inspections, appraisals, marketing etc etc etc.

All the houses in my neighborhood always sell for at least 50 k, more then the zestimate.

Here's one just to reiterate your point about the useless Zestimates. There is a home listed in my area. It started at $419,900 ( which is about $95k over market value, but that is another topic) Zillow Zestimate were $407,500. Two weeks later the agent got a price reduction to $409,900. Zillow Zestimate went to $398,500. Now, two weeks later, the price is reduced to $399,900. And the Zestimate is now at $386,500.
If the listing agent is only lowering the asking price, why would the Zestimate change? Hmmm, good question. The Zestimate is not even close to accurate. Zillow is just following the agent in price reductions. There is no concrete data to justify their actions. If the Zestimate was even remotely legitimate, it would have been below $350,000 on day one, as the comps support that figure.
So Zillow is hurting the seller as is the listing agent for allowing that ridiculous asking price to begin with.

Well, when you list with a realtor, the listing automatically gets picked up by Zillow so it's going to be there anyway, right? I'd limit it to just land sales. It does give the seller exposure for any buyer looking to buy from any state. If a buyer in Ohio wanted to leave the snow behind, he could pull up Zillow properties around Blairsville, GA. If the buyer wanted an agent from the list most sellers are wiling to cover one agent's commission which is half. Realtors are limited to seeing only the MLS services they pay for. There can be a few within a 2 hour distance. Am I incorrect about any of this? Good info though.
Thanks for watching. Yes you are correct about the listing when listed with an agent it usually goes to Zillow and many other 3rd party sites. It depends on the individual Realtor board. But being on Zillow as a FSBO loses you buyers. Zillow feeds those leads to their paying customers....real estate agents and mortgage lenders. And typically the agent listed properties on Zillow usually have higher "Zestimates"... My MLS has a search feature where I can search homes anywhere in the country. It's called MLS advantage and I use it frequently. As for buyers searching on Zillow, many will find out dated information and many times listings displayed as on market that sold weeks months even years ago.

If the title section of the AS IS contract was left blank, then which of these items I'm I as the buyer responsible to pay for in the closing disclosure? The items include Title Closing Fee, Title Abstract Search, Survey Fee, Lenders Title Ins Cost, Owners Iitle Ins Cost, Lenders Title Endorsements. I'm buying a home in Florida from a FSBO and closing on June 30th. Also, isn't the seller supposed to pay for all of this instead of the buyer given that I'm in Florida? I'm a 1st time home buyer thanks for the great content.
Your purchase and sale agreement should indicate who is paying for what. There are typical closing costs on both side of a real estate transaction. Closing cost for the seller and closing cost for the buyer. The majority of the typical closing cost on the buyers side are related to the mortgage loan. However, all closing costs are negotiable between the buyers and sellers. Nothing is set in stone as to who pays what. Hopefully if you are buying from a FSBO without representation you at least had an attorney look over the contract before signing. Best of luck with your home purchase and thanks for watching 🤓
I did and we actually had to make a few changes. Thanks and 1 last question. The sales price is for 380k and the inspection came back with $2,330 worth of repair costs. Typically what's the standard in asking the seller for a credit at closing or to do the repairs? Thanks a lot for your feedback. Its invaluable.
@@3flgator Nothing is standard in a real estate transaction. Everything is negotiable prior to signing a purchase contract. However, all your options for repair remedies as well as everything else should be outlined in the purchase and sale agreement you and the sellers signed. 🤓
Good video Mike. I have a home in Morrisville, N.C. I want to sell. I don't want to pay the high commissions to a broker who would still make great commission even if I yield nothing or less than nothing. I don't want to sell it by myself either. I'm thinking about flat fee brokers. This is a seller's market here. There are very few options to buy a home like mine here. I'm not desparate to sell. My focus is maximizing my return and minimizing my cost. I've been told I can sell my 3/3 semi-detached 1610 sqft 2 story townhome for $288K. Any advice? Thanks. Laura
Hi Laura, I wish you the best in getting your property sold and at the highest net possible. There are many business models out there as far as real estate brokerages and those that will fit the individual needs of each home seller. I will tell you that even in a sellers market, exposure is key to obtaining the highest sales price with the most favorable terms. When trying to decide which business model to go with, examine how much exposure each will provide for your property. The goal is to get as many eyes on your house as possible. The more people looking, the more interest. The more interest the better the end result. Thanks for watching.
