      Im pretty sure metal roofing is NOT safe considering the new 5g network getting installed Globally. Your house would most likely be like a microwave compromising your family's health.. NO THANK YOU!! Keep your metal roofing..I'll stick with the current traditional design heavy duty shingles which work just fine.

    Every time I bought a new house, always had leaks with a shingle roof 1 to 5 years in. Went with a metal roof 12 years ago. Never looked back. Metal all the way.

      I once saw a building with 7 shingle roofs at the same time (new one installed without removing old on type thing) and leaked quite a bit.

      @@faizm8309 went right over the shingles but used wooden beams over top the shingles to create a space between the metal roof and shingles

    I had metal put on my roof a number of years back. There was a bad hail storm and messed up roofs all over the area. I paid about as much as shingles and it still looks great. We have had hail storms since then and my metal roof shrugged it off like water off a ducks back.

      When we bought this house, it has a detached garage with a metal roof. We too have had numerous storms and a few winters under our belt. Not sure when that metal roof was put on the garage, but it still looks great.

      Thought I was going to see a good objective review....then he considered ripping a shingle a good indicator of durability. At least I know I shouldn't go with asphalt if I'm concerned about King Kong.

The weather variant in the us is crazy, we have deserts, we have artic, we have hurricane corridors, tornado corridors, fault line earthquakes, huge metropolitan cities across the entire country and hundreds of thousands of acres of complete wilderness, mountain ranges, blizzards, heat waves....etc.....so no one type of construction works across the country genius. This isn't the uk where it's just shitty rainy weather and dumbasses who don't brush their teeth and enjoy putting laws on the books to let their government arrest them for offending people. We're not some shitty tiny little island nobody cares about

    Another thing he forgot to mention is a metal roof doesn't catch fire when sparks land on it. But shingles burn very hot because they are a petroleum product.

      Although that is a correct statement, there is a flip side to that coin. Often fire fighters need to cut into a roof to help extinguish a house fire. Metal roofs make that task much more difficult, and that could allow more fire damage to your house. That being said, I still think a metal roof is the way to go.

      @@mitherapeuticmassage Actually sheet iron is very thin, and its easier to cut through than a conventional roof. And if you go with metal framing and fire retardant high density spray foam insulation then you will never have a house fire.

      @@billwilliams9897 If I were to have a home built. I would use Insulated Concrete Forms, and steel framing. Fire would never be a concern :)

    MY experience with shingle intallers and their products turned me to metal. Shingles that were to last 25 years lasted 15, 17 nd 15 years. I installed a metal roof 4 years ago and glad I did. Costs of three shingle roofs that were to last 75 years, actually lasting 47 could not match the metal coating warrenty of50 years or the life expentcy of100 years. I opted for thicker metal, covered seam roof. Shingle estament was 19.000 for removing old roof, replacing any under layment and new roof with 30 year shingles. Metal cost was 23,700, removing old, underlayment, add membrane, install roofing and the cost of the roof. The roof should last through my grand childrens life tims.

    The shingles that we are been supplied by asphalt suppliers are nothing but GARBAGE these days. The asphalt shingles are not manufactured as well as they were in the past. The amount of recycled paper products in these Newer shingles is higher than the older products that used many layers of heavier construction paper and asphalt layers between the paper layers. The asphalt shingle people install a layer of thin fiber glass to attain a "25 Year" life time. After been a home owner for 37 years I have had to re-roof on a average of 10 to 12 years with asphalt shingles. I purchased a home that was 8 years old and the shingle roof was failing when I moved in. After evaluating the roof as part of the purchase the realtor assured me that there was a 25 year warranty on this roof. Contacting the roof material supplier lead to a very unhappy revelation that their 25 year warranty was not worth the paper it was printed on. The installers used 3 to 4 nails per shingle to install these standard three tab shingles. The installation instructions sent to me by the manufacturer called for NO LESS THAN 6 nails per shingle and even though the shingles failed at the tab joint edges and the tabs were breaking off and littering my yard after EVERY wind event their answer was WARRANTY DENIED. I had an interlocking aluminum shingle roof installed for a few reasons. One 50 guarantee and the company has been around for 60 years. Two the cost was about $10000 above asphalt but if it lasts for even 30 years I am ahead. Three in our area they are charging $5000 for disposal of the old shingles for the amount that is on our house. The aluminum shingles were applied with a new high tech barrier in between right over the asphalt. No disposal. Four the new inter locking shingles are good for 100 MPH winds and the wind blows where I am so this is good. Five these new shingles are hail proof. I have had two re-roofs done in the past due to hail damage. Six my insurance is giving me a discount for this tougher roof as they are expecting no claims for roofing from me. Seven I will never re-roof this house again in my life time.

