relax and learn what you need to do for each step . don't go buying a bunch of properties before you even understand the process... later you will be more efficient so it will all take less time but don't make a practice of trying to cut corners and start doing work before authorized... the inspections and permits are your friends not your enemy they want to prevent you making expensive errors. mistakes every municipality has their own rules and ordinances. permits take time your not the only project they are reviewing. ... errors in application are going to slow you down more than getting if all figured out up front....

whoever let you think it was ok to begin any work before having permits is doing you a disservice. Also, you know right now the garage conversion is infringing on your easement... Proceeding without authorized permit for an allowance is a gamble you should not take... If the contractor wants to do forms before then any rework required is on him... he wants to keep his crew working which is great .. you do too but in the end.. you are the bag holder... he knows it... you need to understand that. Don't be a Patsy. your money man is making what 12% on any thing you borrow... that's good money for him.... don't get yourself in too deep. You have a lot to learn and it is ok to learn as you go .. as long as you pace your projects so that you have time to think... don't just rubber stamp everything but don't hold them up either... you should have known electrical is a permit HVAC is a permit plumbing is a permit 32:18 general is a permit. everything needs inspection before closing it up ... plumbing in slab needs inspection before pouring concrete. City can literally make you rip out walls and concrete if you proceed without passing inspection.

Jackson, always good info that you share on your journey. As I mentioned before I've been following along with you since you started (we started our journeys around the same time). Our first flip got listed back in October a day before the election. We've had a lot of viewings and all great feedback but this market just has us all sitting and waiting in my particular area. We also priced ours on the higher side too. Looking forward to selling ours before the end of the month and starting renovation on our other property that'll be one of our rentals. What is the name of the company that does the risk insurance?

In my opinion put self leveling on the back room. Rip out the concrete in front and have it poured. Foam stuff is for different applications. Not yours. Rent a small concrete dumpster, get your handyman to demo it out. Get a concrete contractor to form it and pour it. Self leveling the back room. Use good materials and make sure they put the roll on bonding glue on it before hand. It’s not going to crack. I’ve leveled out many concrete slabs and have never had it crack and crumple.
