Oh gee. I thought you were going to address the issue of bad credit! Even if you have great cash flow and proof, they won't rent to you if you're not in good standing credit-wise. I am beside myself to imagine what that has to do with anything. Would you comment? I thought it could be against the law to reject an applicant for that reason alone as long as the renter had proof of work and could show proof employment and rate of pay. What could credit possibly have to do with it? Help! Please!

Use a handshake agreement with smaller landlord agreements and offer last two months of rent as security deposit. 4. Rent through a business (LLC) 5. @@meliocredit9541 You use the name of the business. A lot of landlords ask for your name on the lease as well as a personal guarantee so it doesn't always work. A much easier option is to just rent in your name and move all your personal assets into a LLC. That way if you got evicted the landlord couldn't sue to take your car or garnish your income because it's protected.
The ridiculous to me trying to get an apartment for myself, is that I BAAAARELY make 3X rent. Here in Nashville it's hard to find a place that I can afford. And I make almost 18/ hr which is great. And yet I still can't find a place. I think requiring 3X rent is stupid.

Be careful about credit too. We got denied an apartment because my credit was good but my boyfriend who cosigned had poor credit. Keep your credit score built if it's possible because high competition apartments look for that.

This is a very good video I would like to compliment you on your slow speaking you're looking right into the camera and you're talking very professionally... unlike some other videos I have watched I really don't understand all the world of business and LLCs and all of that but I recently have to move because this complex owned by a corporation raise the rent too much in one renewal.. I'm a good tenant I've always paid my bills I've been at this complex for pretty good 20 years I don't smoke I don't use drugs have no pets have no little children the cops are not at my door and yes I pay my bills very very responsibly.. the woman in the office kept saying algorithm computer program that calculates the rents and other places etc..... Although you’re attempting to rent an apartment as an LLC. Won’t you still be required to show a personal ID (driver licenses, passport, etc.)? Most apartments need to identify you. If you have an eviction, wouldn’t that run the risk of huge complications, correct?
Nice info. My only question is this… what if my friends and I Venmo each other $5,000 every month and then I have to turn around to pull out that same $5,000, will they consider looking at me withdrawing back out that same $5,000 per month or will they only consider the deposit ONLY as proof?

@@riches2rags104 the point of an LLC is for an individual to remove their personal connection to the entity, so no. eg. if I purchase a home under my LLC, the public property records would say it was purchased by “XYZ LLC” not your personal name/identity.
It depends on what company is doing the 3rd party screening. In GA the screening is not what it used to be they want to see that your making money . I’m in property management and have been before during and after Covid 19 .

Good content. I was looking for an apartment and found out. The apartment is a sublease with Airbnb to move in and the owner offers two week free trial. The security deposit is 950 to pay Airbnb. The owner probably want to see how responsible tenant takes care apartment before agree to long term rental. So I believe that Airbnb so to return or keep $950 after free trail. The monthly rental offer is $600. I wanted to know if this is legit or look for a better deal. Thanks in advance!
I had decided not to go along with it. In six months later, I found one bedroom luxury apartment that accept my bad credit. Once they checked Experian instead of TransUnion. I was approved pay 2000 for security and pay $819 month plus $30 for water bill charged with rent. Utilities was separate between $20 to no more than $40 bucks. Approximately I was paying between $849 to no more than $890.
Hello I went under someone else company to get in apartment however the background fee is $75 per client. Apartments are now putting in their contracts that cannot advertise on Air BNB etc,,,, What to do here? The apartment is approved under corporate lease.

My first house I offered was rejected, and I didn’t find a great deal till June and closed July 31st. It takes time and stressful and just a roller coaster ride! Moving and furnishing, be prepared to drop 3-5 thousand $$$ just like that. Phew ... it’s expensive buying a house but it’s worth it if you do it wisely! Oh and it helps to have a good realtor that’s on your side and is positive. Same goes for the mortgage lender. I dropped my first mortgage lender because he made me feel like it was hopeless to fix my credit score to qualify. He was like... even it you pay this or that off, you still may not qualify. First of all word of advice never get an eviction,yes it falls of your credit in 7 years but its stays on your rental history forever.Yoy may think it goes away not in Texas.I plead with anyone if you know you can't pay just break your lease.I thought I would be able to get a couple of extra months before I was evicted,wrong! I did address bad credit. Use an llc. It’s basically a clean slate. But you can repair your credit. (That’s a longer video and not my expertise)

But Venmo reports your transactions to the IRS as taxable income. Then you get charged taxes for extra income you don't really have.

Shouldn't be an issue! It's mainly based on income and credit history. Rental history isn't always required.

Good content. I was looking for an apartment and found out. The apartment is a sublease with Airbnb to move in and the owner offers two week free trial. The security deposit is 950 to pay Airbnb. The owner probably want to see how responsible tenant takes care apartment before agree to long term rental. So I believe that Airbnb so to return or keep $950 after free trail. The monthly rental offer is $600. I wanted to know if this is legit or look for a better deal. Thanks in advance!

I had decided not to go along with it. In six months later, I found one bedroom luxury apartment that accept my bad credit. Once they checked Experian instead of TransUnion. I was approved pay 2000 for security and pay $819 month plus $30 for water bill charged with rent. Utilities was separate between $20 to no more than $40 bucks. Approximately I was paying between $849 to no more than $890.

Hello I went under someone else company to get in apartment however the background fee is $75 per client. Apartments are now putting in their contracts that cannot advertise on Air BNB etc,,,, What to do here? The apartment is approved under corporate lease.

I was interested in buying a house last November. I had to fix my credit and I didn’t prequalify to buy till March. My first house I offered was rejected, and I didn’t find a great deal till June and closed July 31st. It takes time and stressful and just a roller coaster ride! Moving and furnishing, be prepared to drop 3-5 thousand $$$ just like that. Phew ... it’s expensive buying a house but it’s worth it if you do it wisely! Oh and it helps to have a good realtor that’s on your side and is positive. Same goes for the mortgage lender. I dropped my first mortgage lender because he made me feel like it was hopeless to fix my credit score to qualify. He was like... even it you pay this or that off, you still may not qualify. I dropped him and the other broker was like... here what you need to do and get done, and they followed up on my progress . Stay away from nay sayers and find a team PARAGONOFFICIALS🟠COM

Say I have an LLC & I generate cash flow but it’s in my personal bank account could I provide that proof of income, or it’s best I have a business account. I’m going thru an eviction process haven’t been served yet, so I’m trying to find a place now, not to sure what to do?

First of all word of advice never get an eviction,yes it falls of your credit in 7 years but its stays on your rental history forever.Yoy may think it goes away not in Texas.I plead with anyone if you know you can't pay just break your lease.I thought I would be able to get a couple of extra months before I was evicted,wrong! I was eviction in three weeks and was ordered out of my apartment a week later.Although I love this video but I am trying to help someone forever ruin their rental history

they still won't do it if you have a single eviction. even making more than the rent. that's been my experience in Florida anyways