    I worked in roofing once and I learned to hate Composition roofs. We use to tear off 40 yr roofs that were less than 25 years old and there were literally mountains of this spent junk in the land fill. (really opened my eyes.) The U.S. and Canada are the only countries that use this inferior disposable material on a large scale. Metal roofs are lifetime roofs that can be primed and repainted when the paint looks faded and chalky....and is a 100% recyclable.
    The house that I was raised in has a metal roof that was put on in 1979. (Still is on)

      @@narcissistinjurygiver2932 I would talk to some painting contractors as well as a reputal paint store that sells to contractors (Like Sherwin Williams) for advice. The difference between sucess and failure is in the prep like pressure washing first, and priming. I haven't done it, but I've looked into having my shop/barn roof painted. The Sherwin Williams store had some good advice and there are some good UA-cam videos as well.

    How long a metal roof will last depends on several factors. The coating/ paint quality and color matter allot, pitch is a factor but the most important factor is installation. How complete the installation is.. correct fastener tightness and placement are crucial. The right Gable, ridge trim, rubber seals etc.. doing a metal roof right only costs slightly more than doing it wrong but makes all the difference. So many installers learned wrong, teach others wrong..

    Oregon forest - 22 years of metal roof with no problems while my shingles on garage need replacement. One thing not mentioned is wasp infestation in metal roof due to many small entry points.

    I’m going with metal on my roof and siding. I can install it myself as well as shingles. The benefits for me with metal is reflective ability and an air gap between the roofing materials and the actual framing of the house while making it possible to vent the metal. I should end up with a cooler home during hot humid summers.

    Some uninformed municipalities have restrictions on Metal roofs.
    The first metal roof is on our garage 15 years ago and shows no deterioration even after a large tree branch fell on it, we live in the Chicago area.
    Our roofs are not noisy even in heavy rains or hail.
    Many of the metal roofing products are DIY friendly. Our son 15 (at the time) did 90% of the installations.
    I expect our roofs to out live me.

    We document old abandoned farm houses here in Missouri- most are over 100 years old or older- of the homes with metal roof very few had water damage inside while the homes that had shingles are a point of no return on the inside 🇺🇸

    1) 6K job installing shingles
    Metal will cost you triple. 16K
    2) Shingle will last 30 yrs installed properly
    METAL 50 YEARS
    3) Maintenance. Metal roofs you have to check the screws every 5 years etc.. service call 500-1000k for the check up. That's an extra 1500$ for metal.
    4) Metal. If you want to sell your house and new owners want to paint house it's going to look funny a red roof with yellow paint etc. .
    All in all its what you wanna spend and is logical.

    Metal roofs are actually pretty easy to install if anything it takes less time to install a metal roof than it does a shingle asphalt roof.. take this from a guy who does this for a living..

      question any chance of moss growing under the metal roof, if the metal roof was installed over a shingle roof that had very light moss growth or would it be to hot for moss to continue to grow.

    Had my roof replaced with shingles 3 years ago along with everyone else in the neighborhood due to hail. 2.5" hail wiped out my roof again this past spring, along with the rest of the neighborhood, again. Cost is the #1 thing keeping shingles on everyone's house, along with a crooked ass roofing industry that just wants to see what your insurance will pay and then mark up the replacement to exactly what they're paying out. If I didn't have a baby on the way and it wasn't a significant upgrade to go to metal, my house would have metal on it no question. Shingles are shit, and so are the majority of the roofing companies playing the game. I'm only here because I'm building a shed right now, and with materials costs and my existing stock on hand, it's going to be a welded steel frame with metal walls and roofing on it.
    This dude is being way too nice to shingles. He has every right to be more discriminating.

