Super stressed with my two total gut flips right now. I’m the biggest house so no real comps. Had to redo the entire sewer on a slab.
Appreciate your vids. You’re very real and nothing inflated. You’re very honest about your screw ups. Great job. My flips don’t always go as planned as well
appreciate that! thanks for the comment!
Purchasing a stock may seem straightforward, but selecting the correct stock without a proven strategy can be exceedingly challenging. I've been working on expanding my $210K portfolio for a while, and my primary obstacle is the lack of clear entry and exit strategies. Any advice on this matter would be greatly appreciated.
The strategies are quite rigorous for the regular-Joe. As a matter of fact, they are mostly successfully carried out by pros who have had a great deal of skillset/knowledge to pull such trades off
Great job Jackson , glad you’re getting things back on track.
feels good! cant wait to get these 2 listed!
Congrats on the win!! Feels like it’s been a rough couple of weeks, glad it’s goin well!🎉
haha ya starting out has its growing pains!
Really happy for the both of you… Great turnaround with getting the property together. This is the reward of not giving up..
Loving it
thank you!
Hey! Just wanted to say great videos and keeping it real! Just got my first property out here in California excited but nervous haha keep up the good fight 🎉
Here to not feel so alone and anxious. I remember you mentioning New Western. I can't remember if you ended up buying one of those properties and if so how it's going.
You're doing a great job.
The idea of using Alibaba to import from China is good but to save money you need to fill one or at least half container. You'll need a cargo consolidator to get the materials to the port and coordinate inspection in China, you have to get cargo insurance or use the one from the cargo company.
Maybe you can import and resell to other investors.
If you have questions, I'm happy to help.
I used to import my merchandise from China for my Amazon store.
Hey Elizabeth...was there a reason you stopped importing your merchandise from China? Thanks.
@@InvestInRealEstate852 I lost money due to the high cost of advertising. Amazon PPC (pay per click) is designed to extract money from the sellers.
I'm still selling and have inventory, I like eBay that only charges you the advertising if the sale is made.
Price is also a factor, you have to compete with the Chinese manufacturers selling directly in Amazon.
Did the previous owner have anything to say because the house was that bad and him up selling it as not to bad. Just wondering
When you get approved for a hard money loan, do they put all the money in your bank account or give you a check? And do they give you all the money you need at once?
No window in the master?
28:00 is there anything not from China? :)..... thanks for video
Do you pay capital gains since you don’t hold the property?
Flippers pay taxes as any other self employed person, so any profit is going to be taxed at both the state and federal level along with paying self employment tax as well.
If you go back to his very early episodes, his accountant mentioned that he wouldn’t pay capital gains tax because, any money made would be considered ‘business income’ because he’s in the business of real estate. Just like if he were selling lemonade; any money made would just be business income and taxed according to the tax structure of your company.
The agent shouldn’t be giving that information out about sold property prices so freely 🤦♂️😅
Why not?
