It's hard to know who to trust online. Everyone is selling something. Even I one day hope to mentor some of you. There are fake gurus out there that claim to know how to teach airbnb, business, and real estate. Phonies like Chi Ta trying to sell his course BNB university or Brian Page trying to sell BNB formula. Inexperienced hosts like Stayly with only a few properties and a year of airbnb experience, they claim to make millions on airbnb bust don't reveal those million are all course sales that come from ad campaign and a free webinar that they misrepresent as a paid webinar that is free just for you. Coaches with No airbnb arbitrage or business leaderhip experience like Robuilt. There are no-name hosts with barely any properties trying to claim they're successful, such as vacation rental machine or bnb riches, or the 10xbnb system. None of these "gurus" have a decade and a half of sales experience or business leadership under their belt in addition to having over 100 properties. Only Sean Rakidzich, who has created almost all of the other airbnb coaches you see today on the internet. Such a great clip, thank you. Question: if our listing is luxury / sea view and other amenities like air con and heating which aren’t standard on this European island, when doing this exercise would you filter for those amenities to compare like with like?

Hey, Sean how do I get you as my mentor ? Do you offer a mentorship that is available for purchase? I’m a travel welder on the road for months at a time. It’s very good money but being a way from my son is tough. Especially since he’s getting to the age where he will remember that’s his dads gone so much.. I told myself I’d do this until I had enough money to invest into something where I didn’t have to be gone from home but still make just as much, or even more money than I do now. So I’m looking to replace my income with rental properties or air bnbs. Please help
This is absolutely crazy to me because I saw 1 reel about air bnb arbitrage about an hour ago. Came across your UA-cam channel started this video when I decided to take a look and do research into this industry. And what you're saying to do with airbnb is EXACTLY what i was going to do.
Sit down with a pen and pad and collect data myself from listings.
I didn't even know what airdna was and I would still do the market research myself.

Sales is absolutely the most valuable skill for arbitrage. I built sales teams for 5 years before starting airbnb. Youll do quite well on lease negotiations

I can. What do you believe your challenges are?
Do you look at the number of listings in the searched area? If there is over a certain amount would it indicate saturation?
We do look at counts, but not to determine saturation because saturation isn’t about the number of listings.

Hi Sean, what do you mean by full time Airbnb listing?
My assumption,
Full time listing = listing opened for the majority 9:34 of the year.
Non full time listing = calendar is blocked by owner/manager for weeks/months in the year
I have never used Airdna. I checked numbers on my existing listing and it’s far off.