      Well if we compared the best of singles to the worst of metal available that wouldn't be fair. if you upgrade shingles you gotta upgrade metal, in which case metal would still win in most categories

    He left out my significant question, how much longer do you anticipate living in the house? If less than 20 years it’s hard to justify a metal roof unless you just have plenty of money to sink into your home.

      I told my friend that since I’m 70 I couldn’t justify the extra cost, but if I were a millionaire I would do it. He said that even if he were a millionaire he wouldn’t pay triple for a metal roof over shingle. He’s really cheap. Metal roofs reflect the Sun making cooling a little easier in the south.

    One note on the availability of installers, there is also more risk that someone that barely knows what they are doing to do a bad job. Many of them in my area are convicts and spent some time behind bars. I hired. A guy once that drank a case of beer while working on my roof.

    Screw down metal roofing materials are about exact same price as dimensional shingles.
    Labor prices should be close, depends on contractor.
    Standing seam metal , much nicer, higher price.
    Just like a Dade County shingle is premium, higher cost.
    Metal works well over uneven roof surfaces, if you lay 2x4 grid underneath, pull string lines top/bottom - side/side.Does make roof hard to walk on like this, metal is suspended across 2x4, and not directly laying on plywood, wants to leave wrinkles if not stepping directly on 2x4 underneath.
    Low pitch roofs, anything under 4/12, strongly recommend metal.
    Water can backtrack on low slopes, due to high winds, pile of leaves, thawing ice puddles, if water puddles on low slope shingles, it will leak some where.
    Do not slide metal off stack when installing, pick straight up off stack, the ruff cut ends will scratch next piece of metal underneath it if slid, this will cause rust in scratches.
    Do not over tighten screws on metal roof screws, it will blow out o-ring gasket. This is why people are having to replace o-rings, after couple years.Tighten screw till o-ring barely compresses, you do not want to over tighten and make a dimple in metal(leak).
    On metal roofs attaching screws close to edges is key, to surviving high wind storms, end caps protect gable ends.
    Metal cutting shears can be bought cheap, attach to drill, cut like a hot knife👍
    It's all personal choice , unless your Home Owners Assoc says no to metal in neighborhood.
    If installing shingles use a nail gun, make sure nails completely penetrate thru plywood. If nail does not go completely thru the plywood, the plywood will push it back out within 2-3 yrs.
    Hammering nails with hammer, has same effect of wanting to push nail back out .
    Nail guns drive nail so fast , the wood is barely disturbed. Unlike beating your whole roof with hammers.

    Metal roofing is so much better of an option if you install photovoltaic panels, you will know sooner when you have a short from the panels to the roofing.

    I recently consulted with a roofer since my shingled house keeps having leaks - I get someone to patch, it holds for a while, then leaks again. I am single with limited income, but want to get something to outlast me, a quality product and installation, something easy to clean and maintain, something to allow rain collection and solar panels eventually. So I was really interested in a metal roof. This roofer I talked to, discouraged me, saying the metal itself lasted well, but the connectors leaked in a much shorter time, and he'd seen a lot of trouble with this on church roofs, etc. What is your take on this? My house roof is pretty simple, 1 story ranch, not many angles or valleys. I would think it's not hard to install or maintain a metal roof if done right.

    Im sure this channel is biased but in west texas metal is the most used. my gma has had her metal roof for 20 years! and it looks like it did the day it was installed has never leaked since it was installed. and people worried about cell reception, she lives in the boonies and I get cell reception fine in her house.

    This 30 Ga roofing metal is noisy and hail will dent it so you get a new roof and the insurance company pays for it . . . that drives up insurance cost. This 30 Ga steel comes on rolls weighting 1 to 5 tons from China and is then formed on a press and a finish applied. If you look at the roof in shopping centers you will see how this thin metal can be torn off by high wind as in the Bass Pro
    shop Center in St. Charles, Mo. My personal requirement would be 25 -28 Ga metal thickness and
    the edges sealed down to prevent hail and wind damage. . . then coated with fire brick cement to withstand high temperature from the sun. . . and to stop the noise from the rain and especially hail.

      @@billwilliams9897 asphalt roofing is actually extremely fire resistant. The wood around the house will burn down long before the shingles will.

      @@billwilliams9897 how hot it can burn has no bearing in how easily it burns. The wood your house is most likely made from will catch fire and burn to the ground long before asphalt shingles ever will. It's really a non issue when it comes to issues with house fires. Both internal ones as well as external ones.

    You didn't discuss having to periodically replace the seals on every fastener on metal roofs with exposed fasteners. Local roofers are telling me every 8-10 years here in Florida.

    in my area i see some metal roofs that have rusted out ares, is it possible to treat the area and paint the roof?
    asking cause some of the houses i see with rusted areas, are for sale in my price range

      Metal roof with rust or premature fading requires replacement if you want to restore.

    Just had Hy Grade Roofing install a metal roof at my house. Worst decision I could have made. They promised to install the roof in 4-6 weeks, of course they were late. When they finally showed up without the proper equipment and damaged my property. They are really proud of the “Quality Audit” that they do, but of course they won’t give you a copy of the audit…lol BTW -the “Quality Audit” they did at my house consisted of 2 guys coming over to pickup the leftover junk they left at my house for a month. They never even went up on the roof! Save your money use someone else!

    You don't need to shovel the snow off your roof anymore with a metal one. It all just slides off. (Don't get caught under it when it lets go though😉)

    #1 Question .. "How much longer am I going to be alive to care?" We actually are considering a stamped shingle shaped metal roof. I'll probably be alive 25 more years and either roof will probably outlive me so who cares?!

      Some of us pay off a property to then hand down to children, and their children.
      In families where legacy is important, the house must last more than one lifetime.

      @@shanepossible3766 .. Never had a mortgage or auto loan, semi-retired to Florida since I was 38. That said, short of living in some hayseed boondocks e.g. farming or some massive multi-million estate, most everyone prefers newer homes. In Florida a 20 year old home is a full blown reno job. Most neighborhoods, and I'm talking $1M plus deteriorate over time. Even in a few ultra elite neighborhoods most people prefer to bulldoze and rebuild.

      @@DJaquithFL That could be more for the lack of craftsmanship and good materials used. Any well built home using good materials last 100 years or more if decently maintained. Noe Florida may be some exception, but most of the nation is filled with older homes and where people stay longer. I put a metal roof on because I plan on staying in my home for decades and a metal roof will last that long. A metal roof will also be cheaper that to put 2-3 more asphalt roofs on in the same time period.

      @@alumniduck .. In Florida its the combo of salt air, high humidity, monsoon summer rainy season and direct hot sun. The sun will strip the paint off your brand new car in 2-3 years .. it's really harsh. After this, I'd had to sue the HOA and PUD to allow a metal roof. Here it's all tile that's allowed. You get algae on your roof and it requires every other year (if that) power washing with a chlorine (aka bleach). The tile isn't even the actual roof .. there's a sub-roof.

      @@DJaquithFL you need to buy better cars, we have the same sun in California that you have and sand storms typically are the problem. Also I have not seen paint failures from UV light since the 80's when GM and Toyota blue paints were problematic.

    Living in Florida, I've seen plenty of metal roofs. The only ones that seem to remain good looking over time are the silver color, unpainted type. Every colored roof I've seen fade horribly over time.

    comp shingles are easy to repair. from a tree hitting it. other woops.. just doing roof demand a bundle left over correct color for repairs..they never refuse..roofs are in batches new bundles wont match// after 12 homes one learns kiss... repairableity is a must..

    This is a pitch. He is selling. Some of the things he says are not exactly true. As an inspector and previous contractor I can say that there are applications that lend to both types of roofing systems. For a house, my personal choice would be/is shingles.

    I had a metal roof by Erie installed 2 years ago on my house that was built in 1907. They were supposed to re-sheet and then install the metal shingles. Halfway through the install I realized that they hadn't touched the stack of plywood sheeting. So, I asked what was going on and they told me that since our house was made out of old barn wood purlins and we were installing metal roofing that sheeting wasn't needed. We were given a slight rebate for the cost of the plywood and that was it. Since then, I have had snow come into my attic and now we have bats. Sheeting was part of our contract and they didn't fulfill that part of it the deal and didn't tell us that they were skipping that part, either.
    Is this true? Do these older houses not need sheeting? Did we get scammed? Thanks!

      The problems you have experienced could be attributed to not having a proper deck and dry-in, but it's tough to say without knowing more about the install and your roof. I don't know which panel was put on, but I can say that no one I know of has engineering over wood purlins. For standing seam systems like ones offered by Sheffield Metals, we always recommend they be installed to the engineering we offer, and in your situation that would be over a plywood deck. If you're looking for more specific information, I would suggest either contacting our technical department or talking to someone like Todd Miller of Isaiah Industries that specializes in metal shingles.     What is not known is insurance companies deduct a certain amount once a shingle roof reaches 80% of the manufacturer speciations on life of shingles....had a customer that had 20year shingles. He treat his roof better than his first born. He got 28 years and the insurance company deducted 270.00 from every year after 20

    You are forgetting that the metal roofs are also practically fireproof. It a house, or a tree is burning in proximity there is a big chance that the wind will land some burning debris on your roof.

      Emil! while the metal conducts electricity the resistance to lightening creates heat sufficiently to start fires in the wood underneath; also, metal gets real hot in the summer and if there is tar holding the sand just as with asphalt the sand will wash down into the
      gutters and clog drains in time.

    I have a buddy who has been a roofer for a long time and does standing seam as well as tray roofing with a metal base that is covered with asphalt and rock at times to extend the life. I have been thinking about having our roof replaced with a metal roof as it's losing much of the tiny granular material and it's three layers, so it needs complete tear off. I am wondering from time I'd spent at my great grandma's as it was a corregated hot dipped galvanized roof and in bad storms you could hear the impact of rain and hail. Does this play in as a factor in metal roof systems?

      @@dangda-ww7de Tar paper is for hot tar roof, and goes under asphalt shingles , not metal roof. Never should need tar paper at all on a metal roof. But even if you do use it then it would be fine even after 50 years. Because no water or sunshine will ever see it. The tar paper will still look like new after 50 years.

    What about noise? I live in an area that gets very heavy rain for long periods at a time. I haven’t designed my new house yet so I might have an upstairs that the roof doubles as some of the walls. Is rain beating on a metal roof louder then asphalt?

    Most insurances do not cover a hail dented metal roof because the integrity of the roof is still good. Just looks like hell.

    Why, in your comparison, didn't you consider slate shingles? My parents slate shingle roof in a hardy four season environment has required very little maintenance over 70 years with the only problem being a few shingles delaminating or the steel nails holding them in place rusting away. Their home was built in 1947 when they didn't have corrosion free nails and still they've had very few failures over 70 years and it's still wonderful. I know the one big consideration is the much higher initial cost of slate shingles and their proper installation but averaged over their now 70 year old roof, their slate shingles have been relatively very much cheaper and also slate is extraordinarily very aestheticly pleasing.

    I'm undecided. I live in A VERY windy location. I currently have shingles. Wind damaged much of it. It is seriously bad. But the singles are old.
    I had a metal roof contractor give me a quote. Then I had several shingle roofing companies give me quotes. The shingles were always more expensive because the roofers all told me that because the current roof is nailed directly on "barn boards", they have to lay new plywood down on the entire roof. Whereas the metal roof contractor told me he'll just strap the old roof and put metal right on top.
    An experienced, well-respected real estate agent told me to go for shingles because it looks better, and because metal roofs that are strapped on typically have issues with ventilation, and premature rot in the future.
    So hearing all this, I'm confused. Do any of you have a good piece of advice?

    I didn't hear any mention of snow concerns. In many parts of Canada people are removing their metal roofs as they can become a bit of a death trap with huge snow drifts sliding off of the roofs. The little stops they install to try and prevent this don't do much for the heavy amounts of snow people get in the North.

    I have installed both. Metal is fat superior. It will last you a lifetime.
    If it was me tho... I'd do shingle for the cost factor... and rather pay another smaller price 18 yrs down the line
    However as a roofer. I'd love to install a standing seem over a shingle. I'd make way more money.
    I'm more of a torch on flat roof guy myself. I still believe a metal roof is the only roof that can last 100+ years

    Cons. Of metal. 1 hard to use in an arch. 2 if a piece gets damaged in the middle to replace a single damaged piece is difficult. 3 if you add an addition to the building the chances are colors don’t match. 4 if you get large hail it can make the roof really ugly and the insurance usually won’t cover replacing it just based on appearance. 5 exposed screw type has rubber washers that will rot over time 10 yrs and should be replaced. 6 can’t just go to big box store to get any standing seam. Must rely on local installer with special equipment to make.

    Sounds biased. There are good quality shingles and on top of that you can have a sub-category that can withstand the wind and hail strenth in your locality. Also, it includes up to 50 year warranty that they can take of any defects. This means that you can forget the maintenance if you get good quality shingles (not the construction grade). Metal roof requires yearly maintenance as metals contracts and expands, needing the bolts to be tightened or loosed and that adds to maintenance fee every year.

    OK, obviously metal roof is the best overall. However, even from reading many of the comments. what I am hearing Is metal is better if you
    got the money and you are in it for the long term. I live in a mobile home, I don’t plan to even be here 5 years from now, I don’t have or want to sink a lot into this mobile home. I am NOT a roofer but I have some construction knowledge but no roofing experience (so less skill and time for shingles sounds good). I plan on just fixing leaks and doing sections of the roof at a time. So, for my situation shingles are the best option.

    I live in Long Beach, California, and I had my 31-square, tri-level house re-roofed in Oct 2018. The old wood shake roof was, as I always prefer, torn off down to the rafters. New radiant-barrier OSB was installed ... with batten spacers for reasonable "air gap." I have crest vents along the entire ridge line of the house. The composition shingle choice... a deluxe GAF "Grand Sequoia." It's guaranteed for 50 years... by the manufacturer. Six months later we had a freak daytime hailstorm that made my street look like Michigan Avenue, Chicago, in January. My wife's plants were hammered, and my garage flooded with icewater because the ice blocked the usual water outflows, on the periphery of the property. My roof came out unscathed, even as the rain gutters were completely jammed. (I have photos.)
    A metal roof would have been dinged and dented, and that would have resulted in a $50K insurance claim, and one helluva headache, having the roof replaced.
    One more thing. I never expect a composition roof to outlast a metal roof, generally. And I LIKE to have my roofs torn off, every 25 years or so. A metal roof precludes that process.

      There is nothing that precludes you from getting a new roof whenever you want. You can replace a mertal roof every 25 years if you wish. Secondly, there a are many different styles of metal roofs and most will weather a hail storm just fine.

    I see some people cover the Metal roof over the Shingle roof, Does it have problem later or not?

      There are some pros and cons to putting metal over shingles, but to me the bottom line is that if the shingles get removed first, you have an opportunity to inspect and properly repair the plywood roof deck.       I'm getting my metal roof put over my shingles. I only have one layer. I don't know why it would be an issue if the metal roof is installed correctly and should be waterproof. My contract comes with 10 year labor warranty and 40 year for the materials. As long as both last until I'm 80, which is a mere 22 years from now, I'll be happy.

    Metal roof is extremely noisy during rain/hail.

      True, but don't rule out panel roofing over small-unit roofing elements. If you have structural insulated panels on your roof, (as you should), next to no noise actually comes through. It's more like a background static. Quite relaxing actually. In my opinion, plastic roofing is the best path forward.

    I have seen several metal ones that get scratched or damaged that start rusting and here have seen installers put metal over shingles and then the heat comes and the shingles start to melt from the heat and tar drips down the trim boards and gutters and have even seen installers cut off vents for plumbing ,telling the customer that this is OK .This company installs and sells nothing but metal for a roof .I will not say the name but they are well known around here ..Not sure I would ever go metal

      It's important to find the right contractor to install any roof, and that is especially true for metal. Installed properly, metal roofs are a durable and very effective solution, but the key phrase is "installed properly".
